    When I retire, I might buy a trailer park and just keep the rent low, make enough profit to live, and just let the people live low rent in peace, and save up some cash. The richest feeling, is picking someone up when they are down.

    If you can do that, that's great. There are a million millionaires in the U.S. That's what I read. Some millionaires may live in trailer parks. They may live modest lifestyles. If you do wind up owning a park, be careful. I don't think you'd be happy with a "party park." You'd need to have standards. Units need to be maintained. Animals shouldn't be running all over the place. I'd stay away from parks with dirt or gravel roads.

    Mark Heggeland the ppl on the bus are investors lookn to buy trailer parks . The poor and the offenders need somewhere to go . The rent is cheap . Where else would they go . Welfare ? So our tax dollars can pay for them ? At least they're not homeless . As for being poor .     They're vultures. I've lived in these parks. Listen to what these scumbags are saying. "It's easy because they don't have cars." "They have no place to go." They're talking about washing down a shitty trailer with bleach to pretend it shouldn't be condemned. They make pure profit and don't do shit for the people living in these homes. And if you think they only do this to sex offenders, you haven't payed attention. Monsters. If you're going to buy the trailer park, fucking do your job as a landlord and actually renovate and maintain. But they won't. And no one will make them. Because they have an attitude like yours. You are scum too, with your attitude. You make me sick. Talking shit about poor people. High and mighty and don't know your ass from a hole in the ground. You have no idea what it's like, or how quickly it can happen to anyone.. Don't go taking advantage of the poor. It's hard enough to feed yourself when you're poor. You don't need fucking Scrooge buying up your home. Oh, and btw, some of us DID work two or even three jobs. No reason but maybe THERE ARE NO DECENT JOBS. A lot of these parks are in very economically depressed areas. I am incredibly grateful I no longer live in the one I had to live in. And I'm glad our park wasn't just jacking the rent up to make a quick profit. But my neighbors and my mom were not so lucky. Think! Stop judging the poor and start judging the ones that actually have options, and choose greed!

    Not really. Unless you can clearly demonstrate that the extra $200-$500 a month extra they're paying in rent who dramatically alter their lives, your claim is baseless. And it's not a charity, it's a real estate investment. If they're not allowed to operate at a profit, then the parks don't exist and there is less low cost housing, meaning more homeless

    Ashley Janit I’m a landlord of a small apartment building in a small city. 550 can get you not great, but nice one bedroom downtown. Trailer park clearly doesn’t worth the much. These owners are clearly taking advantage of the fact those tenants have no where to go. It’s only market rent for ex-convicts.

    I felt the same way whenever the investors at my old job would take tours and watch us work, but hey, their money is paying for it. Kinda like when working at Motiva all several thousand employees would have to leave when the prince of Saudi Arabia would come look at his refinery. We weren't allowed to see or be anywhere near the prince.

    What precisely do you propose? Rent controls are a disaster. They'll lead to either a deterioration of common areas as owners try to cut corners or owners will just close the park down and sell the land.

We know enough medically now to understand that this particular issue is NOT one that responds effectively to Rehabilitation. Because of this .. these particular people should NEVER be re-integrated into society. They should not be living in ANY trailer park . That being said... A) two wrongs do not make a right.... and B) there are PLENTY of people who find themselves in these slum lord moble home traps who's ONLY "crime" is being poor, has lost everything because of poor health, divorce, etc. So many people who find themselves victimised by these greedy landlords need protection. Our country has far too many homeless.. people with no record, people who actually have jobs... but because housing is SO overpriced ... they find themselves with few options. It is a real tragedy. . When it comes to housing our population ... we have failed as a nation. The rich get richer, get GIVEN so many perks... while the poor and middle class struggle and fall behind more and more. Capitalism has some good points BUT it ALSO has a dark side... it all depends on the quality and compassion of those within the system. These " Slum Investers" are nothing but bottom feeders... an excellent example of the dark underside of Capitalism. What they SHOULD be doing is changing the system.. and removing sex offenders from the general population... but of course then slum lords could not exploit those "bad boys" .. BUT .. they would still have poor old grammy, or someone suffering from cancer to exploit ... and I have no doubt many of these 'investors' would. I am NOT a "religious" person but I do GET THIS... *What we do to the least among us... we ultimately do to ourselves.* A very sobering realization.

    I am in a trailer park and there’s truth to being hostage to lot rent prices. Once your rent equals municipal lot taxes you pretty well have to give the mobile home away in order to get out. If you put money into modernizing the home you need permission. Try putting up a garage or car port. You need permission and your lot rent goes up. The roads are usually full of potholes and you normally go days before the road is plowed after a snowfall. The snow banks don’t get removed they are further onto your lot. The one you pay rent on so you can have the privilege of enjoying it. Make sure your lot is kept clean or you will get a notice reminding you that the rule says so. Think twice about buying a mobile home on a landlord’s property. You might get it cheap but there’s a reason.

    Welcome to the rental business. I worked in low income apartments once, it's all the same story, and really a great investment long term for the owners. Some of the richest people I have ever met are slumlords who built their portfolios over decades. Check cashing, by here/pay here car sales, title loans, and payday loans are also incredibly profitable.

    14 years ago I was unemployed and living unemployment check to unemployment check. I did own a 24 year old 24 foot travel trailer that I lived in. I told all my friends that I would someday like to own my own property so that I couldn't be kicked out because the land lord wanted their daughter to have the property (it's how I ended up in just a travel trailer). One of my friends told me he knew a guy that was selling bare property that had just been clear cutted logged off. I talked to the man and he wanted just $500.00 down and $500 a month for payments on a $40,000 dollar 5 acre property (with mountain views!) So I scrapped up (borrowed from my Mom) the $500 dollars and now I was a property owner. I got a job and started investing a bit into fixing up the property by putting in a driveway. Free rock, a friend with a Cat and the driveway was in. I ran power to the property and a phone line. 6 months after I bought it a man offered me $84,000 dollars for it! I had literately just $6500 dollars and a few cases of beer to my friend with the Cat into the property. I took the offer as the property wasn't in the state I wanted to live in. I took $30,000 of my profit to Montana and bid on a HUD house and won it for $47,000. Ten years later my house was fixed up and paid for and it sits on 12 beautiful acres in the Southern Bitterroot mountains of Montana! Some luck and a whole lot of networking with friends got me where I am. I am now drawing my pension and Social Security and living quite well. 15 years ago I was homeless without a job and no prospects for an older man. What a change.

    Gareth Wareth I think it is more they have no choice and understand it is business i.e. we have been brought up to expect to pay for what we need .. albeit the price is a rip off. Think it is scandalous the way people prey on the most vulnerable and helpless .. this is not how humans should behave. We are supposed to care and nurture each other instead it is all about the money.. But then again this probably goes back to that primal instinct "survival of the fittest" except it is now "survival of the richest". I think here in the UK at least there is some dignity for some of our disabled, sick & poor in getting decent homes with affordable rents (well at least near where I live) .. not sure how long that will last though. What I can't fathom is how people can live with themselves knowingly ripping other people off.

    I live in a trailer and while not "ideal" it is about 50% of the cost of a similarly sized apartment, and still cheaper than renting a house.

    I just read an article about this happening in a trailer park in my state. I searched for the park and this article came up saying that last year this was done. The lot rent from $205 (I believe) to $500. I know it said that it went up by 69% which is a lot. There are fixed income people living there that might lose their homes. I think this is ridiculous!! The buyer said that the park is surrounded by stores and it is a growing city. He said that if he didn't buy someone else would and turn it into more stores, which makes sense. But I think the rent could go up gradually not all at once. Or if he cared about the people, not at all.

    Do the math on a trailer park and see if one can run on $200 a month. There's a reason it was sold, and most likely at $200/month, the previous owner was completely neglecting it. I doubt that even covered the property tax.

    I agree. I have a property in Texas whose property taxes has gone from 1400/yr to 7000/yr. I pay more than a car payment for property taxes on that 1 unit, and the tax increase happened in a fairly short time frame. It was awful having to raise rent even on yr 1, but now...7 years later, the normal rental rates in that area are horrendous to me. Normal for all the people who have moved there from out of state. The worst part of the whole thing was seeing people who lived there their whole lives with paid off homes, experience gentrification, and couldn't afford property taxes. Then losing their homes to the city, for back taxes. It's heartbreaking. Everyone is moving to Texas for the low cost of housing, but the cost comes through tax payers who have to pay for these subsidized companies

    They forgot to mention the supply and demand part. If the government allowed new trailer parks to be built, the monthly rents would be alot cheaper. However nobody wants a trailer park to be their neighbor, so there is an artificially limited supply to keep prices down. If a Farmer could put 1,000 trailers on his 100 acre farm without government oversight like they used to be able to do 50 years ago, Lot rents would be $100/month, and the farmer would still be making 1.2million/year.

    I don't know about that market they're in, but here land prices are going up 10-20% a year and we pay property taxes to the local/state government based on that value. So if the value is going up, rent would have to too in order to make the same amount of profit.

    Ironic when the felons are the ones being victimized. Also, this guy charges $2,000 for a two-day lecture about being able to rip-off/take advantage of a certain demographic to make money? I should charge $4,000 for a two-day lecture about how to become a scammer who charges $2k per person to teach about scamming. =)

    Damn. This really demonstrates the exploitation of the vulnerable population in America, and even when asked whether the situation is fair, they can't advocate for themselves. Displacement of the poor and the vulnerable is a widespread issue throughout the US.

    This happened in my country too, with houses in general. The prices are extremely high, and wages are the same and sometimes even lower, plus there's inflation. It's terrible.

    Disgusting. I’ve lived in a trailer park and the owner is so nice. He is considerate of those who are living there and at most, he has raised the rent $20 but that’s every 4-6 years. Tenants now pay $220 a month.
