I’m from Tucson. It has changed. Homeless problem exploded, and they’re mostly young druggies. People can be rude as well. And it’s getting pricey.

All the Californians selling what they call houses over there and coming here driving up the home price. I remember you can buy like a kb home for 198,000 but now they are minimum 250,000 and they are poorly built homes with little property.

Born here in 61'. Tucson is my home town. Loved growing up here. There used to be nothing east of Wilmot. Tucson and Marana were not connected. Can you imagine when 29th and Alvernon was a terrific neighborhood to live in...no drugs. The Cactus Drive-in (before DeAnza). Roger and Mollie's grocery store who were a very nice Chinese couple. Bargain Center Furniture, "Now that's a Gonga!" Marshall KGUN (Bob Love) then Uncle Bob, KZAZ. CHILLER on Saturday nights. You could go anywhere without apprehension. Awesome small town. Then it grew into what it is now. I'm sad. But you gotta have progress!!! Right??? 🤮

I grew up here and I’m fed up with how much it has changed. It’s not home anymore and the vibe has changed dramatically. The rich people moving in have pushed locals out due to our lower pay scale and economy.

I love Marana! I also really like Sahuarita and Vail… all great areas to live in and raise a family in, and all very reasonably priced properties especially compared to in the city

I moved to Tucson 4 years ago from CT as I heard it offered more affordable rent. My friend was studying his phd at the university so we moved out there. The only neighborhoods with affordable rent even near the university were super dangerous. The crime is super high. I heard guns shots regularly. I befriended several homeless folks and learned their stories. Drugs and crime increased outrageously in the 4 years. Meth is a huge problem there. I learned about meth remediation companies that test for meth and clean out homes before you move in. I developed ptsd from dealing with high crime. Assaulted on the street, gun shots coming by my window while I slept, waking up to murders and body bags on the street corners. And yes, the trash was the first thing I noticed when I moved from CT. Swirling trash everywhere. It was so upsetting. It blew my mind. You also forgot to mention the street dogs...the packs of street dogs everywhere. I have a dog and walking her was a nightmare. I eventually resorted to sticks and mace. We'd always be greeted by dangerous dogs that would appear out of nowhere. I've only seen this kind of situation with dogs in underdeveloped countries. I lived in 4 different apartments literally within minutes of the university (one across the street from whole foods on Speedway, one on 5th street (I could throw a stone at the university), one on Fontana and one on Geronimo) and safety was not ever guaranteed. We had our cars stolen, bikes stolen and attempted home invasions. It wore on me tremendously and I eventually returned to CT. I haven't been approached by a stray dog or heard a gunshot since and safety has been a non event. The desert is incredibly special and beautiful. Tucson will always have my heart, but I don't miss the constant scanning for my life...

Unfortunately the university is lovely but the neighborhoods surrounding the university tend to be traditionally higher crime (or extremely expensive to live in).

I was going to ask where you lived, but then you told us. Fontana and Geronimo are two of the worst streets in town, they have been for decades. There was a murder in the other unit of a friend's duplex on Geronimo about 15 years ago, and a pack of wild hookers on Fontana. I've been in that neighborhood across from the Whole Foods for ten years and it's been going downhill the entire time. My long term neighbors are good people, but you have all types passing through.

Yup, it is hard living on those streets, but I was shocked that 5th street and the speedway neighborhood weren't much better. Our car was stolen and then the kid who did it was murdered a few weeks later. And on 5th street, our front porch was constantly being occupied at night by the homeless. I literally have ptsd from my time in Tucson. I left right as the pandemic began so I can't imagine what it is like now. It is so wild to me how there are such small transition zones...how one street could be fine and the next a war zone. Fascinating.

I moved out in 2009 I was one of the many affected by the recession, after moving to Texas, some of my friends & relatives who live in Tucson would tell how bad the theft, drug use along with other crimes had went up, as a Tucson native I'm so sorry to hear about your experience

I don't leave my house without my gun, conceal carrying wasn't even a thought to me 15 years ago and now it's religion. At the end of the day you're your own 1st responder. My daughter has 1 more year of high-school left, after she graduates I'll probably move out.

Very solid video. I think you honestly touched on the major reasons why people leave this desert treasure. I was a Tucson resident for 25 years and left for South Carolina in 2021. My personal reasons are; left leaning politics imported from California, Mayor Regina Romero turning downtown into a mini-Tenderloin of San Francisco, homeless camps on Golf Links across from the Border Patrol station, high city taxes with low returns of services, unfriendly business opportunities (city council will say "no" until a business gives them a reason to say "yes"), space balloon boondoggle with taxpayer money, crime, poor pay for TPD, and the elephant in the room. Tucson will run out of water in 25 years. We sold our house in East Tucson and bought twice the house in business friendly South Carolina for less money. We hated to leave the friends we love, but enough is enough. Enjoying the green mountains, rivers, lakes and tax friendly climate of the Southeast. No regrets. Tucson is not what it used to be. It is worse.

Unfortunately I have to agree with 99% of your comment. I personally have a "progressive" view in politcs that being said, Romero has been horrible for our city and has made it a mini San Francisco. Unaffordable to those who aren't wealthy, pushing native and long time Tucson residents further out of the city. The police have murdered 3 people in the last few years and abuse the O.T. system taking away from the regular budget meaning 5 less officers but we employ ones that make 200k + a year from O.T. guarding library's! Its sick but whatever because people give up on trying to change they just move away now, that's everywhere with everything, people just take "the least worst thing available now" whether that be a rental home or a President

@@pally6950 doesn't matter who is in office anymore, dem or Republican, they all take $ and do whatever they are told, plain and simple. To think there are still party lines anymore is absurd. Things are now separated by class not political beliefs, politics just play a role in the game of rich vs. Poor, just a tool used is all.

Reason everyone is leaving is simple..... Housing market has been artificially inflated to ungodly high number and like 30% of that in the last 12 months. Mortgage payments are pushing $2k average with 5.5%. Rent has gone up like 1000%. I moved here and my rent was $1099 for a brand new place. The house I wanted to buy was $210k. Rent in my community for new people is $1950 for the exact same model and that same house is $380k. I'm holding out for the 2024-2025 housing crash when everyone loses their job and their houses value goes from $380 down to $180k like it should be..lol

I was born there, left when I was 28 after being passed over for promotions for a decade in the construction industry. Immediately found great success outside the state where my work experience and potential was unique and valuable. I just bought a house and started a family in a far away state. I've heard from some getting passed over for promotions along with some University Of Arizona graduates not finding opportunities there, they moved out of Tucson or out of state to have success & promotions elsewhere

It’s 106! I grew up in Michigan, a mile from the lake. I have been here 36 years. My theory is that, like childbirth, and I went natural, one would never do a second summer. But we forget. Tucson is a lovely town. The desert is beautiful in it’s own way. We left Marana five years ago. We are close to Oracle. The homeless are not a problem in so much as the people smoking meth at a bus stop, offering meth for five bucks. No thanks. I did get mugged. Took my iPhone 13 Mini that was password protected. They relieved me of my brand new Vans. Still I live Tucson. And Lakeside MI. The weather draws snowbirds in winter and , other than summer, homeless people. This is the wealthiest country with no Universal healthcare and we let people live yon the streets. That’s the problem. There’s the rub.

Yup, that’s what FREEDOM is. We can’t force people to go into drug rehab. Or to keep taking the proper medication for their mental health issues.

I left Tucson about 4 years ago after living there for 35 years and I will tell you why I left... Tucson's air quality is bad, crime is up, traffic is real bad and water...well, the entire southwest is running out of water and people are in denial... I do miss the Old Tucson, when there was virtually nobody on the streets in June, July and August and you could cross the city in 15'. I miss the old barrios that looked like they were still in the early 20th century, I miss the great Mexican food that has also, pretty much gone away...I miss the friendliness of the people that started going away about 20 years ago and is non-existent now...I miss the Old Tucson that was cheap and affordable... Moving to Vail, Marina, Sahuarita/Green Valley or Oro Valley doesn't cut it. These towns have zero character...I miss the swamp coolers and old adobe homes...Now it is all air conditioning and real cheap plywood...and who in the world started building two story homes in the desert southwest? Obviously people that have no clue about the local weather and climate, architecture and traditions. Good bye Old Tucson and thank YOU for the great memories!

i worked in tucson from 2004 until 2020, but didn't live in the city, or even in pima county. always said that the best thing about the place was leaving...even then. sounds like i mighta been right. damn glad to be through with the place, and haven't been back in over 2 years. always called the place the armpit of arizona

The true gospel is the good news of the Person and work of the Lord Jesus Christ. In other words, it is concerning who Christ is and what He did to save His elect only. The gospel includes the how and why, which can only be seen by faith. It is a message that declares how the eternal Son of God came down, took on a body of sinless flesh (John 1:14) as He was born of a virgin (Mat 1:23). He was both God and man in one Person. He was born under the Law to keep and fulfill it (Mat 5:18, Gal 4:4). He did that, not for Himself, but for all those He represented because they could not keep it themselves. The word of God calls these people the elect or His sheep, among several other names. His obedient life also included the part of dying. He took on the sin of His people as both a Substitute and Representative of those people. The Bible said He was "made to be sin" (II Cor 5:21) and the way that was done is by God imputing (legally reckoned or charged to the account of) sin to Christ. That means all the sin of all those people God chose was "laid on Him" (Isaiah 53:6). This sin was legally transferred to His account and He then owned it in such a way to be guilty of it all. God the Father poured out His wrath and hatred toward sin on His Son and had pleasure (Isaiah 53:10) in doing so, in that, He was completely satisfied in Christ as a Sacrifice that met all the demands of His strict Law and inflexible justice. Christ finished the work of paying the penalty of the Law and then said " It is finished" (John 19:30). He secured salvation for all God’s chosen people that would even be born. His resurrection is evidence of the acceptance of His sacrifice to the Father. The combined work of His obedience to the Law and His obedience unto death on the cross was considered establishing righteousness. This is what one of the Old Testament prophets prophesied as "bringing in an everlasting righteousness" (Daniel 9:24) as Christ died effectually and exclusively for those chosen of God before the world began (Eph 1:4). This righteousness is what God imputes to His people in the context of giving the life to believe in Christ. This puts them in a state called "Justification" and as a result they are eternally secure, in Christ. This is the gospel (Rom 1:16-17). All this takes place in such a way to show God as both a God of justice and a Savior. This is how grace reigns through righteousness (Rom 5:21)

As a Tucsonan who has lived away from it for the last 12 years because of the military (husband is in) I think this is a list that can go for a lot of places. But when I go back home I do see many changes that hurt my heart. It's sad to see the negatives. But it is always nice to go home.

Born and raised in Tucson AZ for 42yrs now. Yes it's getting bad. Certain areas more than others are full of I call Zombies. I can't leave my apartment to a convenience store without being asked for meth. Drugs are to redily available. I'm a recovering addict myself so it can be very difficult to manage. I hope to move to Florida some day soon fingers crossed.

I hope you don’t dehumanize the suffering in Florida, where I understand they have the same people.

If you live in Tucson keep waters in your car for the homeless, if you see some trash on the street pick it up and throw it out. Homeless are our neighbors too, they endure the heat 24/7. The kindness of the people who live in Tucson is one of the things I love the most about it. Be the change you want to see in your city!

Perfect assessment of Tucson. I relocated to Seattle in 2008 primarily because of the job market. As a web designer my salary increase more than made up for the increase in living expenses. With that said, I do love Tucson. I will always consider it a home and would certainly consider moving back under the right circumstances. Keep up the great work and thanks for sharing your insight!

Enjoy smashed and burned buildings, mass homeless on the streets, human feces, drugs, high cost of living, pay-per-mile, and an incoming income tax. WA State is the most beautiful state I’ve been to; however, it’s a cesspool of garbage. I’m sure you vote blue, so I’m glad to see you’re gone. Vote for Inslee and enjoy the sh!tshow!!!

I have lived in Tucson since 2004 and the rent has more than doubled since then. If you bought even 3 or 4 years ago here, your sitting pretty with at least 100k equity in your home. Homes are way overpriced here for what you get. Basic non-upgraded, 3 bedroom track Homes in "OK" neighborhoods selling for 300k. Anything South of River Road usually isn't worth living in (it's too Ghetto) except some "small pockets" of nice, older established neighborhoods. If you buy here a general rule of thumb is stay North of River Road and if you go South of River Road then stay West if Silverbell Road or East of Houghton Road. Avoid anything South of 22nd Street at at all cost except Rita Ranch is nice. Tucson is a great place to live if you can stand the heat. The traffic here sucks especially with no freeway systems, but Tucson has much to offer for outdoor activities, good dining, and beautiful views any direction you look.

Housing market is stupid expensive for the overall income in the city (like every else probably). I have a really good job, and want to buy a house in Tucson. But I’m not paying these stupid prices. I’m actually hoping for a housing crash. I don’t want people to lose their homes, but at the same time I want a house…..

I lived in Tucson for twenty years plus. I escaped California in 1999. I move to Bisbee a couple of years ago. Mostly because of family issues, wife and I are caretaking my father who is afflicted with Alhzeimers. Also, the climate is so much better in Bisbee.

As a native, I do like the expansion of the city. As much as some might like the smaller town feel, I personally vibe more with a medium sized city feel. To each their own though. I just hope the Californians are the ones leaving lol.

I quit in Tucson and left for Rio Rico. I couldn’t pay the constant rent increase. I bought a brand new home for much cheaper in Rio Rico. It’s much nicer weather out here and I am still close enough for my job.

I’ve only been here in Tucson for 6-7 years, but here’s my experience. I’ve never felt safer here, in a city with high crime, vs other places I’ve lived, because of the minority I am. I’m more likely to have my property stolen by poorer people than be attacked or discriminated against by institutions. Murder rate is scary, I agree. Down at my income bracket, cost of living is super low compared to other parts of the country. One room apartment back in NC is nearly 2000$? I’m happy with my humble 2 room for 950$. And at the same time, minimum wage is going up to 15$ in the next few years, which is the recommended living wage in the US. Again, for me down here in the territory of the working poor, this is great to hear. It hurts my heart to see all the homeless. I would intentionally bring gallons of water with me to and from my job last year to hand out at corners everywhere I went (now I don’t drive as much). The drug issue goes hand and hand. A lot of theft may go with it. Rich people don’t steal from your cars. They steal from complex positions. I don’t see homelessness and drugs as a reason to leave. I see it as a reason to invest in helping the least of these in my community. And not just by helping through non-profits. These people are hurting and they need solutions, not bandaids and not to be treated as THE problem. Leaving Tucson and going to any other city in the US, you’re still going to encounter homeless people. There are poor people everywhere. Some of us have the option of moving to a place where you just don’t have to see it anymore. I don’t care about immigrants for the same reason I don’t care about homeless and drug addicts. They’re people in our community, not problems to fix. People from south of our border have done more working in our farms to feed us since WW2, and I thank them for the work they invest back into our community. My friend is part of the Pima health department. They’re treating drug users as a public health issue rather than a moral/personal issue. I was invited to be a speaker at Banner Health and learned that they’ve been doing mobile outreach units who help people suffering from drug addiction. I know they’re helping people get better. I wish them the best. On the water subject, I’m out of my depth. I hear how parts of California have it and I am concerned. I like to walk the eastern river bed. I’m concerned about gentrification around the university. I’m concerned about the disparity between Tucson and South Tucson. I’m concerned about the crime. I just know that leaving here for another city wouldn’t make things much different. And leaving here for a suburb wouldn’t change it, just make me not see it. But go if you need to. If you have the means to choose such things, then go. I don’t have as much choice. Tucson is the best place I’ve ever lived and I invite all my friends who are struggling financially to try moving here. This city is worth my effort to improve it. Oh yeah: desert pretty and hot, mountain pretty and cool. Thank you for taking the time to read this.

Is this why my old apartment manager tried to charge me over a thousand dollars for a studio apartment? Almost making it so I was on the street? I went from paying 550 a month to almost a thousand. :(

It depends. I personally love the heat. But in the summer I still head indoors from about 10am-4pm, where there is air conditioning and the sun isn’t right overhead. In the mornings and evenings, I’m in a swimming pool or staying in the shade if I’m outside. Many people moving here from hot and humid climates, find our dry heat more appealing than the humidity.

Thank you for this excellent video! I am born/raised in Tucson and have also seen change in the last couple of years. Traffic has become more intense, takes longer to get anywhere, pot holes and cracks in the roads are everywhere, construction on too many places at once, trash, drug addict homelessness growing… I still love Tucson but it is hard to see the negative aspects grow and it’s hard to go anywhere without being upset.

I was born in Tucson I lived there a quarter of my life, I was one of the many affected by the 2008 recession after it occurred I was trapped & not getting anywhere, I moved out in March 2009 & never looked back

I'm leaving when I retire here. Crime is out of control. The city is dirty. The heat is terrible. The traffic has become unbearable. It will be California in the next 10 years

My wife and I moved here in 2020; we’re renting a fairly no-frills home as we get situated and my business settles. The place we rent was valued about $190k when we got here August, 2020. $313k now. I know online valuation is pretty iffy, but…damn! Probably, unfortunately, means no home ownership in this area. The video makes sense.

Sahuarita is amazing for families! we had our house built last year and for a very low HOA we get 3 pool areas and a separate water park! Tons of trails, teen center and events for our kids, surrounded by mountains and everyone is really nice. We cane from Pennsylvania and love it here. Also, it gets crazy hot in the summer but it's manageable with ac and indoor activities

Becareful with the Rancho Sahaurita HOA. They are famous for being intrusive and making peoples lives miserable. I was told the pools close in August even though you are paying for them the entire year.

In general, pay in Tucson pay is insufficient for tech employees. Local government doesn't attempt to attract high paying jobs. The few tech companies that are present are contracting in staff and transferring work elsewhere. That's why I left for a job paying 40% more in Chandler. I visited Tucson a week ago and I was astonished with how down hill the city has continued to go. It's gotten really trashy. Homelessness is completely out of control. The city as a whole is completely run down. It looks like a post apocalypse town. Pot holes in the road are worse than before... even after voter approved initiatives to fix them... where did this money go??? Inefficient government management but this is what the voters repeatedly choose. Great for those getting free government cash like disability, but if you actually work and pay taxes, look elsewhere.

I moved to Tucson in 1972, loved it and stayed 27 years. I left in 1999 because it changed so much and not for the better. After 19 years I went back to visit with old friends and I was stunned! The population had exploded, the traffic was awful, the roads were horrible and I was eager to get out of there.....again. Aside from my good friends there were two memorable places that were just as wonderful as I remembered: Luke's Chicago-style Deli and The Lucky Wishbone. Not enough to make me move back by any stretch.

Born and raised in Tucson and lived there until college. Now that I have a solid career we looked at returning to Tucson, AZ to start our family. The job market is absolutely atrocious. She's right, unless you're in the medical profession, get a security clearance and work for raytheon or are happy making very low wages in the service industry you're pretty much screwed. I am an IT professional with more specialized skills (mid-career) and there is ZERO market for someone like me in Tucson. 90 mins north and you have a plethora of opportunity. It's sad, I love Tucson and would love love love to go back, but the economy wont let me.

Yup born and raised Tucsonan here (30 years) and as soon as I get my degree from the U I’m out. Even as a younger Tucsonan I it’s significantly worse than when I was a kid. My wallet was stolen literally this past weekend downtown also people here drive ghetto it’s sickening .I grew up on the east side but I’ve been all over and honestly some of us don’t even want a small town feel or another city in Arizona. We want a bigger city with more energy more opportunities. Also IMO it’s a tough place to get along. Also don’t send your kids to the schools here. My friends really liked the vail district and basis is a great school too, but TUSD is a joke. I went to charters schools most of elementary and jr high but I had the misfortune and displeasure of attending Catalina magnet high school it was pathetic and seriously four of the worst years and was terribly unprepared for college. The teachers truly don’t care and the honors social studies teacher was arrested after my junior year for sleeping with a student. So yea if you care about your kids education send them to vail or charter that’s about it. I had to rely on mentors from Pima and self teaching to really get ready for U of A. Honestly can’t wait to get my degree so I can move out of state with more to offer

I planned to retire to Tucson, but unfortunately the price of homes has skyrocketed to the point of being unaffordable for me, and l don't want to have to settle. So l guess l will stay in Texas.

There is a few stray kitties off Broadway and N Beverly at the At Home parking lot that need help if anyone is in the area. They are grey and white. They come out around dusk on the the side of At Home. Had to leave to help out my mom:( I can pay anyone that can prove they feed them

People need to stop buying and control the urge to buy in order for these prices to drop, people are making things worse by over bidding which in turn causes more damage to inflation.

People here can't afford homes, also because it's become a hub for crime, also its to to hot. This was a place where people were kind to each other. Happy people. Now you buy a home and the bank will foreclose on you illegally. You never get your home bank. People in tucson that have lived here can't afford homes. People are homeless because rent is to high. Then investors come and buy property we could afford. 🥺💔

I grew up in Tucson foothills area. I could never get a good job always “under qualified” with experience and degree moved to Phoenix got the same job 100k+ Tucson is do the high tech 100k job for 34k or you get overlooked

You wanna see trash move to Los Angeles im a native Angeleno my family has been here since the 1970s, and its gotta so much worse with the homeless crisis.

Great video, imo! I'm 67 in 2022....moved here to the far north side in 1961, started first grade at Harelson and then grad. CDO High School in '73. What has absolutely kept my sanity intact throughout these many decades as I sadly witness the degradation of my beloved city is that I've always lived outside of the city limits.....and deep into the desert itself. I can lose myself in the rough, beautiful wilderness that is the Sonoran Desert. Just yesterday I had a desert tortoise walk up to me and just stare. I see this guy about twice annually.....and feed him the juicy, red fruits from the Prickly Pear cacti on my acreage. Then I'll say adios until our next meeting in the spring. See what I mean?

about 5 years ago i started just going out and picking up litter in my neighborhood. i also threw empty (or mostly empty) shopping carts in dumpsters that had been left in my neighborhood. i was complimented by some people for taking initiative (including a group of young people a few of whom started applauding me) and i started seeing some other people picking up litter as well. it has gotten so much better in the last 2 or 3 years... much cleaner. and i see fewer homeless people. i live about a mile north of U of A. you want a solution... be part of it

After watching the video and reading the comments, I'm a little alarmed but still love Tucson. We visited for 8 days last year and I really enjoyed the heat, the landscape and how the roads and city are laid out. However, seeing the housing prices rise to what they have and then now the interest rates, it seems unattainable for the time being. Also, the salary of the jobs available are lower than we expected and do not match the housing costs. I have an idea for you of a future video I'd would like to see. I'd like to know about what is different about houses in Tucson vs. the rest of the country. Are there things you wouldn't know to look for when buying a home there - issues that are common for the Tucson soil, heat, etc.?

Honestly everywhere is experiencing a big population change, because right now with gas prices and with remote jobs, there's a lot of people myself included that we're city dwellers who sold and moved to the middle of nowhere. Getting away from everyone to work remote was a wonderful turn in my life. But some who were nowhere post COVID now see the lower cost of city living as a way into places they couldn't afford before and they are now shifting to a city lifestyle. It's fun to watch how things change with the markets.

You’re absolutely correct, 2020 and 2021 have completely changed the mindsets and lifestyles and therefore the living requirements of so many people… many people were strongly encouraged to take early retirements. Other people were strongly encouraged or simply told to start working remotely. Tucson was fairly affordable up until 2019, but we have had so many people moving here from more expensive and busier cities that are coming here to retire or to work remotely, that it has completely changed our city in so many ways. I know that Tucson is not alone in this. It is fascinating to watch these changes unfold.

I left in 2014 and never went back, not because it got more expensive or crowded but for job opportunities. I left to Phoenix and I will be leaving from Phoenix soon too Arizona in general is getting way to expensive and crowded each day.

I wish the city would try something new with the homeless issues. With so many studies stating that it can be more expensive to take care of the homeless, instead of housing them. I wish we would try to at least setup a Mercado district area. A refuge instead of every park turning into an encampment. Plus other cities/states have actually been caught sending their homeless to us.

To me When I was Teenager. I realize my friends don't wanna live this town because we'll whatever bad people do to em or not so he/she got lucky and I miss my friends. I should've go with him and he was right along. This town is overheating of stinky sweat how people try to leave town so my friends got lucky. Even my best girlfriend got lucky too how she going to college and I'm happy for her she is genius girl and I miss my beloved girl I am proud what she done how she leaving town and go to better college so I'm already farewell to my soulmate. If they still play victmtion on me with no respect then I might leaving town like my friends or girlfriend can do or everybody else leaving this town no joke I'm for real someday.

I noticed that every Tucson Realtor video I watch never seems to mention Tucson's high property tax rate. Pima county has a property tax rate that is almost double that of Maricopa County, or Yavapai county where we currently live. My wife and I looked into possibly moving the Tucson area a while back, but we couldn't justify paying the high property tax there.

Correct, Pima county has a rate of about 1% the assessed value, but Maricopa county’s is about .61%. I believe the national average is around 1.1% so both counties are below the national average.

Video idea: Tucson and suburb water supply. Tucson is on my short list but that is an issue to learn more about.

I left The Old Pueblo in '06 and have never looked back. Lousy infrastructure and city/county politics being my biggest reasons. She mentioned trash everywhere; that might be a close 3rd reason I wanted to leave. Culture wise it was great and I miss that.

A lot of places are getting more expensive. There are definitely less expensive areas in other parts of the state. Thanks for checking out the channel!

I would love to go back to my hometown from the Midwest. However, engineering jobs are not plentiful there. Yes, there are companies like Raytheon, DM-AFB, UofA, and some others centered around the aerospace industry. Aerospace is not really my area of interest. It's a shame there is not more various "tech" industries in the local Tucson area. No medical device companies in the area either. I've tried to relocate to Phoenix in the past, and it didn't work out well (property was very expensive when I was there). Hence moving back to the Midwest. I really enjoy the desert atmosphere, but it seems out of reach for the foreseeable future.

I agree with everything you said. Our biggest employers are Raytheon and Davis Monthan and the University, although there are plenty of jobs in the medical profession and of course trades such as construction, etc. Tucson is still a booming city and there is a lot to offer here but unfortunately, we have never been known for high wages. No. All of those areas for new builds are high $300’s and well into the $400’s. Vail, Sahuarita etc. prices increases as they sell more. Yikes.

For a while you could get a new bill to be home for $300,000 in Sahuarita, and there were some new builds in Vail under $325k… all sold out now 😬😬😬

Lots and lots of buyers (due to low interest rates, lots of people moving here, lots of people looking to invest in real estate to beat inflation, plus the booming millennial generation first time home buyers getting into the game), suddenly all the homes are being bought up by non-landlords, plus landlords are selling their properties to get out of the landlord game and sell when it’s a hot sellers market… the tenants (including our university students and would-be buyers who keep getting beaten out during bidding wars), have fewer options, so that’s driving up rent… this actually would make a good video topic; thanks for the idea! ☺️

Great question! I’m not sure your price range but anything north or River Road (including Catalina Foothills, Tanque Verde area, Oro Valley, and even certain parts of Casas Adobes and Marana) will be more expensive than anything south of River Road. Midtown, South Tucson, and anything near the airport will be more affordable. I recommend apartments.com to shop rentals by price. Thanks!

Like all larger cities, Tucson has become a dangerous place. Sadd for such a beautiful state.

No offense, but please don't come to Texas.....Californians have screwed up everything here...no offense to Cali's either.....but when looking at real estate please don't offer 350K more than asking price....now, local Texans can't even afford a dog house. Also, why do people move from crazy laws, politics only to bring the same laws, politics with them to where they now live? Anyway, crazy at how expensive it is to try and live for working class people.

I"m from California but my husband is from Texas after living in Washingtion state for 16 years. We sold our house and moved to Texas. Thank goodness we didn't buy a house here. Because trust me if your from any state in the west coast you wouldn"t like Texas anyways. Its every different here and not in a good way. I hate what democrats have done to my California but I would still pick it over Texas and that is saying a lot. Also sadly a lot of cities in Texas are becoming too Democrat.

That didn't happen in Las Vegas where I lived for 22 years. The conservative Californians moved to Las Vegas, which was a conservative/Mormon run city to start with, and they've made it more conservative. They vote down any tax increase unless it's for more police.

@Michael Ellringer Interesting point. Most of the people moving here from California that I have worked with, tend to lean conservative as well. Some have money, some don’t. But they are all moving here to get away from high taxes and fires.

Lived in the heart of downtown Tucson, right next to a treatment center for heroin addicts. Line was long! However, Tucson is a great place. Old people and snow birds ruin it and so does the overtaking of small business and gentrification caused by the university. Live there while you can because the water is going to run out!

What about the millions of destitute illegal immigrants?

Huh? What the fuck are you talking about? Millions, really? I travel the city every morning and what i see are homeless people of all ethnicities, a larger but not sizeable amount of homeless, and generally the same level of crime as always. Tucson has always had a tradition of legally imigrated Mexican/American families, visa workers and yes, illegal immigrants handled by a robust Border Patrol. Stop reading the bullshit that gaslighting politicians provide. Our bigger problem is climate refugees due to economic pressures caused by devastating natural disasters and conflicts over diminishing resources. Grow up.

As rates rise, sellers are starting to have a little more wiggle room with their terms. Many are paying closing costs, and the buyers can use the money the sellers give them to buy down their interest rates, which is great. I love seeing buyers with more options these days. I came to Tucson with IBM back in 1980. Then, republican mayor Tom Volge was able to bring IBM Manufacturing here. At the peak of IBM’s operations, they had 6,000 very good wages with great medical benefits. Then in the late 1980’s the new democrat mayor and city council tried taxing IBM on every aspect down to office supplies. IBM warned them that they would leave if it happened, it happened and IBM shut down the entire plant operations and left taking the 6,000 jobs with them. The operation was split up into two parts, half of the operation went to Austin, TX the other went to Minnesota. Tucson has been controlled by democrats ever since; 45+ years, Tucson never fully recovered and lost a huge amount of money through payroll and business taxes. Until people talk about the truth Tucson will never recover fully, but people in Tucson can’t help themselves and keep voting for democrats every election. That’s the true definition of insanity “voting for democrats every election all while expecting a different outcome every time”. For those who just can’t take it, then explain why all of high end jobs from manufacturing keep choosing to go to the Phoenix Valley over Tucson.

People came from other states, real estate agents are being very unfair, selling houses to people from other states because they offer more money, the streets are very rough, a lot of garbage, a lot of traffic, many drug dealers on the street and nobody does anything.

When you talked about salary. What would be a normal salary and a minimum salary needed to live somewhat okay.

It did the opposite in conservative Las Vegas, the Californians who moved there made it even more conservative, which is one reason I left there.

Run out of medications, want to see a REAL Dr., get some cheap dental work, you're 65 miles, one hour away from it. One of the major reasons I moved here, proximity to Mexico/Mexican pharmacies. A Dr. at a walk-in clinic saved me from having neck surgery. Cost: $3.50 to see him. $3.50 for the prescription.

A major part of the pricing problem are the corporate/investment flippers. I've been watching the market for the past year and a half (bought a house here on March 2021), and have seen countless houses in that time bought over market value, and then they turn around 5-30 days later and sell it for even more (and generally don't do anything to improve the houses - they just tack on $20-40k+ over what they paid). I recently had a firm out of Phoenix send me a letter with a cash offer of $80k over what I paid for my house - I (literally) told them to fuck off. I've watched housing prices here go from reasonable, to well on the way to prices elsewhere in the country. Sadly, the "American dream" of owning a home for the next generation is pretty much dead, unless they're gifted a house or a ton of money for a down payment.....or be extremely house-poor because all their money goes toward the mortgage and bills.

It definitely depends on the flipper. I’ve seen some go in and completely restore a home and it’s beautiful when it’s done: they’ll take completely dilapidated houses and redo everything bumper to bumper, and even sometimes put on brand new roofs or HVAC units… other times they purchase a home, do some interior paint, throw on some cheap carpet, and throw it back on the market for $100,000 more than what they bought it for… ridiculous

@@TucsonArizona Most of them that I've seen (and up until a few months ago, I was on Zillow on a daily basis looking in the eastern/southeastern part of Tucson) have been straight up flips with nothing done to them. This isn't exactly a surprise as it's widely known this practice is going on, and all over the country. I've seen a few here and there that have been fixed up, but that hasn't been the norm in the past year. I'd see the house listed for sale, and then a couple weeks later would see it relisted with literally nothing done to it, except that it costs more. Now, I've seen a few of the older brick homes that have actually been improved, and those sell for way more than the $20-40k over what it sold at previously (not to mention they're not usually relisted 10 days later). I think some people have caught onto the arbitrary price increase scam as those houses seem to sit longer on the market/selling less than asking price, but the damage has been done. I know the Zillow house that was for sale 6 houses near me last fall (Zillow bought it for $100k more than I paid for mine, nearly same square footage) that they didn't do anything to, didn't sell for the asking price and sat on the market for a bit (2 months, when everything was selling within days).....because it was priced way higher than anything else in the neighborhood.

Yes many investors are getting into the game thinking they can make a quick fortune but it’s certainly not as easy as it looks…

I left San Diego for Tucson in the middle of the summer in 2000. Within three months I left Tucson and came back to San Diego. Big mistake leaving San Diego for Tucson.
