Synopsis
Now that the multiplex legislation is in effect, building 3 to 6 units has become much easier, without the need for long and expensive rezoning applications. With this in mind, we're starting a series of videos to keep you updated on developments across British Columbia cities. Last year, we discussed the R1-1 updates from Vancouver. How about a 4-plex configuration with 4 stories (allowed in Burnaby) and a single unit on each floor? Granted, this may require a change to the 2 staircase apartment requirement, which I understand is being considered by the province. Advantages of this configuration are less space wasted for stairways, allows for large open floor plans, windows on all 4 walls for each unit (light & cross ventilation), better visual privacy between units and better energy efficiency.
So how many square feet of living space? 1200 sq ft?
