Interesting that the current owner is selling it. Its value increased almost 5x since it was handed over (early Covid-19 period).
How deep is that bay? Looks like it might be tricky to anchor a yacht anywhere near the shore.
Great sea level height also, You can see tsunami arriving half an hour away...

After seeing it's location on Google Earth, the lack of privacy and any true "luxury" fittings, even asking $2M USD is a bit of a stretch.

This could be a misconception. I stayed in the villa before and it is one of the most private Oceanfront locations on KPG. Because you don't have any other villas left and right in viewing distance and between the 5EV and the villa behind.

The owner shared in a youtube video that the building costs of this villa incl. furniture was 1.6 Mio Euro.
