Unsellables | FULL Episode | Rob and Catherine

Making a classic string of first-time seller mistakes, Rob and Catherine bought their suburban three-bedroom home just over a year ago, and now they want to move closer to work. They need to turn a profit in order to make it happen, but after a month, things don’t look good. Sofie says the home’s location, price, and huge lot are attractive…But the overall neglect, dated interiors, and numerous dog zones are making a rotten first impression.
In order to appeal to young families, Sofie comes up with a plan to update the home. Rob and Catherine are raring to go from the start. And while Anthony and the team get busy painting, revamping the kitchen, and dressing up the home’s exterior, Sofie proves the point that you can’t expect to make a profit unless you improve the property.

I sold my first house when I had two dogs. I was fortunate enough to be able to put their water bowls in an out of the way place in the kitchen, and kept their food dishes washed and put away until meal times in morning and evening. Dog beds were tucked under the bed in my bedroom (where they slept - try to keep them out - HA!) whenever I was having a showing. I had no problem selling my house and I certainly didn't say to myself "No more dogs!" You don't have to abandon your dog to a shelter or a new owner in order to sell your house, for pete's sake!

Since the driveway is in front of it, I don’t think that it is a bad idea to have it, but it probably needs to be cut down a bit more. Sometimes if it is very overgrown, you have to cut it back in stages as there won’t be leaves , just exposed stems.

Even after the touch ups, this place had no curb appeal. I wasn't shocked, but disappointed to see the wood fireplace mantle painted. The selling points for m was the laundry room/pantry, the beautiful, and spacious sun room, and the back yard. I don't think I have ever seen such a small master bedroom! Good for them that it sold, but I'm surprised.

For curb appeal I would have painted a faux carriage door on the garage door, added a new decorative address plate, sealed the blacktop drive, trimmed the front hedge down to half it's size, removed what appears to be lilies in front of the hedge and plant some bright annuals there, plant a decorative miniature tree between the oval window and the far right kitchen window, put up a window box under the far right kitchen window (as well as the kitchen window on the side of the house) planted with same bright annual with vines and plant some of the same annuals around the small bed at the end of the drive to tie it all in. (The only thing that I noticed that they did for curb appeal was paint the garage door, power wash the house and install a new porch light.) ......freeze at exactly 20:00 after Sofie says '...and there's a hot tub'. ...it's almost like you can read their minds. LOL

In addition to the above quick inexpensive suggestions, if this were my home I would also install an eyebrow dormer window on the roof and replace the chain link gate next to the kitchen with a decorative wood gate which would add curb appeal as well as hide their trash cart from the road.

I agree with all those, however, they may not have wanted to invest more money in sealing the drive, for example. BUT that darned hedge that covers the front porch is just no-no # 1 in Curb Appeal 101. It could have been trimmed way back or removed all together, and a small tree or shrub planted to disguise that wide expanse of white exterior wall. Oh, well, these things are for the next owner to do.

I very much agree that having a rug under a dining table is unhygienic, not to mention how it makes it more difficult to slide the dining chairs. No one said a bad thing to my or potential buyers about my Dog, Rufus! He got more baths always the day before open houses. I lost my family. He was the last family member I had. I needed him for my seizures. I made great effort to assure everything “Rufus” was not a turn off. Oh he was a Parsons Jack Russell! This couple’s dog gear was filthy. Disgusting. How unfair to their Dogs too. How can they say the dogs are family and let them sleep in filth? God help future kids!

This show takes place in Toronto, Ontario, which even when it was going through a "depressed" real estate market at the same time the United States was, the market values of the homes fell nowhere near what they fell here in the states. They don't have much land within "reasonable" distances from major metro areas and therefore you end up with postage stamp size lots with giant houses plopped on them and absolutely no landscaping but plenty of "common" areas that maybe people in Canada are used to, but not here in the US where we expect to have our own private yard if we spent half a million or more for a house. And most of those homes, if you've watched this series, are not all that large, either. Not compared to newer homes or the size of home that you can buy for a comparable price in the US. It's the same in Europe. KNOW THY REAL ESTATE MARKET! There is no reason, you know, why you cannot adapt some of the ideas presented in every one of these shows (1) PAINT PERFORMS MIRACLES (2) CLEAN CLEAN CLEAN (3) DECLUTTER DECLUTTER DECLUTTER (4) GET RID OF JUNKY OLD FURNITURE OR SLIPCOVER IT (slipcovers used to be relatively inexpensive, but that's not the case any longer; you'd be better served dumping the junky old furniture that is beyond saving and renting furniture if you can't afford to buy something new (5) SPIFF UP THE OUTSIDE: cut the grass; trim your trees and shrubs, plant some flowers, power wash filthy away, clean the windows or hire somebody to do it if you can't do it yourself. Basics, but who wants to buy a shitty looking house for top dollar? You'll have to spend some money and spend a LOT OF TIME painting, rearranging, reimagining, doing yard work. Part of the process.

Houses don't appreciate that quickly and today hardly at all. I sold my first house for twice what I paid for it after 7 years. I bought a bigger house and expected it to double in at least 10 years. Didn't happen; not even close. It took 21 years. My current house of 12 years has lost value, a lot of value.

While the finished house looked appealing, I am disappointed they painted over the original wood fireplace instead of refinishing it. Also, that dining room light fixture was fabulous. Not at all right for the house, but I hope they passed it on to someone who loved the atomic space-age mid-century coolness. The replacement fixture was more suited to the house, but cheap looking.

I don’t know why the hedge gets so much hate in the comments. I thought it was perfectly fine. I like mature shrubbery and trees. However, I don’t trim bushes into square shapes! It isn’t natural or appealing in my view. So I don’t feel that part improved it. The painted garage door, the upgraded dining room, enclosed patio, and bedrooms look super. I agree, sorry but the home for showing purposes was greatly improved without all trace of the dogs. One clean house cat can be cozy, or not, but multiple big dogs with their stuff all around, that’s not cozy. If it was a really big house, maybe many dogs and even a horse or a goat is ok, but this is a residential small cottage, so I feel the dogs kind of overpowered the space. And most people love animals but I agree, they are a distraction when trying to sell a house. Some people are allergic and some have phobias. And honestly, their very presence made me think of clumps of fur bunnies and extra dust all about. Ugh. And the bushes in front are fine! I would have tried to clean or recover the driveway if that had been possible. It seemed a wee bit bedraggled. The green grass was great and much better nicely trimmed! I love the choices of paint inside and the decor. I love Sophie and this one fellow is my favorite contractor. And the power wash on the outside was a great idea. I’ll have to remember that one.
