    All three spaces look very nice, the first two you could use the first room to offer classes, like one on one or for a small group and small painting parties if you want to do that again. I love the bigger one, you could even make it into an art gallery slash studio if you don't do that many classes or paint parties. All three have so much potential. It comes down to your budget and if you can bring in enough revenue to cover the lease and supplies and time. Also, it depends on the entrance to those rooms, like is it easy to find, can you hang a sign to let others know it's a studio or classes are offered there. You could even work with the cafe place to display some of your works or have a gallery with them. Best wishes to your journey. I will be hunting for a place myself next year.

    The third one sounds perfect. If you decide to do classes, you can use it for that and it will feel perfect, and you couldn't do it in the other spaces. Plus... no heating! And the vibe on the first floor was great, and the coffee shop looks like a lovely place to go and hang, or for the parents to go and hang while the kids have their class. And teaching is where your heart is. Otherwise you might be in a lease in the smaller spaces, and also have to find some space for the classes on top of it.

    The problem is - you can’t go wrong with either decision. I would ask yourself what would be the most fulfilling in the long run: college, smaller studio, ultimately teaching kids everyday and all the prep etc. …or, the large studio (with a sink++) working on your own projects as well as teaching in the space. ???? Take a while and imagine yourself in each scenario-Which one lights you up? It’s a win win either way… but only you know what lights you up!

    It sounds to me that teaching is really in your heart and I think you should follow that dream. Your art teacher at Thurston had such a huge impact on your life and I think you could do the same for others ♥

    I think the big third one where you can teach is awesome. There are so many options for income. Sip and paint. Paint bday parties etc. But if your heart wants to teach at a school, then that’s what you should pursue. In that case I’d pick studio one for the lighting and brick wall.

    I liked either the first or third space. Perhaps go with the first one since it has that natural light and wood floors. I definitely wish the best for you 👍🏾

    I think you should go with the first one you looked at that has good light. And hopefully you can get some proper heat in there. Then you can rethink whether you want your whole life to change. But in the meantime, you’re not spending that much money For rent. And you are buying yourself some time to think about it. I wish you the best. 😊

    I think that you should definitely try to do classes again! You seem to long for it! I don't think that you need a dedicated spot for class space to do it though. You do need a spot to store the class supplies and I think that the first space would be perfect for storage while still having separation that would allow you to have that personal space you need. For the class space, you could see if they would do a short term rental of the third space when you want to do a week of classes or do them at a park or doing a personal party somewhere. I think that you would be far happier with a reduced profit when you want to do classes than a looming additional $6672/year that you could have spent on funding those free classes that you potentially give.

    Why do you want to go back to school to be an art teacher? You can teach more and what you want on your own instead of the school system. You can make your own art school. All that studying and stress. You would spend less time with your husband and son. I have so many teacher friends that hate teaching in school.
