    For over 3 years the market was supposed to crash :)...likely will also not happen in 2024 based on most forecasts. @@LJH662

I recently sold my house in the Sacramento area, and I want to invest my lump-sum profit in the stock market before prices start to rise again. Is now the right moment to buy or not?

    If you have a lump sum to invest, I would suggest doing a DSCR loan on a multi family property. I recently sold a client a 6 unit. His out of pocket was about $200K and he makes about $3K per month. That $3K can then be put into the stock market and let both assets grow.

    Given the current market situation and the precarious state of the economy, I would recommend refraining from investing in stocks for a while or, alternatively, seeking guidance from a financial advisor. However, keeping a portion of your wealth in gold remains a wise choice.

    I completely agree. I have been consistent with my profit regardless of the market conditions. I got into the market early in 2019 and the constant downtrends and losses discouraged me, so I sold off. I got back in December 2020 and this time with guidance from an investment adviser who was recommended by a colleague

    Seems to have forgotten about thousands of homes in the shadow inventory category. Yes supply and demand is a factor but they not constants. Supply is going to rapidly exceed demand in the next few months. Not just the US but Canada UK Aus NZ etc

    Yes almost half are cash buyers! I am not hanging on to dear life lol. I report it the way I see it. A lot of realtors would probably do better if the prices were lower with higher inventory, just fyi. But I won't cry crash just to get more views or more people to follow my videos if I didn't believe in my analysis.

    It is going to crash because of the Ukraine-Russia conflict, the Israel conflict, Gas prices, the Energy Crisis, supply chain problems, Inflation, too much printing money, high-interest rates, labor shortage, the COVID-19 pandemic, Labor shortage, nobody wants to work, not enough Demand also we are 1 million homes shortage on the market. The Great Depression is coming also.

    Many major cities on the east coast of Florida have now passed the 6 month inventory mark leading into the holiday period which is typically a slower time to list. Punta Gorda is currently at 8.7 months. The tides are indeed changing and the anticipated lower interest rates will likely accompany a recession. Also trading a 3% mortgage for a 7.5% may not be appealing to some who would like to sell now but if rates fall it will push the inventory as sellers find more justification to list due to a tighter spread in their current mortgage and the market rate. Add to that just the psychology of selling before a downturn picks up steam and you have continuing rises in inventory.

    Yes, inventory is up and it will be interesting to see what happens in Q1 2024. The tide could be turning, but I doubt it as inventory always creeps up in the fall and the market is anticipated to pick up steam again in 2024. Now, some places in FL could experience price declines so I am speaking of FL as a whole.

    With our local Sarasota/Manatee inventory rising 9.2% last month, if we continue this trend the prices will come down. although the fed said they will have 6 rate hikes in 2024 and 2025, I think the listings will surpass the demand. What do you think?

    Highly doubt it….inventory always goes up during this time…seasonality and is still below 2019 levels. With interest rates dropping…we should have a good spring season.

    ​@@katrinrealCommercial real estate includes apartments and commercial real estate is heavily tied to the regional banking sector which is already on shaky ground. Defaults in the regional banking sector have broad implications for the credit markets and economy as a whole. Look at when SVB failed the fed needed to bail them out including assets over the $250k FDIC limit because they feared a contagion. Will they do that for other banks? They cant but if they do inflation will go thru the roof. When they cut rates it will because we are in a recession. Its just what history has shown. The media is spinning the blue sky senario for the economy because next year is an election year and as they do in so many other ways they prop up the Biden camp because they are in the back pockets of the democratic party.
