Property Tax? HOA fees? Landscaping? Add all those peripheral costs and it adds up back over $3500 a month average. You will need buyers with incomes of $120K+ just to make financial sense to buy at these prices. For Texas, $150-200K is more reasonable.

Lol, for a house similar to this in Chula Vista or Temecula CA the price would be 600k-800k with a more expensive HOA and a monthly melo Russ pay of $600 since it’s a new community. Higher property tax on a house 1.5 times cheaper is not crazy!

Magnolia used to be so beautiful. I spent the first 10 years of my life there. Now it's just ugh. Suburban nightmare.

I wish they showed model homes more at just base what u get without all that extra so people see what’s realistic but I get it.. showing it pumped out gets people excited to upgrade for stuff they can’t truly afford

Ask ASSESSOR office to know property tax of this house, never trust real estate agent. Could be around 7k & goes up w inflation.
That buy down is scary. If that house is your whole budget, don't do that buy down.
Do any of your builders offer geothermal heating and/or PV (solar) arrays?

How does Magnolia compare to Conroe considering one would prefer a lot of amenities (like Katy or The Woodlands or even Conroe) rather than a country feel?

This area is growing a ton. The area has an ire rural feel but it’s actually getting quite packed with good shopping and it’s close enough to the new 249 tollway to be convenient for commuting. The area is safe and family oriented.

Where are you getting these monthly payment calculations? $2647 seems significantly high for a 4% rate on a 326k home...

What if someone wants to just move in with all the stuff that I have seen, furniture and all including beddings and cutlery if any in the kitchen. I mean literally walk in with my luggage, that’s it.

That is not an option in most cases unless you time it out when they are selling the actual model home and buy that one which they won’t sell until they are nearing completion of the neighborhood or section

Magnolia is at least 40miles away from Houston. Conroe and others have cheap homes too only because they are too far...way too far
