Have you noticed or heard any indication of lots on the golf course in the Well Point or oaks area that would be large enough for a Premier home with a 3 or 4 car garage? It’s very difficult to determine if large homes like in the Enclave could be accommodated. Thanks for all the consistent updates - such a tremendous service you provide to those waiting for just the right spot.

Many of the custom build homesites are certainly large enough to accommodate a 3 car or even 4 car garage and many of the newer Premiere home plans (but something like a Grandview probably not) that are currently available. If they would allow the Premiere home to be built in those particular communities is a question you would need to ask of your sales rep. From what I’ve seen in the air and on the plans, yes, there are several homesites that would accommodate a home of the size you are interested in.

Do you happen to know if there will ever be a shortcut over from Citrus Grove and over the Bexley Bridge, then head over to Warm Springs (over, under?) so we can get to Red Fox, Gray Fox, Loblolly and Longleaf without having to follow the Turnpike for miles then U-turn back for miles to join up with Corbin Road? Will there be a passthrough over or under Corbin Road? Thanks for all the great vids, we are big fans!!!

Eventully McNeil drive will open and give you the most direct route that you are looking for to the current south end of Corbin Trail, Until that time it's open you should not try to go up it because of the frequent heavy equipment on the road, the are not looking for people on bikes and in golf carts, it can be very dangerous.

Don, love your videos and info. And, as a fellow drone pilot, I really enjoy the aerial footage. My wife and are getting ready to schedule a Lifestyle visit and we are trying to get as much The Villages info as possible, but sometimes it's hard to see where the different Villages are located. You mentioned I believe 2 new grocery stores. One in Middleton and one possibly near Eastport. Are they both Publix? Will they both have a shopping center/restaurants like Magnolia Plaza and Lake Deaton?

Susan, no details are publicly known at this point, my statements are all based on the recognizable footprints of the building that have been made available by the developer. As soon as I know more I will put the information out.

A couple of years ago I was told the The Villages had a 37 square mile footprint. With all of these new areas what would the size of the new footprint be?

It’s nearly 100 square miles now, but of lot of it is still undeveloped. It will take another 20+ years to develop the current property holdings. Will it grow beyond that, if history is any indication, most certainly yes.

Any information about the expansion of 301 near the turnpike? What a mess that can be!

Nothing on the schedule yet. But in the next 2 years we will see the widening of I75, widening of 301, and the widening of the Turnpike - including the replacement of the 301/turnpike bridge/interchange happening all at the same time. It sounds like a recipe of chaos and congestion in Sumter county to me.

Mr. Wiley, regarding the CYVs that are being built between Cordoba Recreation and Hacienda Hills golf club (I believe the area will be called Marbella Villas), do you think they will be priced higher than the new CYVs down south? Same question for the CYVs being built in the "new" section of Richmond. Thank you.

You are correct it is Marbella villas. Of course you know the 3 rules for determining property values - Location, Location, and Location. Both locations would be considered highly desirable (by some) and may allow for a slightly higher price, but I think the higher construction cost for building in these smaller areas will have a greater impact on the pricing than anything else. It much more cost effective to develop a large area than it is to develop these small isolated location. Yes, the prices will be higher for several reasons, but they will be consistent with market values.

My best estimate is early 25 things will start to open, but that requires a very agressive schedule.

Blondies and Genesis health in Spanish Springs are taking FOREVER. Add in the closed Mexican restaurant and Spanish Springs looks incomplete. Get moving Villages.

Yes, there is a family section of The Villages, they have seperate facilities for the over 55 section. These are the families and children of people who work for the villages or one of the many supporting companies.

Agree 100%, I've been out there at dusk for a blood letting...

They have to get the trash under control from the Bexley bridge south. It is everywhere you look. the lakes look horrendous, the trails and multimodal roads are littered all along both sides. It’s honestly terrible they have the nerve. To look at you funny when you mention it to them. Like you’re the problem not the makings of the landfill we’re living in.

Yes, there is a trash problem in the areas under construction, there always is, it is very difficult to control. As the homes get sold the areas and the ponds get cleaned up and maintained by the district (and the residents), but it takes time.

You have been here 10 years and certainly know the rules that need to be followed. You, however, continue to run your businesses out of your home. You even run your Sunday live videos from your den. What is your excuse? Is it because it is an interior violation and you know that the developer does little to enforce the rules? I do not think you leave a good impression with your fellow Villagers and Sumter County.

Neil, you ask an interesting question. Yes, I am very aware of the rules, restrictions, covenants, statues that I am subject to. No “excuse” is needed, what I am doing is neither unlawful nor not allowed; FS 559.955 allows and protects Home Based Businesses such as mine, and I am operating within all the tenants, requirements, and intents of the statute. With respect to the deed restrictions, they do not supersede Florida law, it is when the law is violated or exceeded that the enforcement abilities of the declarant would come into play, and rightfully so as the activities would be disruptive to the community and neighborhood. There are many hundreds of home-based businesses here in The Villages and perhaps thousands more that may qualify as such by people working remotely from their homes. These would also include anyone who owns a 2nd home - here in The Villages or outside The Villages - that does not have a physical location outside of the home in which to make or receive calls related to a rental property, maintain financial records, conduct email correspondence, or any other business related activities. Have you made similar enquiries to all of your neighbors that may also be engaged in a home-based business activity? Or is it just because I have said something you don’t like, or you disagree with that you now pose this question to me? Please feel free to file a complaint with Community Standards on my home-based business activities. If they determine that it is a valid complaint it would be forwarded to the developer for resolution. Considering the number of times that the developer and I have gone head-to-head over my business activities over the last 5 years, I am sure that they would have taken this route in one of their many efforts to shut me down and shut me up if it had any merit or standing, but they haven’t.

Congratulations on your decade of active and healthy "retirement!!!" Another great and highly informative video update. I also appreciate the voice-overs, the discussion and details you add are much better than captions alone. @8:45 They can probably control freeloading sitters at Blondie's by doing what the Mexican restaurant Fiesta Grande does in Brownwood Paddock Square by putting up a short 4-foot high fence/gate system. It seems successful and due to proximity would be an ideal place for "squatters" to take in the music in Brownwood.
