Normally at these nice apartments they want you to have 2x - 3x income to rent . Your credit history will also be considered. Also ensure you do a thorough background/history on the apartments. Look at the online reviews by prior residents, go by the property at night as well to see if you note any sketchy people/ activity that may be a concern. Just because it looks nice it doesn't mean it's a safe location/neighborhood. Do they have security posted, cameras? Do your due diligence folks. Once you sign that lease you're on the hook. Stay frosty out there.

I'm creating a full documentary about this place in hopes to A: Create awareness for people looking to sign a lease at this god awful place or B: The owners change some stuff and actually take care of their residents instead of only caring about lining their pockets with more money. This place seems like paradise, until you become a resident and become more aware of how much you pay per month VS what they do NOT do to the rest of the property. The units are so old that everything inside is just falling apart, but nobody will do anything here besides put a bandaid on it rather than update and modernize things. Some might say that side would be petty, but not for the price of rent here. I live in a 1 bedroom, and pay over $1600 per month. I've lived here for almost a year now and watched numerous residents leave as soon as their lease is over because of how bad this place is. They literally put all the money the residents pay, into the front staff building and pool, so that it looks nice so they can get more people to flood in and fill their pockets with money. There are two pools, the front one stays open most of the time, but the one in the middle hasn't been open for more than about a day or two, in over two years. They jump from one excuse to another but nothing makes sense. Even if every single unit in here was only a 1 bedroom, paying what I pay per month, they rake in EASILY hundreds of thousands of dollars per month. Millions per year. But then they give the landscaping to the lowest bidder. So the property looks like shit. Half assed mowing jobs where you can literally see huge patches of uncut grass that they just sped past cause they are in a hurry. Dug out marks from where they turn the mowers so fast it just digs up the lawn. Literally there are bags of mulch sitting around in places that are just part of the landscaping now. Whenever they've come back to re-mulch or landscape, they literally just work around it. Rather than remove it or whatever lol. They charge monthly for "valet trash" which is supposed to consist of some people that go around each day, except for weekends and collect your trash if you leave it in a designated bin outside your apartment. I've had numerous occasions where the idiots literally rip the bag open, and then leave it for me to clean up. Or they grab as many bags as they can from each building, then throw em out in front where trash just spills out into the parking lot, and they pick it all up every time.........NOT. They make more of a mess than animals that rummage through the garbage. They have a "dog park" that is so badly maintained you can guarantee your dog will eat something they shouldn't, broken glass, candy wrappers, other dogs shit from irresponsible owners that won't clean up after themselves, holes in the fence where little dogs can crawl out under. Lol they put a wire around the bottom because people were complaining about it, but dogs can still just dig under it. This is a "dog friendly" community, yet there is literally just trash everywhere, not to mention the amount of times I've had to fight my dog to remove a CHICKEN BONE he found. They're everywhere for some stupid reason. In my building, the sprinkler broke, had to have been WAY before I moved in here. Over the course of the last 9 months, they put some cones around it and some caution tape. Meanwhile the water literally explodes out from it every night when the sprinklers go off, and has now flooded through and cut it's own paths through the landscaping in the corner of the yard. That's not the issue with that one, the issue is it's starting to erode UNDER the building. You can literally see under the corner foundation of the building now. That is quite concerning, to the residents, but not the owners or staff here. Did I mention this place was "pet friendly"? There were literally hoops and restrictions I had to go through in order to get my BEAGLE in here. Yet I see multiple owners walking their massive 150+ pound pitbulls around.........OFF LEASH. All like "It's ok he's friendly." Yeah, so are the bullets in my gun if that dog tries to come near my dog in an aggressive way. But lets move on, the amount of people that post DAILY about packages being stolen, or delivered to the wrong place but just not given back is absurd. No there are no cameras on the property either, there may have been at one time or another but there aren't even any working lights down on the walking path for safety. Just the old wiring that went to the ones that used to be there. There's a boardwalk out over the lake, but that's falling apart and probably hasn't ever been maintained since this place was built. I could go on. If they charged around $800 per month, I'd say everything I just said would be justified. But this is considered "luxury" apartments. But the only part of it that is "luxury" is the front office and front pool, oh an the owners wallets I'm guessing are some very nice designer brand.

If you can't get a residence on your own without a cosigner, then you don't actually have the ability right now to get a place. And keep in mind that the rental prices you see typically do not include pest control, garbage service and pet. So almost every rental price you see anywhere you should up the monthly fee by about 50 to $75. And remember people when you co-sign for a loan you are as equally responsible for the loan. It's just as good as if you had purchased the place yourself. My old apartment in Tampa has gone up nearly 100% since I moved out in 2020 from 1,000 to around 2K a month. If you can room with people I strongly recommend it especially if you're trying to save money to get your own place. Just stay the course girlfriend ❤️

Orlando is very quiet and high key boring (for me). Very touristy. But if you are going to UCF there is a lot to do in that area & semi close to Downtown (weekend nights it’s poppin)

Why would they put chips in the fridge😟 but that's a nice apartment. There is one in Miami like that one for $2200 for 3 bdr. I can't wait to come visit🙃

Look in the Kissimmee area as well as it’s not as populated as Orlando. You can find cheaper but you may have to drive to get to the main places.

Lol, "Everything is brand new and modern." Yeah, in the show apartment and the front office. The rest of the units all have old ass shit that is falling apart. This place is terrible. I'm making a documentary about how bad this place is for the price each tenant pays. I went into more detail about my experience here as a resident in a reply to someones comment below. Do Not Rent Here. They only care about your money.
