    People will have to accept reality that we won't ever return to 3%. If sellers must sell, home prices will have to decline, and lower evaluations will follow. I now look towards the stock market to fuel my millionaire goal. Sure I'm not alone in my chain of thoughts.

    U.S. stocks have historically been the best investment. Much safer than real estate. Treat it like real estate, don't panic sell and impulse buy.

    I like both. But in my experience, most of the millionaires that I know have gained their wealth through diversified investments and they all had a sort of advisor helping out with informed decisions.

    To afford a 500k mortgage you need to make 130k gross lmfao. Only the top earners can afford homes anymore.

    Look to smaller towns. Fairview Alberta has some cute little houses for $80,000-$150,000 depending on what you're looking for. Employment opportunities are a little lacking, but there are ways to get around that issue.

    Not a bad plan. Not only do you get housing, but also a paycheque, and a pension when you retire. If you were really good about saving and investing your money while serving then you probably could afford a house somewhere when you decide to leave. Additionally, the military will pay for you to get higher education, but they do require you to work for a certain amount of time after you graduate before you can retire.

    As someone from Halifax, a lot of other living costs are more expensive than Ontario, also taxes are higher. The housing cost is only one factor. Not to mention that the health care system is crumbling...

    Property taxes can be held in escrow by mortgage company and just become part of your monthly mortgage payment. Mortgage insuarance is REQUIRED from almost any mortgage company where you don't put down at least 20%. Hinestly looking at this list of things, if you rent you're already paying the following: Insurance- renter's is cheaper so you will probably have a higher premium. Mortgage payment you already pay rent and mortgage payments are sometimes cheaper. Utilities already paying for. You definitely left out HOA costs since like 80% of all properties are oart of one now.

    In Germany you can calculate with 10% for all the side costs (Notar, Grundsteuer etc)

    A house like this in Toronto heads into the millions 🥲 It depends where you are in Canada but this price is normal for the cities. In a small town like where I am, you are only looking at 200,000 - 300,000 but your monthly payments are the same. 🥲

    @@user-sf8yt7xz1n Because, at least here in Canada we have "building codes" that you have to follow. You can build a house, but if you ever want insurance, or power or plumbing in it, or anything really, You have to pay out the ass for it, and if you don't follow the guidelines you can get fined. Gone are the days where you can just go get some building materials and throw up a building that'll last 100 years. Because the government is involves with so much of our housing, its often prohibitively expensive to build anything other than your standard timber frame and dry wall house. This is why I say they shouldn't be involved as much.
