House hack number 4 for me. New lending 2-4 units conventional 5% down buying a duplex. I’ve always rented out room by room, my tenant in still going to live in one side with me renting out the top. Seller concession of 3% towards closing costs. Move in ready, I’ll be in the deal for $5500 out of my pocket. $750 for upstairs they pay utilities. $425 for the room in the unit I’m moving into. 1175 rental income, mind you I’m living there $943 PITI, worst I’ll be out of my pocket about $100 for utilities to live. Closing nov 30th, these new guidelines go into effect nov 18th,2023. Best part my 3/1 single family I currently live in which I’m house hacking I have $689 PITI and will rent for $1250 a month. Between this and another rental I’m closing on next week will but me up to 5 rentals 11 doors and enough to quit my W-2. Jan 7, 2024 is my last day!
