Im a whole life insurance agent and this is exactly how we set these up for clients. Its a very powerful concept that the majority of agents have no idea how it works. Glad you're showing this hidden gem. The ultra wealthy use this strategy.

Typically, whole life. IUL can be used as well. There are a lot of factors involved with a designing the proper policy.
What is the living benefit of this policy
I never heard of this... amazing information. Is there a con to this
Do you recommend doing this first, or do you recommend buyng real estate first? Because it seems it needs a capitalization phase.

Not that type of insurance speak to a investment company they can get you the same perks and not the cons that what whole life policies screw you over with

You can fund a life insurance policy through "Premium Financing". Do some research into it. You'll be glad you did.

@@isaiahjohnson6998 Not even close. As an advisor in investments, taxes, and life insurance, and someone that has been investing in real estate for 14 years, I will tell you that you are dead wrong and should not be giving any advice.

@@kevinkennedy2744 This guy kind of pisses me off. He's just a glorified salesman. I shouldn't have clicked to watch and give him that extra couple of cents. But, I think Whole Life can be a valuable tool. What i've learned. Mass Mutual is the best company for this, Load your Whole Life Policy with Term Insurance which keeps your policy premium low but increases your MEC line - which allows you to overfund the policy thus getting the dividend of 6% without the insurance company taking any of it.

Lafayette, Mass Mutual, Penn Mutual, New York Life, and a few other carriers can be used to design a whole life policy he is talking about.

Hi kris, I'm wondering if it's the same thing to invest in real estate in US as a foreigner? Cause I live in mainland china and there's policy here you can't buy many house and have to pay a high downpayment at first.

You can do this if you have some attachment to the USA. Child in school. Business etc.

Incorrect. If you want a policy to last your lifetime while using it without the policy imploding then you want whole life and definitely not a UL policy.
