We bought an Abandoned house in Japan. Can we fix it up? Are we in over our heads? This is the first of hopefully many videos outlining our plans to renovate an abandoned house in Chiba (East of Tokyo). First up is a tour of the property, the issues we need to deal with first and the mess the previous owners left behind. Lets get to it!

This place will be a lot easier to renovate than any of my places. The base of the place seems solid and nothing is really that old. You scored nicely finding this place.

I own 8 of these kinda places and renovated most of them. This place is in great condition. Should be quite easy to renovate on your own.

Hi ,love your house. Love the windows! Thinking of getting one for ourselves. But we’re both foreigners and never lived in Japan before but went to Japan many many times. So more paper work to deal with probably. But looking around and love seeing these videos of Akiya purchasers. Good luck on your renovations.

Thanks. It would be hard to maintain a place here if living abroad I think, its generally safe, so no worries on that front .but the weather can take a terrible toll if places are not looked after unfortunately. Good luck on your search and hope you find something!

0:49 definitely has a western hemisphere style. The side of the house with the two Tatami rooms is screaming for a deck.

Agreed, all the rooms have big drops from door / window height so definitely need decks. Hopefully over the spring will get them started.

How old is your house? If you said it, I apologize for missing it. It doesn't look like it's in bad shape at all, and is quite modern-looking outside. Also, I get what you're saying about the insulation and termite damage. These are some of the biggest issues I have to face with my house. This winter was my first to be living here, rather than commuting only for cleaning/repairs, and all I can say is BRR!

Apparently it was built in 1995, stood abandoned for about 5 years as far as we can tell. The garage (previously a 2nd house) was destroyed by fire as far as we can tell after finding lots of burnt beams etc dumped on the surrounding land.
I’ve been looking at Chiba real estate as well. Although I’m looking for properties that are 30yrs old or less….

Good luck. Most places going cheap are over 30 years old.
I know foreigners can buy in Japan but how does it work for resistance permits and visa? Are they hard to get once you buy a property?

I would like to say I know, but I have been here for over 20 years and held a visa before buying the property. It makes a difference tax wise too if it is your primary residence or not. Not sure about buying then trying to get a visa though. Sorry. You might be better off with a general google search!
Is it still an akiya if it is a western style house that is primarily intact?

Hi, thanks for the question. The Japanese word "Akiya" is simply translated as "Abandoned House" irrespective of the style or condition :)
May I inquire to the purchase price, seems location is OK and house has a LOT of potential. One step at a time. Nice Dog.

11m, quite expensive, but of course not exactly a typical Japanese house and a bit more modern. Could have found somewhere cheaper, but as I said in the video, was concerned about termites in older traditional style Japanese places.

We looked at mainly this site: www.athome.co.jp Each prefecture also has a an Akiya list but you will need some Japanese ability to navigate or use google translate :)

Will consider it. To be honest I did a bit of looking online, found a few places which I liked the look of, used google maps satellite imagery to track down the property from the photos (Agents wont give you the address to look by yourself usually) and then took a look without any agents present. Once we found this place we talked to the agent for a tour of the inside etc.
How many bathrooms does it have?

Hi, Akiya's are a generic term used for any abandoned house here. It doesn't need to be very old, just abandoned. Yeah, some are expensive, expecially in Tokyo etc. We paid about 73,000 USD (at todays exchange rate) for just under 1,100 sq metres / 12,000 sq feet of land including the house.
Can you really buy an Akiya house in Japan? I have been trying for over three months but I don’t have any good connection. I have no luck so far. I registered Akiya House. Any tips?

Sure, each prefecture has whats known as an 'Akiya Bank' (not as in financial bank). Each prefecture lists abandoned houses (Akiya's) for sale. Google akiya banks Japan. Here is one example with links to many properties: www.akiyabanks.com

Also keep in mind that if you are overseas many prefectures require you to be in Japan unfortunately.
Sorry guys, but I can't help to feel depressed when I imagine living there, and all that work needed to make a decent house. Hope you have plenty of relatives and children to share the house with. Otherwise, there is not even soil appropriate to grow vegies; that is a minus point. Bring ¡goats and sheep to clear all the weed, as well as chiken and turkeys and ducks to get rid of all the creepy insects. Good Luck.

Of course, this much work is not for everyone. You can of course just buy a newly built place and not have to do any DIY, I'm sure its the same all over the world. The place is surrounded by farmland (mostly rice paddies) and the previous owners were growing veggies at some point. Thanks for the comments.
