We Bought a Bank Owned Property Sight Unseen. Foreclosure Fixer Upper - Episode 1
After 8 months of searching, we found a house that we loved. It was on the other side of the country and had been unoccupied for 3 years.
This is the first time seeing the house or town.
The basement was flooded, which our home inspector identified as a blocked sewer line after some rain.
It turns out the bank had not shut the water off and the slow drip burst almost every pipe in the house...

I am not sure how far you are going to take the demo, but I think it would be a good thing to gut the basement. That place has been damp for 3 years. The mold and water damage to the drywall and studs has got to be a huge mess.

Pipe froze…no heat in the house . Find the shut off outside! Over all it’s a nice house stuck in the 70 s.
We are originally from California (but now live in The Deep South), the prices of California homes are eye watering 😂, maybe this was part of y'all's motivation. Looking forward to the project!

Moved from Oregon to Mississippi 2 months ago, found a 4 bed, 2 bath (2400 sq ft) on an acre for 75k 🙂. That would be a minimum 500k house in Oregon. It needs renovated but is totally livable while we update things. Couldn't be happier 😁.
Wow, you've made a huge amount of progress in your first day! I've rehabbed six different fixer-upper homes; the last one had sat empty for more than five years. One thing that I would always say to each home is: "I'm going to give you your dignity back" and I would also take the time to sit quietly with it at some point during the process. I know that house. I was looking at purchasing it right as I was getting finances together. I am very glad I didn't now that you made this video because I wouldn't have had the funds to fix the issues. So funny I found it but I know your (general) location! I know it's a corner lot and it sits sideways, great plot of land too!

Those are the cabinets I had in my kitchen. Kinda miss them.
Thats a really nice house that never got updated or had proper maintenance done.
Maybe need a dehumidifier to get excess moisture out of the house.

Get a wet dry tank vacuum that will help immensely. Dehumidifier also or crystal silicone buckets for sucking up damp. Like the packets that are in shoes!! They are dried in sunshine outside as to the buckets so they can reused for many times.

Us?!Oh we were just minding our business, and KZread was like "watch this video" and my spouse and I literally had our jaws on the ground for 20 minutes. That house has not been lived in since 1992..Also, I did not see a single update in that house, not a single one...Best of luck lol

My father was a painter in Michigan with a small crew of 7 guys back in the 70-80's... he had maintenance contracts with hospitals and Banks.... often a bank would reposes a home and my Dad would go in after any minor repairs, like tiles or carpet and paint any thing that needed it... the bank would then run an Auction to get their funding back and any extra would go to the owner. I know the bank hated it when the they had to pay the owner some funds...lol I'm surprised that bank waited so long before putting it on the market. I'm truly sorry you bought it, as I have a builder's licence and that place is a money pit!

@@dzenan7322 I agree, depending on quality of the water, and pressure, the shark bite may last between 5 to 15 years, in my day we sweated copper pipes together..

@@chooky7814 The pipes burst because the water was on with the house unoccupied through a winter. Water expands when it freezes and that's what burst the pipes. We have moved all pipes from exterior walls so every pipe will be in a climate controlled area.
I would check the main outside. And have a plumber come in to verify you don't have another source. The main may have been been turned on my transients. You may have other pipes in other parts of the house that are a problem.
If you get a roto-zip tool you will have a much faster and neater job on the drywall.
Looks like a lot of homes in this part of Georgia... but I saw an Illinois plate.
It came about as inspection in a rental property I owned several years ago, a mold problem was found. This type of problem, is a very critical issue., As a new visitor to your channel, I simply hope your skill and budget can match the long term need as true mold (removal and remediation). I think it is a finding that halts any potential for sale in the state I reside within. So, I am captivated that your foreclose bank, managed a sale. As to where I managed a full control, I used a contract as to lisc. builder, thus insured and fully informed as to mold. Every photographed area was dismantled and removed, ( Included a sub roof over vapor and H2O source below, Fault continued to 1/2 basement.) And the cost added just about 10k expense within the refit to inspection and sale. I'm not sure as your beginning refit, but I would suspect any flooring, layment was water saturated as the citation (3 years) which I would suspect holds mold residue. Please understand, I convey no fault or dismay to your project. As I enjoyed refitting my rental property in excellent design features and was a super size yard, a perfect home for a renter with pets and children. As I owned the property for years, some very unique quirks were real. The seller, blinded by an escrow management that masked payments, inspectors who found faults, passed over real needs and buyers who were amazing in cringe gas light moves....various rental lease evasion, and more. But where in the end, I managed a fair profit as responsive to every manner of repair, management, and hard work required to the task. Warning to land buyers. A survey is very useful, title insurance of substance in most instance, but there can come about lawsuits as boundary dispute that for instance, I chanced to see a loss as 120k with additional law fees as expanding that sum. M.

Wouldn't the foundation, under the floor, be complete mush and/or full of mold at this point?
A lot of problems, but the basic house seem pretty nice. A lot of rehab work going to be necessary.

Id presure test the plumbing you had 2 points of burst pipes and 1 broken solder joint, you can do this at a hose bib outside with a presure ga, it should hold constant presure over night id do 120 psi. For 24 hours, if the system looses air you can use smoke to pinpoint the break. Dont turn on the water untill it passes this test. By the way learn how to swet a copper pipe. Or use pex pipe crimps.
WOW, if the water was on it obviously be spraying forcefully out of the 1 inch split in the copper.
So about 50 years old by the looks of the inside.

The potential of this house looks amazing 🙂. The only thing that surprised me was as long as you were in the wall already, you had no inclination to change out the pipe that had duct tape? Or at least remove the duct tape and see why it was there in the first place??

The duct tape is there as “protection” from the 2x4 that surrounds it as it comes in from the foundation.
Great video Wouldn't it make sense to fully change out the pipes, in the basement at least, so you can rule out any potential damage?
tiny hole caused the catastrophic failure. All it needed was 20.00 in parts and someone that knows how to make a repair, and maybe a dehumidifier and the original family could have stayed.
Originally from Southern California. I moved there as a baby and lived there for fifty-five years. Six years ago, I sold my home and moved to Central Texas.
What would be the reason for all of the screws in the walls? Unless it was to be an annoyance over the foreclosure..We found cement in all of the toilets and sinks😮

Did you not see pictures or video of house before you bought it. I would hsve had am inspection report done first by someone local to tell me if it was a yes or no! But, I see you did. The bank should hsve turned off wster, but kept hest and electric, if there was a sump pump fir water in basement. In northeast below NYC, we have mild winters. Heat can be kept at 45 degrees and turn off water or not, but electric must be on to kerp pump on.
man id be scared knowing there are sharkbites all over the place, in the walls. could save yourself a lot of money not using them as well.
Screws? The second things is random screws? Not the mold????

Lol! Thanks for the concern! That mold got a serious treatment before I spent time down in that basement. Every new piece of mold that was discovered was treated immediately.

It’s not PVC ITS PEX Pipe. PVC is white pipe you can’t use PVC pipe for culinary water. It’s illegal.
If you paid more than $12 US, try to get your money back.
Was that crime tape? Murder house? Black mold death? Amityville? Poltergeist, built on a grave yard? Whatever you paid the bank, it was too much to risk your family's health.

The front and rear porches were deemed unsafe by the bank. They didn’t want anyone accessing them and falling and getting hurt. Upcoming episode will have me tearing down the whole back porch with my truck.
no big deal. i buy houses like this all the time on ebay and craigslist and everyone crucify me for doing it. there is a reason why those homeowners (i dont buy from wholesalers or the other from these sites) went to those sites to sell their property. so i oblige them. the house is not usually up to code but i make sure its a real house and i do my due diligence.
Ugh, it reeks of 1978.
$40,000 for the house $140,000 in renovations.. hahahahaha

Why do Americans / American - influenced people say, "sight unseen". Why not just say, "unseen"? What other kind of unseen is there? "Hearing unseen"? "Touch unseen"? There's no need to specify that it's "Sight unseen". English as spoken by the Colonials is most bizarre.
