TURNING A GOOD HUNTING FARM INTO A GREAT DEER HUNTING FARM

In this video I discuss what are some key details in taking a good hunting farm and turning it into a great deer hunting farm. Food plots, screening, access, cover, and bedding are all needed to take a farm from a good property to a great one.

    I just purchased 85 acres in Bedford County, Virginia. My Dad and Brother-in-law and I like to hunt whitetails and be outdoors. My farm is not reaching its true potential, to say the least. We have about 25 acres of fields (3 large fields and 2-3 smaller ones). the rest is wooded areas that have cleaned-up ATV/Tractor trails, a ridge, and a small stream running from North to South through the entire property. I am a first time tractor owner, (2021 John Deere 4052R) and really, really want to turn this property into some great food plots. We built two box blinds and use multiple ground blinds and tree stands but we just don't have the food here. Would you be willing to talk to me and possibly we could do business together on how to help me with my property? My Dad is getting older...I would love to show him a great time in the next 5-10 years.

    That was solid info. That was excatly why i quit leasing and bought my own properties. Was paying about 7 grand for two 125 -170 acre farms and shot good deer, but man it sucked to not be able to do any impro improvements. Then one year you would deal with cattle or you would show up and your whole favorite hunting spot was leveled and there was nothing you could do. Must be hard to be an outfitter and need all that land and have limited oversite.

    Roy, that’s exactly right, drives me crazy. I showed up a week b4 rifle season opened and my 2.5 acre standing corn food plot, the farmer accidentally harvested and it was completely gone.🤦‍♂️🤦‍♂️🤦‍♂️. 2 weeks b4 rifle season another landowner had sold the farm and wouldn’t honor the lease. Definitely so much easier to have land you own, and you can do exactly what you want. Thanks for watching and commenting

    Stephen lots of variables there, I don’t know how it lays out and what your herd size is like. I try to have good food in the fall/winter, when I’m going to be hunting. Thanks for watching and commenting

    What's the going rate to lease per acre now for an Outfitter? I'm guessing its no longer $2 or $3 per acre. Does it take 4 or 5 hunters going in together to afford a 150 acre farm to hunt?

    It varies a good bit with how well it sets up for hunting, access, # of deer on the property, if you can food plot it. But yes the days of $2-3 per acre are long gone around here. Thanks so much for watching and commenting! Really appreciate it!

    LONG gone. Good small properties are the most ridiculous per acre. Not uncommon to see $20-30 here

    TSI stands for timber stand improvement. Essentially it’s thinning the timber stand to encourage either more sunlight on desirable species, or thinning the timber to allow sunlight to hit the ground which will grow many young trees and plants, which are needed in large amounts by whitetails.
