First check current HOA pricing because I heard it might be going up at hidden Ridge. Next call my buddy Javier Ortiz just to make sure you know all about fire insurance and if it’s relevant. They’re starting to promote their new community in Lincoln so they want to finish up with hidden Ridge but with lowering interest rates, they’re really not going to let anything go at a huge discount. If you can keep it under 1.5 with a nice size lot I think you’re in good shape. Again, this is no guarantee but it’s Toll Brothers and the comps are there.

Thanks for giving me the insider’s view of this Toll Brother’s planned development. I hadn’t heard about it!

Toll Brothers has the nicest models of any builder, but they have the most insane bait and switch in terms of their listed prices and how much the homes actually cost and what you get with them. I’d also worry about developments being abandoned half finished at this point with buyer demand plunging and builders not able to complete homes due to supply chain problems. It’s bad out there! They will finish those homes but when and at what prices will be interesting.

I remember driving through this area and the hills did not have a sprawling housing developments. Abundant wildlife. Now all you see is construction. No respect for the beauty and nature. No effort to build up.
