How about Art Bay project on the water by Ellington. Is that location good as it is 10 min from downtown and walking distance from metro?

I think the Valley and Damac hills 2 area will have a lot of growth over next few years, beauty of being there is that no matter which way Dubai decides to build, you are around half an hour away from everywhere, townhouses are still affordable too right now but won’t be for too long

Yes, I agree there is potential for a lot of growth there too. Just I have a lot of investors who say they don’t want to buy further in-land. They understand the vision of Dubai moving South so they would rather buy down that direction than further into the desert. Remember they can always build further and further into the desert but being along (or close to) the coast there is only finite space

Yep agree south side is where government wants to go but government plans do not always work out (e.g. world islands). My personal choice would be not to be stuck on one side of Dubai and it taking over an hour to get across to the other side where most likely will work, going through central Dubai (traffic will only get worse in centre, the metro expansion won’t be quick enough for demand over next 10 years in my opinion and will become overcrowded, especially at peak times)

@@ac_utd6252 good point about the World Islands. Not everything works out. But I really believe this is way more likely. We have Al Maktoum Airport, Palm Jebel Ali, EXPO City already built. Also Abu Dhabi being south helps too. It just seems like a sure fire investment, way more than the World Islands, in my opinion

Agree to what you said but you missed (Dubai creek harbour , The Valley , Mina Rashid and Dubai islands ) these are the best to invest in too

Not convinced by Dubai Creek Harbour myself. The valley is also far out and not South. Rachid Yachts & Marina and Dubai Islands are also both great options and just missed out on the list. Probably because they just have very limited stock.
