Hi all - I hope you're all settled with a cuppa...
because today I'm going to tell you the long story of how and why we started seriously looking at auction properties and our experience when we placed a bid on our dream home!
Sadly there are a few cautionary tales in this one, and if you haven't watched part 1, you can catch our nightmare experience trying to buy a house (twice) and losing a total of 4k here:

    I'm so glad this property has gone to such a lovely couple ❤️, who I have followed for the past 5 years since doing our own house renovation. I grew up visiting the previous owners since I was 5... I'm now 30. I got to see the property at it's prime and unfortunately deteriorate over the years, due to their age. Sadly they both passed and it got left untouched for sometime. I genuinely cannot wait to see what you do with it. I know the couple who owned it previously will be so happy it's gone to a couple who want to see it thrive, and not just knock it down and build houses on the land ❤️ xxx

    You beat me to it jen. So many happy memories here from playing competitions with the ponies and dad fishing in the lake...also playing dress up with all those bridesmaid dresses in the lock up or playing barmaids in the cottage. I can't wait to see it restored to its former glory x

    Happy for you Vikkie. My husband bought our house in an auction. Well not quite. It was withdrawn as it never reached the asking price. The seller approached him and said he was almost there on the price. They struck up a deal and because there were no auction fees he could afford it. I met him about 12 months later to find he never paid for the survey, he was told by the structural engineer that it was over 100 years old and if it was looked after it would last another 100 years and unfortunately for him that was enough. We lived on the top floor ( three stories high) for 12 months while we were working on the other two floors. It turns out only the middle floor had no problems. The ground floor had dry rot in the hallway and bathroom. The only thing holding half the kitchen floor up was the water pipes below. That was scary news when I found out as I had been in and out of that room several times. The top floor main joist in a back room and the roof in the front of the house had dry rot. It was all coming in from the adjoining property. Every single penny we had went into repairing it with no money left over for anything else like decorating, furniture etc. While I am handy with tools and repairs, I am no where near on your level so we had to pay a lot of trades. We just has to save up and pay as we went for furniture, buy second hand until we could afford to replace with new. If I was dating him, I would have been like you and paid for everything to check for problems and never have bought it. That was in 1990. We are still here and happy now but it cost £25,000 for repairs and treatment. Let that be a lesson to any buying a house from anyone including estate agents.

    My condolences for your loss...your father in law sounds like he was a lovely man! Buying property in the UK sounds awfully complicated...Here in New England we made an offer on an acre lot, signed some papers, wrote a check and it was ours.

    Thanks so much! We tried with sealed bids before and I must admit, I'm not a fan at all... I hate how the estate agents try to create a bidding war feeling... there's pressure whether or not you should go high and I went lower because I knew the place we tried to buy needed a new roof, poor access and although it had a canal frontage with mooring, it had breached at some point in the past. That might sound odd, but we genuinely felt no one else would put a bid on this place... but of course, we weren't entirely sure... just a gut feeling. Hope it went well for you 😀

    Awesome news! And thanks for all the details! So interesting to see someone go through this in real life and explain the good and the bad. So much more useful than the usual property "experts" on social media I'm already imagining bifold doors on that long wall! Can't wait. I hope you show us the whole design process. I worked in construction as a teenager, but I still can't understand how you go from an idea to a plan to a construction site!

    Thanks so much! I'm glad I could give a realistic idea of how at least the online auctions worked for us. I'm sure there's plenty of other pitfalls to look out for, like whether it's clear or not about leasehold and freehold. And yes... I wondered about bifold doors, although may go with a cheaper option, depending on funds and will happily talk more about me trying to design things. I always need practice with that, and if I succeed, anyone can lol

    All great advice. The pressure selling and misleading communication is real! I viewed a place via a standard estate agent with too many people viewing at once and telling us too make an offer by the end of the day else it would go! Obviously it turned out to be BS, thankfully the property was a wreck and I was not that keen. It's absurd that the biggest purchases we make in our lives is so corrupt. Estate agents, there's a reason you have a bad name, you've earned it! If I've learned anything through buying a house is play it cool, offer low and stick to it, don't let your heart get in the way of your head. If it's right it will work out if not there's always something else that hits your criteria coming up for sale and sometimes missing out on a property for not being swayed is for the best.

    Trusting whatever an estate agent says (and esp an auction company) is asking for trouble. If you look on trust pilot for property auction houses, it's an eye opener. And I agree about feeling corrupt. There are so many properties still on my old saved list where estate agents said "we've already had full asking price" the moment we turned up for a viewing (which instinctively makes me want to walk away but I'm too polite)... and they are now still for sale and dropped in price.

    I'm so pleased for you both. I'm sure the pain you've been through over the purchase will quickly fade as you get started on house projects. The bungalow looks perfect for you. So sorry to hear about your father in law, I remember your very early YT work and how much help and advice you drew on then. I still use a lot of my father's hand tools now and it's like having him work with me and I can still hear his advice.     What a bitter sweet story. So sad for your partner and you for the loss of a man so obviously well loved. What a great project you are now working on and I'm sure like me there will be times when you think and might even ask out loud hows that then ? Did i miss the bit about the boat going or is that still with you. We brought a place in the country and moved from the city and to be honest it took some of the joy of owning the boat away ( we still have our NB ) but we used to 'escape to the country' now we live in it 100% !! Enjoy the projects

    Yes, it's very sad... especially living so close now and him not being part of it, but I take comfort in knowing we're a short drive away to keep my mother in law company and it's nice to take cakes around and have coffee as all the rest of her family are 2 hours away which wasn't practical. The boat is now for sale because there's no moorings or canals that close to us and we plan on using the money to invest in solar, a battery bank system, etc. It's a shame we couldn't do more trips on it, but during the last year, we've needed to be close to our car for constant house and hospital visiting. I don't doubt we'll get another later down the line though!

    Understandable re the boat. Having just put solar on my workshop and added two 5.8kw batteries I'll watch that project with interest. Just waiting Octopus to come out to do a heat loss and install survey for a heat pump and hopefully we can get rid of the oil ( Had the Rayburn converted to Electric last year....) great projects for us and i look forward to the reveal and the plans, take care and enjoy the DIY @@TheCarpentersDaughterUK

    Congratulations and well done , my mum died last year and I was executor of the will, the legal stuff is fun 🤣 I then had to sell my mums house which we had for 50+ years and which I cared for her in with her dementia and again dealing govt bodies to get what she worked for, I applaud you for screwing the bobbin as we say in Scotland.     I have dealt with property for a very long time. Estate Agents deserve their reputation for sure. No matter how pleasant they come across, don’t fall for it. I have very substantial experience with many estate agents as I bought property as investments. I have not come across a single estate agent that was fully competent or did not mess around.

    Absolutely brilliant! A gripping tale too! So happy for you and excited to see what you do with your new home. I am impressed with your buying tactics. Excellent idea to offer just above the previous offer. They may well have been kicking themselves for not accepting that offer and getting shot of the property. You just have to find the right 'diamond in the rough' with the right desperate owner and hope no-one else has spotted it. Then be cheeky. You can always up the offer! Anyway, congratulations! Happier times coming...after a lot of work of course!

    So glad it was entertaining and thanks so much :) But you're right... you can always go up with your offer and it's very difficult to renegotiate later due to issues when the seller has got so used to your original offer! And that original offer they had could very well have been a lie. And maybe if we didn't bother increasing our bid, it could have been ours still anyway lol

    This video and your last one too are so packed with useful advice for anyone in a similar situation. I'm really really pleased you got this property in the end. Can't wait to see more of the place and your renovation work - assuming you will be filming it! I'm just about to drain and un-plumb the water tank in my own loft - having pipes up there is always a worry in cold winters. Loved the filming location. And I'm sorry for the loss of your father-in-law.

    Thankyou, it really was, although we've started to miss the narrowboat and how quick it was to heat up in these temperatures 😆 We've told ourselves the money we lost was the cost of the learning curve and better to be out of pocket and not lumbered with even more costly problems.

    Well done Vikkie, it's always nerve-wracking buying a property, but especially so at auction. I would recommend treating yourself to set of keyed-alike door locks, so that all your doors have one key. So pleased you finally have a home!

    Great vid! Thanks for the update. It's always been interesting to follow the projects on the channel, too! Now, being the audio person I am, I have a small note I wanted to pass on. That clip-mic you're using has a very harsh high end which accentuated the "S" sounds on your voice. Here are a couple of solutions to combat that, 1. instead of pointing the mic at your mouth, try pointing it to the ground to soften the "S" sounds. Or, 2. Ignoring the previous idea, you could use a "de-esser" when editing your audio to try cutting down the essing sound. You can find free de-essers online. I hope you don't mind me passing on this advice!

    You had to drive from Donny to Scunny to go to the bank, that made me laugh. House buying at auction is a bit of a scam, you have little control an incompetence or inactivity people you are dealing with costs you a lot of money. Well done for having the courage to do this and sticking with it. All the projects you will have on your new home will make great videos which I am looking forward to join you and your husband on your latest journey, that's if you do intend to post videos.

    Amazing you got the property and you are so happy with it. I lived in Elsham back in the early 90s... and then moved down to London... coming back to visit the family was amazing but when going back to Ealing I would suffer with the worst headaches... I out it down to the pollution which is why I managed in 1999 to move out to a clean suburb (black cabs wouldn't got that far) but still there was air to breathe and it made a difference. Fast forward a few years and I met my wife and the two bed flat was too small. On a beach in Trinidad (a three year delayed honeymoon) We got the confirmation of the mortgage... nearly 12 years on and me literally having to run 12km to provide EPC for the third time while my wife was going for an interview and I was changing employer...not at all stressful. My wife got the job, as did I, we moved house with stress from the removal company and we have spent the last 11 years identifying issues by the previous owner that was a bodger... Nothing that you have faced but who installs a toilet without an isolating valve?

    Thanks so much ❤️ yes, it really is a whole different ballgame 😅 In fact, some relatives were shocked we risked an auction with our track record so far lol. We're so thankful is paid off!!! My Dad said exactly the same thing... he joked my father in law must've found it for us and said "that one'll do" 🤣🤣🤣 My mother in law has a few health problems, so it really is a relief we're very close by!!!

    Condolences on the loss of your father. Always annoys me that solicitors are a law unto themselves and don't care about the stress they put people through when buying a house. There needs to be a reform of how solicitors behave. Glad you got there in the end. Look forward to the future videos.

    @@TheCarpentersDaughterUK I have been told one story about a solicitor not sending papers due to the fact there wasn't a budget for a first class stamp and didn't ask the client for an increase in budget 🤷 don't know if that am urban myth, but I have never been impressed with solicitors when I have made compensation claims due to accident or when I have bought and sold houses. Any way rant over. 🤣

    It is very stressful. You rarely. spend that kind of money. My broker said agents are right $%@@$. Also after 1st or 2nd you always find the house you really want and it works out. I had the same, banknstatement problems and finally the lady at the bank said ill save you the bacs by doing 3 debits over 3 days. She did the dates wrong ,2m ahead, comp date, solicitor asking where is the money. The sellers needed the money that day for deposit. Luckily my solicitor calmed me down and said we will get the money monday. Should have done bacs but solicitor said Ill deal with the bank. Got a phone call from a rather terrified lady saying it was sorted and was very apologetic. Are the beams ok, with ceilings wet. Would be my first worry. Congratulations 🎉🎉

    @@TheCarpentersDaughterUK I think I had every event and problem. The usual pay slips and bank statements queries when I moved the dep from my isa which you get 6m statements. Money laundry alerts and queries. Couldnt get the last 6m statement. Back and forth bank and solictors finally agreeing I wasnt a drug cartel or mafia. Youve got the money and then your denied spening it. Lol Have you kissed the floors and walls ?

There are still properties on the market where we've put an offer in - found no planning application approved and they're still not budging on price, or offered on houses with issues... not accepted, then sold/fell through and lowered to our original offer. But it's all history now thank goodness 😅

    Congratulations. I dunno about the UK but my part of the world, still essentially English law, auctions are often used for deceased estates, especially when there are multiple beneficiaries. It's the quickest way to turn something around, the only real issue being paperwork. The seller is not under any obligation to fix anything as it is an "as is" buy. They're usually straight forward and the greedy recipients can get a cheque within a few days. Often a place won't reach reserve so you then get the bargain boys trying to sweet talk you by offering the lowest price. They act wounded when you knock them back and come back with all sorts of reasons why they can't pay more. Best one we (siblings) had was a bloke told us his bank says it was only worth X. Asked him which bank (same as ours), which branch (same) and which manager that turned out to be the same guy who told us a hundred grand more than he reckoned he was told. Interestingly, he came back with a 75K more offer so we told him to bugger off. Next day, got our asking price. So, there is a lot goes on behind the scenes. Pretty sure you'll find a heap of projects to amuse yourself (and us) with over the next couple of years. In the meantime, you get to live in someone else's filth for a while. :)

    That's exactly how my DIY youtube friends felt too... they didn't want to be put off when loved the place anyway, which is how we felt with this one.

    Thisbis so true. A friend of mine knew i liked to renovate old buildings. So he contacted me and explained how his neighbour had been trying to sell their house for 8 year's, 8 effing years, and he thought id do well with a cheeky offer. So i did , and then would you belive it, the estate agent rings me back and now 3 builder are interested as well and would i increase my offer. Lazy thieving bar stewards
