We've seen our fair share of shocking building inspections, but this one ranks among the top. Invited by the homeowners for a Practical Completion Inspection (PCI) of two homes, we found ourselves in a maze of poor craftsmanship and unmet standards. Surprisingly, these homes have received an Occupancy Permit, with the Registered Building Surveyor declaring them fit for habitation.
Join us as we dig into the core issues, including a BAL Rating requirement of 12.5 that fell drastically short. Despite the glaring errors, the Occupancy Permit confidently states, "At the date this occupancy permit is issued, the to which this permit applies is suitable for occupation".

    It might not just be a result of builder incompetence, but time. Maybe these builders have been given an unrealistic time frame to build a home, and end up cutting corners, and making mistakes. I think this is something worth considering. Good luck with your dream home!

    @@kubabooba548 i'd disagree with that. They give their own timelines. You don't walk in to a property of land and say i want this house and i want it built in this time frame. They sell you homes off plans with their own timelines. I would love to do this for my trade, its terrible

    ​@@supmikey123depends who you employ. Most will give you a quote with the timeframe. They will then employ tradies to complete the job. If there's a shortage of tradies are you willing to wait 5 months to get it done? I think not.

    @@supmikey123Correct!Builders only care about time and money,So they give home owner the time frame depending on the maximum profit of builder themselves.Of course quality is nothing especially the builder pay for building surveyors,they are referees and players,they always win…

    The only difference between the buildings and the rubble pile in the yard is that the buildings have been assembled to allow people inside it more easily.

    Are all the protruding nails in the roof framing not a safety issue? Excellent work, your opening up a lot of people's eyes. This needs regulations enforced from the top down. If council inspectors don't enforce rules, then there's no pressure on those they inspect! This is costing owners. Plus the building industry its reputation. 😢

    If you have any defects or non compliances, you must declare them to your home insurance or claims will be denied. They may offer insurance, however they will insist that rectifications are undertaken. The implications of the cowboy builds, has so many implications for a home owner.

    It's crazy to me a window installer would leave those gaps so water can get in under the window. Glad you caught it and will get it fixed.

    The issue you have is inspectors that if the have a certificate of compliance from tradesmen then they won't check that area. Most won't even look in the roof cavity.

    Great video thanks again for exposing this sloppy craftsmanship. Can I suggest you add a lazer pointer to your audio key chain. A lazer would be handy to point out faults inside the roof that you can’t get too and would go with a Star Wars like light saber type theme on the key ring. Just a suggestion.     Laser pointers with a power output of more than one milliwatt are now prohibited weapons. You must obtain a permit to possess or use a laser pointer. You can freely build the biggest heap of **** in Australia. but will be prosecuted and fined $10,000 for using a Laser pointer over 1mw.

    Hey, just a word of advice for your uploads.. Could you think of a naming structure that makes it easier to reference your videos.. such as Hampton House #1 (at least at the end of your video's title), etc. Or Carport Extension #1 etc. Otherwise I just never remember which video I watched and have to keep clicking through them.     Can I suggest that apart from showing the "non compliance" issues that you also comment on why it needs to be compliant as in with the sarking not going into the valley that any water at that point will go under the valley and onto the timber substructure and potentially further. Might be obvious to some but other people watching may not understand the obvious.

    The cable crossing the joist where there is more than 600mm clearance above is in breach of AS/NZS3000:2018 Section 3 wiring systems. Anywhere where there is a clearance of 600mm vertical is considered likely to be disturbed. There are other details within this section but that adds to that specific part of the video.     G'day, Both houses: the roof spaces. Absolutely terrible, insulation all over the place. But did anyone notice no other trades people in site. They must have been hiding under the piles of rubbish. Both of these houses will be showing signs cracking to the plaster with in 6 months. I feel sorry for the people purchasing these homes.

    After Watching only 4 of your videos and for someone who knows nothing about building/construction, Its VERY CLEAR the Government needs to call for an AUDIT into all the inspectors who approve these terrible homes and have their licences pulled, (and bring in a new law that requires 2 or more separate inspections from different people/companies. (i suspect many are being paid off by the builders,approve a bad building and next week annonymous cash payment made into account - Untraceable fraud)

    The generation of housing commission brick homes built after cyclone Tracy up in Darwin , were heavy duty bunkers . . rock solid all round , the knowhow is still there somewhere , but not being applied for some reason

    My current house (rented)has metal frames in roof. After beign up there and seeing the structure, i dont think i would build with anything else. Saying that, the house I own has wooden trusses, but being built in 1979 has been done properly and still stands well.

    Scotia on a brand new floor means someone didn't plan properly or doesn't know how to undercut. We would have made them take the skirtings off for a floating floor.

    All the wooden rubbish and debris directly against the wall are a termite concern to me especially with a veneer house. I've known similar houses to become riddled with the buggers

    All in the report 😎. You might have missed it in the footage, but did you observe that the valley trusses extended beyond 450 mm and a few were also lacking the support of a pair of top chords? AS 4440 5.4.2, but we'll save that discussion for a future episode, compadre ☺️

    At 6:00 the chisel work for the door hinge, what'd the chippy use, a butter knife? Question are painters using quality paint or imported non standard? Some dodgy painters are using bait and switch, they put bulk paint into 20l name brand tins and turn up on site, looks legit. As soon as you smell it OMG! It also goes on badly and provides lousy coverage.

    It may be as simple as cutting ORG riser down to 150 mm below shower waste, but often the ORG height can be difficult to achieve due to where is convenient to achieve compliance is not a satisfactory location from an aesthetic point of view or path of travel obstacle whilst maintaining minimum falls. It could also be as major as digging the whole sewer up and starting again. It sounds elementary, but ORG height really needs to be known and calculated in at subfloor drainage stage. The ORG is a very unassuming item, but really does stop shit hitting the fan when required.

    Hi….what about independent building inspectors which builders use for their jobs… I called my inspectors and they said any issues will come on them and not the builders … not sure who to trust now after looking at this :( … I was only planning to do a final inspection at the end due to the costs involved… will final inspection be able uncover all issues ? Structural and compliance ?

    Why do they design modern Australian homes with no eaves and gutters set to overflow back into the roof cavity? It's madness! Why not put in nice big eaves for shade and no gutters?

    Not all recessed plasterboard joins require back blocking. Perhaps you should convey to viewers this is a “recommended” practice suggested by the plasterboard manufacturers to limit joint peaking/ minor joint cracking to ceilings and to help achieve a class 4 finish. It is only required when there are 3 or more recessed joins in a room or at butt joins. If the ceiling is in a garage the specifications may allow for a lower class finish and thus the back blocking is not required. The blocking is a control measure for cosmetic purposes only and it’s omission should not cause any structural failure of the ceiling system. Rather than harp on about back blocking that is not installed perfectly as depicted in the manual, perhaps a more pressing defect and breach of AS4440 located immediately above the ceiling access hole is the saddle trusses not having any “slip blocks” installed to the supporting trusses to prevent a heavy tile roof and gravity displacing the saddle trusses from their intended installation position.     I’m assuming you haven’t didn’t read the extract from AS 2589 where it states “shall” meaning it’s a requirement, clause 4.4.4.2.6. Obviously the video is NOT a full video of all the defects 😊 You might have missed it in the footage, but did you observe that the valley trusses extended beyond 450 mm and a few were also lacking the support of a pair of top chords? AS 4440 5.4.2, but we'll save that discussion for a future episode, compadre.

    @@Siteinspections Arrh, touché my friend. I indeed did notice other trusses were missing support but chose to try and condense my cheap shot critic. As a very disillusioned ex builder myself, I have sadly witnessed the past 30yrs our industry’s skill set decline dramatically. Whilst it’s easy to builder bash, and your videos depict some very poor building practices from individuals who should not be holding licences, I think it is the combination of labour shortages, tight margins, vast material options, customer expectations, poor designer skill sets, increasing complexity and volume of standards that one has to be familiar with contributing to the poor outcomes. Builders are humans too, and thus fallible. I’m not sure what the remedy is, but thankfully their are brave people like you publicly educating customers and old builders like me, and that’s a good place to start.👍

    ⁠​⁠​⁠@@SiteinspectionsI thank you for motivating me to revise AS2589. Clause 4.4.4.2.6 that you highlighted is applicable to a CLASS 5 finish. All the plasterboard manufacturers I am aware of and Industry Standard Specifications (HIA, MBA) advise a CLASS 4 finish is satisfactory for residential applications and given that the said dwelling appears to be a budget type construction I think it is a little misleading to be calling for compliance with a CLASS 5 level of finish. ( usually only used in high end and critical light situations.) Perhaps the more applicable clause is 4.4.4.2.4. It is pretty disappointing that the plasters went to the trouble of installing back blocking yet had they taken an extra 5mins and use some care in fitting they would be compliant.🥷🏿

    Thank you for your feedback ☺️ I think you’re misreading the standard regarding which clause is for what. Clause 4.4.4.2.4 states that for a class 4 finish, back blocking is required. Clause 4.4.4.2.5 states that for a class 5 finish, back blocking is required. Clause 4.4.4.2.6 states the procedure of how to install the back blocking for recessed joints. Either way, the installation and the missing back blocking are both breaches for those two dwellings. It’s a complete SHEMOZZLE.

    @@Siteinspections 100% on the SHEMOZZLE. 🎪No misreading, I am correctly reading clause 4.4.4.2.4 is for a CLASS 4 finish, which is applicable to this SHEMOZZLE. As I mentioned in my first post, that clause also says that back blocking is only required to recessed joins where there are “3 or more joins” to a room. Depending on the orientation of the plasterboard sheets, a room that is up to 4 metres wide fitted with say 3 x 1350 mm wide ceiling sheets may only have two recessed sheet joins in that room. Most rooms in the average house apart from double garages and living/ kitchen rooms often only have two recessed joins in the room, therefore as per 4.4.4.2.4 back blocking is not required to these joins located in the ceilings of smaller rooms. The point I was trying to make is a homeowner shouldn’t necessarily freak out and think the ceiling is non compliant if they see some back blocking missing, however as your video shows, if it is required, install it correctly! Congratulations on your channels recent growth and can’t wait to see an inspection of the most recent “THE BLOCK” buildings.. I can smell non compliance already.🤣

    It sounded like the mesh was aluminium which is compliant however how about the non compliant AC drains

    The person who issued the Occupation Certification should have his license removed. Seems like Australia has the same issue of poor quality workmanship as we have in the UK. Time for new build contracts to have a retention clause to withhold full payment from the purchase price until the completion of all defects and non-compliant work. This needs to be a Federal and Government statutory requirement for it to work.

    The problem is you are paying $450 a week in rent and a mortgage on your uncompleted new home. Although this case looks like pure fraud in my opinion as it is impossible to move in. Are any prosecutors out there with enough gumption to take on the corruption?

More integrity in that man's pinky than the former owner of Porter Davis's whole body who rushed off to a holiday overseas as soon as it got a bit too hard for the poor snow flake.

    12:13 The air conditioner might be too close to the wall depending on the brand but normally 150mm minimum. Blockage of the rear vent will cause high gas head pressure and compressor failure. The warranty will be declined by the manufacturer even if the fault may have been a normal failure.
