    Thanks for watching and the comment. Hopefully you’ll check out a few of the others. Starting with the clearing of the land. You can skip through some but you’ll probably find them interesting as well. I’m leaving Canada in a few weeks to get back there. I intend on making a few more videos now that the house is a couple of years old. Examples are, Cost of living in Buriram. Maintaining the home, monthly bills etc.

    Thanks for following along on this journey. It's been a full year and then some. Set backs along the way. I'm glad it's done, not sure i'd ever do it again. Unless we hand picked the workers next time.

    Your house looks fantastic! I recently helped my dad build a retirement house in Thailand and finished months before yours did. I can confirm that the builders will lie to you telling you that it will take 5-6 months to build your house because they want the contract. Ours took 10 months and we threatened a lawsuit if they delay the construction longer. We initially went through 3 different architects and 5 different builders. This was because we believed that the people and the construction company that were recommended to us did not have proper expertise and qualifications. Specifically, because we are a farang family, there were many unqualified builders who wanted to build our house (some showed us a receipt when we ask for a contract). We negotiated the price of the house to 1.8 million baht and after building the house, the total price was around 2.3 million baht (minus the furniture). Our house is a modern beach bungalow with 3 bedrooms, 1 bath (14 ft long lol), 1 open garage, back patio, and a walk-in pantry with laundry.

    Wisa Terhune Thanks for watching and commenting. I’m glad your dad did end up with the house he can enjoy in the end. As for the builders, I guess the best way to find them is to work off recommendations. It seems nobody is really qualified/certified or at least to the standards that we have in North America. I haven’t met any builders in Thailand that have any professional background or schooling. Nobody went to school to become a plumber or an electrician. There are no standards to follow. They just do the same thing their dad taught them. Right or wrong .. and maybe add a few new shortcuts 😝😵🤷‍♂️ Thanks again.

    Thanks for watching👍 Price wise, it seems less likely they’re deviate too far from their original quote. The timeline may slow but the build cost is fixed. Not like in Canada/USA where you expect it to pay at least 20% more than their estimate. I’ll post more Thailand home/living videos when I get back there.

    Thank you for sharing the "all in" price, a very interesting breakdown of costs. Given the quality of the materials you have used and the inclusion of furniture, it was around 800,00thb less than I was expecting. I would retire to Thailand, Yes, but I chose the Philippines. Why? Philippines Classic SRRV is for life and does not need renewing every year. The deposit/investment for an over 55-year-old is only $10,000 with a pension/income of >$800, $20,000 with no claimed income. After the SRRV has been granted the deposit can be used to purchase a condo, land leases, house leases, and some other investments.

    Interesting video, lived in Thailand 12 years and witnessed many builds those tower blocks amaze me and one time in Pattaya they added 13 floors, extra before it was. noticed that some one could not count the build was halted but after couple of years it carried on,( probably cash in the form of bribes was paid so not to knock the sky skraper down), just hope the foundations haven't started crumbling. Every build I've ever seen the brick and block work has been total rubbish many times not even keyed in. Then it's all hidden with rendering a job there very good at oddly. Also mostly women work on building sites doing the very hard labouring jobs for little money. Another build I witnessed a huge beer bar complex that was built on 2 levels but the plans and finished build where very different as was built back to front. That complex stood empty for years then was knocked down to build hotels. Certainly an odd place to witness buildings been built and nearly every thing is made from concrete even the kitchen sink and Kitchen worktops.

    Yes, so true everything you say. I've also seen many things the way you describe them. I'm glad i was present about 80% of the build. Although it seemed i caught them on something everyday. I know, i should've stayed here entire time. This builder came recommended to us. That's one reason we went with him. Like you say, toss on some paint and all the construction looks the same. Time will always tell. Thanks again !!

    150,000 baht just to design a house!!! I see there are disadvantages to being a polite Canadian. Even Thais will use you as a door mat.

    Hi there, thanks for watching and for your comments. You do make me giggle. 150k might seem expensive for locals but not so in Thai development. I know that in Vancouver it would easily be 3x more expensive. Our architect was awesome, it’s just too bad the builders couldn’t read the blueprints.

    OMG! Built a beautiful 3 br 2 bath 1800 sq ft house with all the western upgrades for $72,000 US not far from from there! 150k baht for an architect? I paid 10,000 baht! Wow!

    Thank you for your videos they are informative and interesting. We are looking at our options of building or buying in Thailand. Like you said the cost depends on location. I am retired in Canada and my husband is originally from from Kalasin will retire in a couple of years. You have given a lot of insight into the challenges of building.     Great to have you back missed the Saturday updates hmmmm maybe start a new build now there is an idea lol. I just did the calculations to Euro you would not buy a site over here for that. Congratulations you and Jen on a wonderful home and I am sure you will retire happy there .

    Yes, I totally agree with you on all your points. I need a new hobby 🤷‍♂️ No chance of this home at this price point anywhere in North America either. My friends in Vancouver are digging themselves out of 1 foot of snow. I’m watering the lawn to keep it green “ third world problems” 😂🤣😝 LOVE IT HERE.

    Interesting video.. I could compare a few things as I have just built my house up in the Udon area, and we had a building firm construct it. There are 2 is floors, 4 bedrooms, 3 bathrooms, 2 balconies and kitchen/living room and office and it was 2.500.000 baht when finished with everything except a few sofa´s and beds.

    @@PolarAttack My wife and I have discussed moving to Thailand since 2014. She just moved to Panthun Thani (Mom's house) about 3 weeks ago and I will be joining her later this year. Your home building videos were great timing since we plan to eventually build. And a real coincidence is my wife has talked extensively about wanting to open a bakery in Thailand. So posting the video(s) on the bakery construction would be fantastic!

    @A Scotsman in Asia. Wow, it’s been a while. I was stuck in Canada for 22 months. Just recently made it back to Thailand. After a few days though, it felt like I never left.     WOW! Seems to all add up! What would you estimate the cost to build per square metre? We have 5.1 rai in Buriram and plan to build over two stages, 10 houses and then another 21 houses. 50 wah land per dwelling, and 130m2 to 140m2 houses.

    First off, thanks for watching. Also, it sounds like you have a huge project on your hands.  I’ll use loose numbers in my calculations. Basically the house complete with fence, gates & furnishings was say 3.7m baht - based on the home size of say 225 (living area) + 45 (garage) SqM that would run about 13,700 baht/sqM. Not including the land. Using tighter numbers on home construction only - that would be just over 3.3m baht. That would give a square meter build at 12,300 baht/SqM.

    I noticed is that you say your houses are 130m2 so assume single floor houses Look at 10,000 bt / m2 for single floor if you organise yourself. 50 wah = 200 m2 per plot and you are talking about 130m2 floor per house. I would say not enough garden.

    Congratulations on the completion of your beautiful home. With all said and done now, and with the knowledge you have gained. Would you recommend building, or buying an excising dwelling and renovate to your standard. I'm sure the heart would say build as it's yours from design to completion, but what about the head. Interested to know your thoughts

    I think for myself it would be easy to say, “I’ll never do that again”. But why? To truly know what you’re investing your money into, it’s not a bad idea to start from scratch. I guess the biggest setback was being given a 5 month timeline when it actually took more than a year. After the third month I had lost faith/trust in the builder. That is when the architect came out to have a look at his baby. He and I discussed the building process. And he just shook his head. In the end, the last few months, Jen took control of everything. She brought in her own guys that we had picked up through friends and conversations. We found our own suppliers and often the suppliers would do their installs. I truly believe if it wasn’t for Jen this house would still not have windows doors or even be painted 😜😝😜

    Thanks for watching the videos and the interesting comments/questions. As for the land, we don’t have a current accessed value on it. It seems that comes from the bank when it’s going through a sale. Jen has owned the land for a number of years. She actually divided the property in half and left the existing home on the other piece.

    Thanks for the question RP. It is chanote title land. 200 sq wah. It's been in Jens name for a long time - via her grandparents. I have no idea what the cost might be though. Unlike at home in Vancouver, there's no website to tell me. Most /all property in the area has been in the 'family name' for a long time. Nobody buys/sells their land in this neighbourhood. Some homes sit empty as the parents have passed on and the kid - the owner - doesn't live in Thailand.

    Ah thats good then . I wasn’t aware they had chanote title land in Burriram yet . My wife’s plot further up in the sticks from udon is Sopa Gor ( virtually worthless unless its passed from family member to family member forever and a day ) I dont think hers will ever be granted chanote title but you never know lol

    I looked at this because building a 2 floor house with total floor space of 300 m2 and budgeted 3 Million bt When I look at your cost, I am starting to worry now. Saying that I paid the architect/structural calculations and planning/building permission 10,000 bt in total.

    Sorry for the delayed response. It certainly is an interesting time right now. I'm not sure if that will help in your budget or not. I would think more projects are on hold right now - and less farang money coming into the country. That may work to your advantage. What part of Thailand do you plan to build in?     @@PolarAttack I am in Udonthani. I am almost finished the 310 m2 building and cost to date (including 160,000 bt of equipment ) is 2.4 M bt. It should be complete at 2.8 M bt. maximum.
