    Just to be clear y’all, your agent is only allowed to talk to the listing agent, not directly to the seller. So it’s up to y’all to make sure your agent is asking and doing these things. Hold. Them Accountable.

    My agent told me every time on how my offers got beat I always had the strongest offer but someone would come in with a cash offer, as a first time homebuyer I just can’t compete with offers like that

    Kind of crazy. I live in northern Ohio and last week, the first house we have offered on and even looked at, we got our offer accepted. We were told (after we got out of offer accept) that someone offered cash for asking price. That, and there were a few other offers within the span of 2 days. We offered $5,000 over asking and signed an appraisal gap addendum. That is what made our offer stand out. Appraisal is already in and appraised $7,000 over what we offered. This market is crazy and we’ve been planning on purchasing for over a year. We are very thankful to have gotten our offer accepted.

    Wowwwww $5k above asking price that’s awesome! We’re closing on a house in a suburb outside of Atlanta and a lot of the houses are going around $20k over asking price. Thankfully appraisal came pretty close $5k below offer price. I was worried it might not come that close. Closing next month. Congrats on the new house!

    @@abbymartin8180 Congrats to you on the house. I had a similar story. 1st offer on a house was accepted. Had to go 15k over asking but the house did appraise over that amount. Had someone offer 30k over asking but they went with our offer because we had the same lender and offered them to stay a month in the house after closing (they ended up not needing it). Been in the house for a little over a month. Great realtor. Anyway, enjoy your home 🙂

    Congrats! Likewise here. Saw a house we really loved and immediately we offered 30k over asking with 15 day closing. Ended up appraising for higher and now walking into some sweet equity in Los Angeles. After 2 years of shopping we finally got our home

    Bought in PA. I had wonderful realtor who did all these things correctly. Was able to win my house by offering the seller to do a 1 month rent back...in the end they didn't even use it. Realtor helped us know their situation and guided us in the best way to make our offer the most attractive. Had to offer 15 k over asking and won the house over somebody offering 30k over asking. Home did appraise higher than what we offered but lower than their offer. This video showed me my realtor was a good one

    As a seller, I sold to the 3rd highest bidder but who was in the best financial situation. Most bidders bid near or over what they qualified for.. I did not want to have to relist my house because the buyer could not qualify

    Great move here! Most sellers aren't educated that the highest price doesn't necessarily mean the best offer! I'd rather work with a committed, well-qualified buyer than with someone who may or may not qualify.

    I’ve had 3 offers rejected. I think I’m going to get another realtor, because she keeps offering the maximum offer price & she asked for ALL of closing costs paid. I told her I can pay half of the cost, if the seller can pay the rest. I just feel like ppl that are buying in my area are seasoned homebuyers. I’m getting discouraged. I need to stay in the area that I’m in because of my kids’ schools. Once my daughter gets in high school with her brothers it’ll be easier. She’s a rising 8th grader.

    You have to be careful asking for a lot of seller contributions during a sellers market because another buyer will come in and offer full asking price with no contingencies.

    This is helpful. I just started looking at properties this week. I'm in NYC which has a lot of coops that impose restrictions on how long a unit can be rented. I've quickly caught on owners who rented for 2 years (per Zillow) and are now looking to sell because they can't rent it out further and don't plan to return to the city.

    The houses I was looking at in AZ 5 months ago are selling for like 50-100k more than before, this market is so crazy. I'm so glad I got my house when I did, and feel terrible for those who are still looking. The cash offers and big corporate investors might be slowing down/backing out but the damage has already been done. Now first time homebuyers have to buy the same houses at a higher price and interest rate. 💔

    I agree with you that prices have dramatically risen in only the last 2 years, but I'd just point out that home prices have gone up (although more slowly), pretty much every year over the past 100+ years and each year new homebuyers has it harder. Obviously 2008-2010 is the once in a lifetime exception. I will confidently predict that home prices will once again rise every year during the next 100 years and first time home buyers will still buy houses in the year 2100.

    It's so discouraging... So many older folks around me constantly say they never would have been able to afford a home if they were my age today. The only reason they have a house now is because they got on the market so early.

    Javier, i was close on a few out of first 10 houses, in the DFW area, i was being out priced. I needed to do waviers, i did that on one, then up to my max and told the agent to say that they could get the high price, but i wasnt going to pay the difference. A couple did that, and told me that, since I’m a veteran i didnt want that, but I paid for appraisal

    The post possession thing was huge for us as sellers with a dog …moving with a dog is hard. The buyer that helped us out got the house.

    It’s all about the money and getting the money the fastest. One house I looked at had a leaky roof, shifted foundation. Sold for $40k over asking… lol. A lot of the realtors coming to see the house were on FaceTime so I knew who ever it was, is buying the house for investment and not for living. The house would never pass inspection or appraisal for the price it sold at. ROFL.

    We didn’t ask about the seller but we had stellar agents asking the good questions for us! The little details is what won it for us. Just got our offer accepted last week for a home in Vegas. VA loan, we offered 5k over asking and added a tasty cash buffer to cover more if the appraisal came in lower than closing price. They were very appreciative of this and we were told that our willingness to wiggle on that won them over. We were so thankful!

I fired my realtor for those reasons, now after my first showing with my new realtor there's a big difference between the knowers and the lackers! The downside is a few houses I thought I could have had are gone and the market has slowed for Christmas 🤦🏿‍♂️

    Here in colorado most good place use mainly conventional and hoody like place is easier for FHA. 3 years ago it wasnt like this. Also you need like 20-30k over appraisal

    Southern NH a lot of people are just offering $30-50K over asking for a $300k asking price 2 bedroom 1 1/2 bath less than 1000 square ft. WAIVING INSPECTION all together. even in the higher price range like 400-600K buyers are getting outbid by cash buyers & waiving inspections. it's not an easy market here.

    Great information in this one, Javier. Suggestion for a video: could you touch on any tips for how to stay on the same page regarding desires and compromises for couples going into the home buying process? My fiancé and I are mostly wanting the same things, however we are seeing his desires (acreage, detached garage) are starting to be the limiting factors in finding homes we both want to even tour and are within our budget. We are both smart and understanding of compromise, but I don’t want to be the one bad guy telling him to drop all of his expectations. Any insight here? Thank you for all your content!

    More earnest money beat our offer … we offered more for the house, but no one here gives you a second chance so now I’m in a house that I paid more for..it’s a better yard, so I didn’t have to add a fence. The bank waived our appraisal.

    Sellers had to put house back on sale and where already moved out. Conventional loan, closing in 30 day sealed the deal. We closed in 28 day.

    One risk associated with the post possession suggestion: a typical home owners insurance policy states quite clearly that they will only cover a claim if the owner is actually living in the home. Seems like a huge loophole that the insurance company could use to deny a claim when a thunderstorm sends a tree into the living room three days after closing. There's short term rental insurance, but I don't think you're going to be able to pick up a policy for the small amount that your "renters" are paying for the few days long post possession.

    If an offer was discounted because of a VA loan. That loan is not in my eyes a “government loan”. That loan BENEFIT was EARNED! So if my loan was denied just for that reason…I don’t want the seller getting my money in the first place. Just my opinion. A few sticks put together with nails are not worth my principals.     Thank you for your service. My husband served and we used the VA loan for our first home in 2017. We lost 3 houses because of our loan type before we got the house we’re currently in and it hurt. We had good credit but didn’t want to pay PMI. Unfortunately, in our area there is a stigma that the VA loans take longer to close due to extra stipulations. It’s all bullshit but it still impacted us and our offers weren’t taken seriously. The house we got was an older couple that built the house and adored the picture of our baby in our offer letter.

    I think the issues it that FHA and VA loans are more difficult on the seller, as they have strict requirements about inspections and safety, Ie railing etc (the home has to be brought to current building and safety code), which means work and money for the seller! In this market if a seller can easily off load their house without doing additional work to a conventional buyer, then why would they accept a VA or FHA loan when they will have to do a lot of fixing potentially.

    I have realtor friends in the area and I can definitely confirm that they are hot markets. AZ in general has been one of the hottest markets the last couple years and still going. I think Phoenix in particular has had some of the highest appreciation the last 12-24 months!

Took about 10 times tho... one house I was a backup offer oh, another house I was the highest bidder but they did not want fha, the last house I waive all contingencies... Been about 6monthband my house went up 40k... Inonly paid $5.00 over asking.... But i live in Lancaster ca

    I used to believe offers were just a numbers game, but now I see more and more listings that flat out say, NO CONTNGENCIES. So anybody that has to sell a home before they buy a new one is in a tougher spot than renters who are buying their first home.

    Reason 1. Price Reason 2. Your using an FHA, VA or DPA REASON 3. Your contingent Reason 4. Your “tough” agent is off putting and the selling agent doesn’t want to deal with an asshole.

    Javier what about using an EMD ? I've put in 50k and still got my offer rejected. I was 2nd place and they won because they waived their financial contingency 😭. Im in the northern virginia area

    EMD doesn't really mean much to be honest. I hardly ever hear of any buyer ever losing their EMD to the seller, unless their agent totally screws things up (I'm a realtor in San Diego). It's always nice to have a higher EMD, but I wouldn't say it's a big determining factor to getting your offer accepted. Unless you are neck and neck with another buyer and you happen to have a higher EMD. Still, make sure you have a sizable EMD just to show you have some skin in the game. Unfortunately, being the most qualified, and most agreeable is what it takes to get it done in todays market...

    At 14:14 - would it help close the deal if the buyer offered to remove the finance contingency and also include a $10k (or larger) non-refundable deposit if the buyer's financing falls through? The buyer should already know that they qualify for the loan so it doesn't seem like the buyer is putting themselves at risk.

    They absolutely are putting themselves at risk, banks do credit checks up too, and including the day of closing, one oops on your credit (and that could include identity theft you didn't know about yet) and you loose your financing!! That is insanity to risk loosing 10K for a house, 4K maybe, but 10K, no way in hell.. removing a financing contingency is just plain stupid! The loan does not go to underwriting until you have your offer accepted, which means they don't do a deep dive into your finances and taxes etc until you are already under contract for a home, a copy of your purchase and sales agreement actually goes to underwriting so they know what they are dealing with for numbers and only then do they start the actual process which gets you to closing.

    @@bettysmith4527 - really nice point about identity theft. I'll plan to freeze my credit before I buy my next house and jump through the extra annoying hoops to allow the bank to access my credit. I wonder if one could pay an additional fee to get "pre-underwritten" so a human can do a deep dive into finances and taxes beforehand, which should make for a far stronger offer and almost as good as an all-cash offer if investors are also bidding, which indicates that t's probably a good deal.

    @@donaldlee6760 You cannot freeze your credit when you are trying to get a mortgage, I am not even sure what that means. No, you cannot do a "Pre underwritten" offer, underwriting cost money, and banks only do it once you know your have an offer accepted.

    California here👋 My fiance put an offer and they were finally accepting FHA offers. Then for some reason after cross qualifying. They ghosted us life wtfff!!! Or they accepted another offer🤔 I'm pissed because they checked his credit and personal information. Our lender asked why didn't he get accepted still no answe. We are looking at the ghetto where we came from for a forever (Home💕) South Central LA or Inland empire. I mean if the hood is too good for us (where can't we get in). The rich are just trying to gentrify everything and get the poor out and stay at their lowest and get the middle class to disappear. For real....

    A lot of times the listing agent will ask for buyers to cross qualify with a lender that they know and trust. Sounds like this is what happened to you guys. They wanted you to cross qualify so that the lender can make sure that you do indeed qualify for that home, and not just take YOUR lender's word for it. Unfortunately they probably got a better offer and just didn't communicate it with you guys. Especially nowadays the listing agent just doesn't even bother to communicate as best as they should

    I wrote to my realtor,” Looking to adjust our strategy so I’d like to track our failed offers. How many other offers were there & how did we place in these offers on both properties. What beat us? (What were the terms of the winning contract)? Was it their finance company? Conventional versus VA? Did they waiver appraisal or did they do a shortfall? Did they give them two weeks post possession? Dave and I will look at our finances, then talk with lender to see what we can do better there.. The housing market is crazy so the more we know hopefully the better our chances in have finding a home.. Appreciate your help” They replied,”unfortunately they do not and will not share this info . We can only wait until it closes to see what they paid and what type of financing they have .     It might vary depending on the market but what your realtor said was absolutely not true for me. I'm sure there are seller's agents who are rude and dont want to provide that info, but I had to go through two different realtors and both of them were able to get the majority of the info you listed above within a few days to a week of the sellers accepting a different offer (and I put in around 10 offers on 10 different houses). One thing I did notice is that having a more experienced and personable realtor made a big difference as well. My second realtor had more success getting us into see houses early/more connections, and communicating through the listing agent what types of terms would make a difference to the seller before putting in our offer. It might be worth looking into other people if you're not locked into this one.

    Idk man, I can always call and have a friendly chat with the agent to see what offer won’t and why they picked it. Sure they won’t give specifics, but some info is better than others. I think that’s a cop out

    Me crying in offers 30k plus over listing that's already increased 100k in value in 2 years, full cash offers ith sign unseen and every combo of insane offers... As a mid 20yo finding a place is so unreasonable, not the prices, but the competition.

    That as a Buyer, your agent should be friendly and communicative with the Sellers agent. And then he mentions that if the lender for your mortgage you're using, is a local well-known lender, to use your Lender to contact the sellers agent as well so the sellers agent can be confident that your loan will close and there won't be any issue. The reputation your buyers agent or lender has in your market, can also make an impact when your offer is presented.

    I had THREE sellers reject my offer (and be totally honest about it with the agents), for the sole reason that I was a single person, and they felt that a "family" should have the house (apparently single people don't deserve houses?) ..This was in 2016 when the market was just starting to recover and it wasn't like it is now with bidding wars etc. I then decided F*ck it I'll just buy new construction, this time it was the neighbors that would come out of the woodwork when I would go to see the progress, they would interrogate me like I was a criminal for buying a house as a single person, literally "so it's just you" was one of there many questions, and they eventually told me there was crime everywhere in this neighborhood and drug activity etc, so I backed out of that house, lost 5K, but it was in the city which is gross to me anyway! FINALLY, after 3 months, I was so thankful, because in the end I got my DREAM. HOUSE, and I love it more and more everyday, I am literally in love with my house! I am so thankful the widowed lady that owned it wasn't part of the "only families deserve houses culture". The other homes that I was rejected on needed A LOT more work and were not in ideal areas, I now have a perfectly sized SFH, on an acre of land, in a beautiful wooded area that backs up to conservation land and trails, with neighbors that are a joy to be around (and accept me as a single person that owns a home). It all works out in the end, just keep your chin up, and whatever is meant to be will happen!

    My tip-unless you're homeless, you have a place to live-and its probably cheaper than the insane price you will pay for a home now. Enjoy your life in your apartment or current home. Take up a new hobby. Focus on your health. Get into fitness. Forget about buying a home. Homes aren't the be all end all. I've read a couple articles now that many ppl who've bought in this frenzy now regret their decision.

    Listed my house for 375k. one day later, an investor offered 25k over asking price. Sucks for the other 4 people that put in but 🤷🏽‍♂️ Hate to say it but conventional/fha can’t compete w cash/investors buyers Btw I live in qc, az

    I hear ya. My girlfriend and I were looking at apartments in Phoenix and Scottsdale and they are similar prices to here in San Diego. I guess they are just raising the rents like crazy and seeing if they can get what they are asking for it. Sucks :/
