Brad Simmons you have an awesome job!

We are in love with this place. Yes, it would have shown better without all the “stuff” but I also love my stuff, so I get it. I also salute the owners for taking care of their extended families. That’s just the right thing to do. Build date somewhere in the 2000’s? What’s the deck made from? Cypress siding is great and lasts forever, but the deck doesn’t look like cypress. Lots of potential here, this one is a gem! Thanks again for a great video Brad!

I only just spotted this little gem of a property. I guess it’s sold by now however, I’m one of your commenting buyers and so here goes. The access road definitely needs an update with trees removed and widen the approach. I’d ask a tee expert in to advise on clearing up to a third if possible and to replace them for future generations. Hopefully this would provide an income for updating the property and clearing up the surrounding area to create some useful space. If I was selling this property I’d completely clear the clutter in order that people can view it and not be put off by the crowded rooms that detract from the possibilities that this property has. I’d either fill the barn, have a sale or put everything in storage. It would transform the entire property into someone’s imagination. I’m not sure what the asking price was or is but I honestly believe that it’s going to be a good investment with the possibility of airB&B for the basement. Adding a sink to create a full kitchen would be helpful or give the buyers room to negotiate the price. I hope the owners intend to remove the clutter as this is no small job. That’s about it other than to thank you 😊 💕💫

Love this home love the country look love the fireplace as well as the porches. Nothing like having a cup of coffee on your porch and enjoying Mother Nature. Loads of room you can grow your own natural food. Dry it all, can it all, and you wouldn't have to go to any store for anything. Other than maybe and notebook if you're going back to school to get your Master's. A beautiful place great getaway. Or for someone that's writing a book, nice and quiet. Quaint and Unique. I could see this at Christmas time. Gods Angles of lights I can just visualized it. Beautiful my kind of life.

I am sure someone will eventually buy it (hopefully for a lot less than they are asking), but in my mind that place needs a lot of work. Kentucky has a lot very nice and friendly residents too! Anytime I see that much clutter I know there is possibly a lot more that is unseen. Also, no barn and sketchy road to the home. If you want to be in the woods, beautiful piece of land though! Bet it is a bear to comfortably heat and cool too. Do not know how low electric is in KY, but in Ohio we are at about 11.5 cents per ccf, including all the garbage fees included.

Okay there’s the kitchen sink, nice upstairs.

Absolutely great and would fit me and my family just perfect. Also it would be great to continue our bakery business (what we have now , where we live in Bali.) Small-medium sized home bakery (Mediterranean - M.E. breads) and supplying to many well known hotels and restaurants . Lower part could be rented out ... peace of cake to pay the mortgage ..

I agree, with the right person and the right wallet this could be something amazing. The deal-breaker for me would be if I couldn't clear enough trees to have flat land for animals and a large garden.

yes the driveway needs some work especially some drainage because you can see some wash outs.. but nothing that a small tractor with a grading box and a small excavator can´t handle..

What a Coincedence...you rambling about a running over a Doggie. As if life wasn't already strained enuf for me in this Small Town...l almost ran over someone's doggy today. I didn't see it cause l was too busy focusing on the crazy bumpy road just like that one. Than my head popped up and saw the people so l was looking at them and the doggy must come out of the grass. @@BradSimmons Don't get me wrong, it is a beautiful home and I totally get it, my grandfather was a painter and believe me, Everything on the place got painted! Even as a kid I remember being sickened as I watched some of the most beautiful wood you have ever seen get painted over! Just not my style,.. I would build an expensive house and cover the interior in reclaimed barn boards before I would ever hang one sheet of drywall!!

I was thinking the same thing. I rather have a place that is overgrown with trees then to have no trees at all. Because with something like this I could clear our 10 acres the way I want to and have wood for probably 3 to 6 years depending on how much I was using and if I sold any.
