    Paid off our house back in April. Sent the wire transfer for the remaining balance on my 36th birthday. Feels really good. I find myself sometimes just reminding myself that “hey, this thing is paid off”. 😄

    Just paid mine off last month. It's odd because I didn't expect it to feel any different really but now I take a little more pride in how things look and upkeep of things. I'm not "renting" it from the bank anymore...

    I'm 37 and buying a house in Texas outright. Just sold our house in Massachusetts for 350k. I paid 215 4 years ago. I owe 178k and Texas has houses with land for cheap. Remodel the house I want and get some horses. Hoping within 6 months I'm there. I can't wait

    My wife and I are in our 40s and paid off our home early this weekend. What an incredible feeling. It's worth $650,000. EDIT: Here is some clarification, due to some concerns in the comments. I built the home in 2005 . Loan was for $240,000.

    @@James-vj5hz Do you have the cash? Saving to buy a home I don't consider this a smart move, but the least I have put down for a property was 30%. HELOC's today have high interest rates IMHO (4%). I am grandfathered in my HELOC at .75% below prime... currently 2.5%.

    i paid off my mortgage this month. Went to charity shops for clothes, don't have many friends to waste money on, don;t have expensive kids and pets, have cheap holidays but I invest in cheap hobbies like crafts so I don;t go out shopping all the time. Tips: Never have kids or dogs and horses. Never waste money on drug. Overpay the mortgage

    Best thing in my life was to come across this wisdom 5 years ago, Thanks Dave and thanks to a complete stranger in the airport of Boston that mentioned you in a random conversation about life over some beers while waiting for our flight! Watching you in the last 5 years has become an addiction, a good one I might had. Got the house paid at 39 and laugh at the math geniuses that keep defending to stay in debt for longer to "win on the spread". Next target is to achieve USD 1M net worth...almost there, planning to be there when I am around 46. If only I have met this man ten years earlier!

    We paid off our house 1 week ago. We paid a 30 year mortgage (yeah, yeah I know. Got the mortgage before I started listening to Dave.) off in just under 9 years. It took a lot of self control the last month or two to not raid my emergency fund and pay it off sooner. I didn't want Murphy showing up so we waited. My wife and I are in our mid 40s. Looking forward to saving for early retirement and traveling more.

    a lot of people are selling their big expensive house and buying an RV or much cheaper smaller home to live in for a few years and waiting for the crash so they can rebuy a nice big home for half the price they are now. interest rates will eventually go up which means housing prices will go down. i live in my forever home though, so the price is irrelevant to me, ive got a garden/orchard ive been working on for 20 years and thats something that cant be replaced.

    33 with a paid off condo as of 3 months ago and it’s incredible. Putting 25% into my 401k(22% plus a 3% match), 25% of take home into my brokerage and living life. It’s super relieving beyond making money from the spread of the stock market. No car debt(paid cash for a model 3 performance recently), no credit cards, no student loans. Life is a breeze now. $300k net worth on $45k salary.

    @@logdon17 yeah, I have been blessed in a lot of things. Bought a condo in Nashville for $118k that should have been around $160k in late 2017. It’s worth about $190k now and where I am living. 24/7 doorperson and a beautiful building. Low HOA too. Rented it out starting late 2021 for 2 years and it cash flowed a lot. Bought another place late 2021 and sold it shortly before that comment and made $50k profit after realtors tax free. Paid off condo 1 and moved back in. I also made money hand over fist during investing during COVID since I was only laid off for a month. Last month when I did my net worth it was up to $335k, but it’s definitely dropped a bit this month due to the stock market taking a hit lol. I also got a nice raise recently, so I’m at $50-55k depending on OT. But yeah, I have been super blessed and made mostly good decisions.

    A lot of my friends ragged on me for paying off my house before covid happened while interest rates were low instead of investing. They're now struggling with 7-9% interest rates along with higher inflation with groceries and catching up after their work gaps during covid. They've had to pull a lot of their retirement funds. Something about a paid off house is so comforting and empowering, and that money that's just freed up every month feels better vs. having to potentially pull money out of retirement and be taxed on it. My friends haven't ragged on me in a few years for obvious reasons. Im happy when i hear people like this have a paid off house cause i know the peace of mind that comes with it.

    If you already had the loan before COVID when interest rates were low and they got stuck with high rates later, it’s more about getting lucky with the housing market and has nothing to do with paying off that mortgage. In fact, if you secured a 2-3% mortgage then that’s the absolute best loan to keep for its duration and focus on investing. Don’t get me wrong, I’m happy for you, but I think you just got very lucky by locking in a great rate. Unless, you had a variable rate mortgage, in that case you absolutely crushed it and you probably did the best thing for your finances.

    Those people will refinance in a bit and get a lower rate. Big whoop. And the rates now are still lower than what the market has returned since its inception. Much better off investing than paying off your house early.

    Congrats on F.I.R.E.! With the market as it is now my wife and I are thinking about doing this as well. Our investment property has literally increased about $120k in the past 3 years. With the profit from selling we would be able to pay off our home and then some. Everything else is paid off. We are thinking of adding a second story in the next 5-7 years so not sure if this is the way to go. Thoughts?

Yes, you'll always owe property tax, but you dont HAVE to have electricity services, you can have solar, you can have your own well water, you can commute without a vehicle... you can literally live a life while owning a home without owning anything besides property tax and insurance... I dont know where you got 6-7 people in "Debt" ?

    Whoooohooo! Paying off my house in two weeks! Started my debt snowball payoff in June 2020 and in my late 50s. Its doable if you are intentional. Been throwing every penny at all my debt and paid it off Now Paying off my mortgage in two weeks! Looking forward to having more money than we know what to do with.

    We paid cash for our 81 farm at 35 and 33. I love the feeling where your biggest bill each month is your property taxes. We built an off-grid Air BNB cabin which pays the taxes, heat, power, and internet. Dave's teachings have truly changed our family tree. We are so thankful for him providing us with the tools to become debt free.

    I don't see the market being effected by the upcoming foreclosures. Banks will be selling the foreclosures at market values and I expect many people will make offers over asking prices.

    id like to hear input on whether you believe you should pay off a house first when the mortgage is 650k... with no stock market investing... in my area 650k is low for a house... its now worth 900k. i cant really move to a cheaper house.

    A friend gave me the Total Money Money Makeover in 2007 while I was still in College. I graduated in 2009, paid off my $25k of student loans in 9 months. From there I invested in real estate and now my passive income is more than my 6 figure job with a net worth over $4 million. I don’t have personal debt, but do leverage the real estate due to the low interest rates. Anyone can do this stuff. It really is simple.

    Remember to set aside $400+/- a month to pay the taxes and insurance. Then for a month or two just relax because you did it then take the money and start funding your retirement and other things

    I‘m from vienna, austria. (ICU nurse) Bought an apartment (30m2) last year for 150000. Got an 1.25% loan for 30 years. I dont think I‘m gonna pay it off early. In my case its probably better to begin to invest (ETF, Index fonds) than to pay off my loan and start from zero again.

    Hello everyone and anyone who is watching. I will be paying off my mortgage in about 2 months. Our home needs a lot of work. We need to replace the roof the electrical and the plumbing because we were busy putting our children through college and basically focused on that getting them through college and did not do any major upgrades to the house because we couldn’t afford it. Now that we’re going to be paying off their house we are debating if we should pull money from the equity or take out a loan to do all the things that we need to do to the home or turn around and try to sell it and move to a home that doesn’t require a lot of work.

    Good question. I suggest asking real estate agent to suggest an asking price, then subtract expenses. Take that number and go look at open house to see what you can buy within your budget. Also get estimated cost to fix up your current house. Congratulations in getting your kids set up with an education. Now it is up to them to set up their lives. Have they takes Financial Peace University? This information will help.

    Debt free, early retired due to oil company downsizing. Allready had paid off house at 40. Adopted kids. So good so far. Then divorce at 45 . Texas law the ex wife got the paid off house and kids we adopted even as I was mr mom. Man discrimination my humble opinion. Perhaps I should of claimed I was trans and Texas would have fallen alk over themselves to grant me custody. Lol. Wife had a job she loved a career I helped her pay for I thought If anything happened to me I wanted her to be able to get a job she liked or I had insurance, savings etc. So she would not need to work . Silly me. Continuing she did get free house in divorce winnings and 2 grand she thought as future child support. After all her mother told her if she divotced she would get this much.....She Lost paid off house by getting home equity loans to buy 3 new cars. Lost job. Kicked out son we adopted. Court this time no child support to be paid by either party. I went back to work for another 18 years at various jobs I could find .i.always loved work and started a working as a child on a dairy farm at 10 years old. Boring sitting around anyway. Now 65 after lost last part time employment at 58. So either unemployed or retired. Social security income zero . May wait to 70. IRA income zero, waiting on this as well. Have a small house. Paid off and 33 year old adopted son still in house. He Works and may go back to school. In the mean time I am Living off savings in a vanguard balanced fund that actually did do better than sp 500 fund and some growth too. Son pays a portion of utilities as he should. Be careful who you merry. This one choice can't be wrong. Otherwise suffer consequences.

    Is anyone else thinking the numbers don’t add up? $360k household income, supposedly no debt, but only 7500-8000 in disposable income every month? I mean before taxes that income is $30,000k a month, after taxes I feel like he should have way more… maybe closer to 15-18k disposables (after investments)

    Why would I pay a mortgage at 3.1% off early? I can triple that in the stock market every year. Everyone paying off their low interest mortgages (5% and down) early are leaving money on the table. What is the point?

    I took it to mean that was what he's been throwing at the mortgage, including that beyond the monthly payment. He's going from throwing everything extra at the debt to not throwing anything at the debt. Now that's all free cash flow.

    @@christopherenge4934 Still makes no sense, unless he just bought the home a couple years ago. It would take less than 4 years to pay off a $325k mortgage @ $9000/month. And he clearly says they sold their boat and a vehicle AND added some cash from savings to pay off the home. So again, unless they bought that house last year, this guy has NOT been throwing $9000 a month at it!

    I think he meant that $7500-$9000 is now their total disposable income after paying for their basic needs, not that that was the amount of the mortgage payment.

    With interest rates still being relatively low paying off a mortgage doesn't really make that much sence when the same money can be invested to earn compound interest instead. At least that's my take on it.

    Mine dropped 80 points the month after I paid my mortgage off. Now 6 months on I've recovered that and now its 40 past that. Wait a few months it will bounce back

    Depends on your mortgage and income really. If you're earning $240k per year but have a $1500/month mortgage, nothing too drastic changes on the payoff to be honest.
