認真回應...1. 幫親戚多大學生租到一個36樓無敵安大略湖景的高檔condo,是cornor unit, 採光好到爆,所以看房時我們都很開心。住進去之後,才知道夏天就算窗簾全部拉下來了,冷氣得要開超冷,室內才不會覺得爆熱。電費帳單比之前爛一點景色與採光的condo還貴,就當作景觀費用吧。 2. condo裡面有大圓柱是結構柱子,躲不掉。房子內有柱子的,很難用,大家都不喜歡。 3. 市區condo裝修比較「搞工」,因為去市區的交通時間、市區難停車來回拿取工具等原因,裝修費用比較高,且condo戶型小,整個案子金額小,比較難找人裝修師傅願意做。要有心理準備裝修比預期的時間還長。(我的經驗:以為1個月裝修完的,陸陸續續裝修了7個月才真的完工) 4. 買傢俱的等待時間也要很長。例如買個IKEA的衣櫃,有的零件等了4個月才有貨;IKEA床墊有的等7個月了安省還是沒貨;West Elm家具店定沙發餐桌等,等了整整半年才到貨。在新屋子半年沒有桌子沙發可以用,那種感覺很奇妙.... 我是自己買、幫朋友買、自己裝修、幫朋友裝修、自己出租、幫朋友出租、自己管也幫朋友管房子的小白兔,誤打誤撞進入房產界,經驗多到覺得我是不是應該考執照。 不好意思,遇到台灣人就話太多了!

Bad timing ! If u followed the economic news closely in US you knew there was serious inflation since the war began in Ukraine , inflation came interest rate hikes . US rate hikes Canada followed in lock steps . I’m not saying your condo value would come down a lot it’s the timing of purchase. Of course most Asian people afford to pay the entire transaction with cash so interest rate hikes not being such an issue. If you got that kind of money , condo isn’t a wise purchase at all. There would be ever increasing condo fees , special assessment fees and extra building maintainence fees. It’s like taking up another mortgage . Too much fees involved the longer you live in a condo. Don’t listen to me, you will find out yourself in a few years .

@@HowardLinca from my own experience in owning 3 condos in Calgary . When my accountant warned me about not worth keeping condos for a long period of time. I didn’t take heed thinking he’s just an accountant not someone who’s in real estate business . I bought my condos new . Everything went good for the first 5 years despite the moderate increase in condo fees almost every year . Then everything changed on the 6th year and thereafter . Not only did they put on a significant increase in the condo fees . Then all kinds of repairs of the building exterior, elevator , v parkade , swimming pool, landscaping , you name it , l got letters after letters notifying me of the upcoming special assessment fees . It almost choked me when figuring out how I could come up with all these money to pay for what I was asked for. When I decided to sell my condos, much newer condos out in the market that rendered my older condos less appealing and the fact that older condo needed maintanence on regular basis that kinda deterred buyers from buying older condos. Just got too fees to pay other than just the ever increasing condo fees . But you only bought one to live in it then you probably will not feel the stress as much until a few years later . Meanwhile , enjoy your new condo while you can comfortably afford it . Good luck

請問地產稅跟管理費每個月要多少錢

多伦多的地产税跟房子的价值相关,房子的价值越高地税越高。管理费每年都有调整,新的公寓较低。房龄越老,管理费逐年涨。
