This property truly looks like a feature in an architectural or design magazine...simply gorgeous! Nothing ostentatious or elaborate, just an uncomplicated, clean styling, and high degree of craftsmanship in the restoration. This is quite a beautiful Italian palace!! I'd give 19million aust to buy it. It's a no 1 in my books!!

Italianproperty's new ad campaign. "We find you a beautiful Italian property and the dog to go with it!" Macchi what a brilliant pup, perfectly behaved and photogenic to boot. So, Nick does the entire 1 take and steps out into the sun next to some grass....and if I was him, I would have been thinking OK Macchi we are done (almost) one last shot...and Macchi heads for the grass OMG NO.....but Macchi is totally in sync with his Papa and instead rolls and pops up for the camera! Bravo Maachi!! I don't think I've ever seen an Italian house, especially one so lovingly restored that has no bidets but wait for it..a urinal! When I was a Paratrooper stationed at Caserma Ederle in Vicenza I still remember attending our introduction to Italy class and the instructor took us all in the bathroom and pointed and said what do you think this is? I think the consensus was that it was for washing your feet. Ah yes, I miss those knuckle dragger days. Nick, I didn't think you could get any better in your 1 takes, but you have upped your game with Maachi....what's next...knockers?

I'm a HUGE fan of incidental seating, and of symmetry and duplication as well. So in that small hallway library, those two beautiful small stools side-by-side really struck me. The power of symmetry and duplication (creating a theme) has been lost to so many designers, and when you witness it it is a great reminder of what a powerful design principle it is.

Macchi!!! Finally makes his debut. He has impeccable taste as well I can see. I am honored to have met him in person. I think Sam Spade said it best when it comes to this property. “It has the stuff dreams are made of”. One could be dreaming about this place for quite some time. It just got better at each turn. Crazy good location is the icing on the cake. The only thing missing in the living room is a grand piano. The landscaping is incredibly simplistic. Very refreshing property. I think it might have to be put in the top five. Bravo. Great to see Macchi. Note to self: pick up some chestnuts for Christmas 🎄. Have a great holiday Nick!

A beautiful practical home for a large family or group. As the eldest of six children I dreamed of having more than one bathroom and a bedroom to myself. In the 1950’s it wasn’t considered necessary to have more than one bathroom or bidets. Now in Australia we have toilet-bidet combinations which are more economical with space. As teenagers we were taught the 3 minute shower because we lived constantly with water restrictions Having a workable well or bore even now would be a bonus. This house would be heaven to live in and the kitchen is a delight.

My goodness, what a superb property. Una casa molto bella! And your intros are getting better and better too, my friend. The last one, the 'doer-upper' where you drive up in your now famous (dusty) car. A very imaginative entrance and now this one with your beautiful and well behaved dog, Macchi. I love what you've done here and love also the way it shows your own personality and kindness in that you've adopted a rescue dog. Quite wonderful. Anyway, the house. My word, what a fantastic property. It goes on and on and no wonder it commands a price of 1.9 million euros. Six bathrooms! One for every day of the week except Sunday, haha. My wife, a great fan of the film 'Under the Tuscan Sun' was enamoured by this, another property you've shown with a view of beautiful Cortona. In fact, we thought this place was one of your best ever showings... so many rooms one could almost open it up as a high end guest house, perhaps. I'm sure this one will be snapped up very quickly and I envy the lucky person who does. We miss visiting Italy so much due to Covid, and your vlogs allow us precious glimpses of one of our favourite getaways, Tuscany. The other one being Campagna further south, although that's covered by a 'fellow' Netflix vloger of yours, one 'Nicki Positano' in her 'Positano Diaries'. Well worth a look if your interested, by the way. So thank you for this, another pleasurable episode, and we both look forward to seeing you again soon. Tony and Tracey.

These old Italian villas --- the designers REALLY knew the value of creating strong, very strong, framing elements and depth cues around windows, on door frames, and on the plane of the door itself. Adding perceived depth to these elements makes you feel that the walls and the door itself were really thick, which psychologically makes you feel more protected --- it enhances the perception that the home is a protective shelter. They do this by creating multiple planes around each by building out and recessing in. It's a design principle that certainly has been lost in America --- I don't know about the rest of Europe. Here in the U.S. much of the residential architecture is done in a single plane --- the wall and window pane and door are in the same plane, which makes you feel the walls are very thin, and that you could literally punch through them.

A crazy question, has anyone ever said that any of these old houses are haunted? I mean the history these places have seen and been a part of. These homes you show are all so beautiful and have such personalities, all unique to themselves.

"HELLO MACCHI"...... Sweet dog Nick. When you first showed the house in the beginning, I saw all the small hills surrounding the property. And was wondering about the runoff. Then immediately after you showed the drain. Very good thinking. Beautiful property and the home is humongous! I Love the kitchen and outdoor spaces the best. The outdoor shower for before and after dip in the pool. And I like how the outdoor bathroom/ changeroom is built inside the hill as to be unobstructive and out the way. It would also be cooler in the summer and warmer in the winter. Great for emergency landscaper's use as to they don't track dirt inside the house. I love the outdoor cooking. and of course.... the wine kept separate from the house is very convenient. Monday, here in the U.S. I am doing my taxes. I know this house is way too big for just me. So, I am going to contact Abode ASAP and make an offer on the house that cost $795,000. With that beautiful sunroom....... or maybe even The Restored Church for sale (Chapel). I'm quite torn between them. You and your team will be hearing from me soon. CIAO for now.......
