The Shame Of Vacant Property In A Time Of Homelessness!

Back in 2021 the Census revealed a shocking “one million homes were unoccupied”.
But now we have a new survey from economic research organisation Prosper Australia, looking at empty homes in Melbourne from 2019 to 2023. The report SPECULATIVE VACANCIES 11 makes the point that while around 30,000 people in Victoria have no home, it is hard to quantify the number of homes that have no people. This they attempt to do.
To access vacancy, Prosper measures vacancy rates across metropolitan Melbourne using data from Melbourne’s three water retailers - Yarra Valley Water, South East Water and Greater Western Water.
They found that of the 1.9 million dwellings with active water connections in the study area, in total 97,861 dwellings sat empty or under-used over the entire year: 5.2% of all dwellings in metropolitan Melbourne, or one in 20 homes. These vacant dwellings represent a huge pool of valuable resources not being used productively. At the average household size they could accommodate over 250,000 people.
If this were replicated across Australia, it could be there are sufficient spare homes to meet current need! This should be a top political issue, but one no-one wants to touch!

    It is an issue for sure, but why are not more developers held to account when they deliberately land bank to create artificial scarcity, then claim its all gov red tape causing the supply shortage. It’s as much of the problem as the migration level issues.

    I am personally aware of a family of three living across two five bedroom houses in Melbourne while holding three purposely empty properties in Canberra. Make no mistake this is deliberate, malicious, and subsidised by the government...

    More rate rises won't stop inflation, and here's why (Alan Kohler, ABCNews). Summary: Nearly 3 times as many Airbnb's etc as there are vacant rental properties.....Applauding Victoria out of the gates and hoping it goes national so it can't be shut down. Otherwise we will see Crown Land is not worth the maps it's written on, if we can't unleash the productivity of it, past valuations. USA is currently shucking a lot out of their greed.

    🇨🇳 buyers like property new & left vacant, it's a cultural thing as capital gain is the prize. We need to stop just taxing that behaviour/intent and have policy responses beyond what we using now. $2,000 tax won't shift the dial if that property is going up $50k a year. Use it or lose it policies needs to come into view.

    I always remember the scene in Charles Dickens book a tale of two cities, where the rich and powerful in France looked down on the poor and homeless and then later in the book the environment completely changes where they are now the hunted and been killed by the guillotine to the chants of the mob. The rich and powerful should respect history and be very concerned about the great divide between the haves and have nots. Emotions and anger is rising fast and it must go somewhere soon.

    Sometimes there are good reasons a property is untenanted. I bought a run down property for a knock down rebuild and it sat vacant for 6 months while planning took place. The money I would have had to spend to make it tenantable would have easily exceeded six months of rental payments.

    @@Sowaryes, the government has done this with all of their regulations - some people are happy to have an uninsulated or unheated property if it'll save them money on rent (I'm one of those people) and in the current situation, you'd be lucky to get the tenants out in order to be able to rebuild. The government has no right to dictate what we do with our property.

    Water use is a terrible way to measure vacant homes. It's not hard to run a few sprinklers to make a property look like it's in use. There government needs to measure vacant -and holiday housing- accurately.

    Not everyone who owns property is a bad person, just as not everyone who doesn't own it is a saint. A lot of people go without things and work very hard to buy property to rent fairly to others. Try not to have such a victim mentality. It has been the governments policy to subsidize tenants into private rentals. It's cheaper & easier for them. If you get rid of landlords (many of whomever are just ordinary decent people) where do you think your housing will come from?

    The large number of elderly in aged care would add to the number. Aged care residents and their families are often in limbo. Parent does not want to sell or needs to sort out belongings and children are busy and don’t have time to arrange property sale.

    The cost to bring an existing property that is compliant with regulations can easily be $20 K Who would spend that if you are going to be demolished or renovated

    Is it appropriate to ask that commodities sold to China has been transferred into Chinese foreign investment buying homes in Australia? And further to this how has the China commodity boom actually benefited ordinary Australians and ordinary Chinese people? Billionaires and oligarchs and dictatorships have prospered but what about democracy, stability and ordinary people????

    How do you think Australia got the highest minimum wage in the world? How do you think Australia can afford giving every Australian an $18,000 tax free threshold? How do you think Australia can keep the GST at a low 10% when most of Europe is at 20-25%? All these benefits come from direct and indirect gov revenues from mining activities.

    @@niceworkabc You are not taking into account direct taxation, indirect taxation and royalties. Last fiscal year direct taxation and royalties on gas generated $18.2B in tax revenue. Total economic activity generated from gas was $121.17B.

    💯 ... along with mass immigration, allowing foreign ownership, bad government policies for decades and shutting down the country for 2 years causing high interest rates, high inflation, high building costs ... you could be forgiven for thinking that they'd planned this situation that we are in, especially as we seem to be in "lockstep" with many other western countries.

    Aren't you a bit skeptical about more government interference in housing? So far, their recent immigration policy has had a big hand in causing this undersupply. Now you want them to ban air bnb? Then what? Do you think every air bnb owner will put that house on the open rental market? I doubt it.

    There's lots of vacant homes listed for sell in regional Victoria, in my town of less then 9k with 200+ homes listed good 50% are vacant as property tax has triggered investors to sell up and high capital gains in the past 4 years all trying to cash out and not even spring yet

    The analysis here is clear and well made. But our governments can't be entrusted with the capacity to register and administer property occupancy and vacancy. It's not so much a faith in neo liberalism, but more a deep mistrust of the authoritarianism of the administrative state.

    What if I owned all the food then while others go hungry? I own it it’s my choice with what I do with it? Housing is a basic necessity that shouldn’t have so many tax incentives to speculate on. That’s the point.

    @@dxer22000 By definition extortionist rent implies high yields. Landlord yields are at historical lows. Most are lucky to make 2.5% before interest payments. The majority are making negative returns after interest payments, hence all the negative gearing. If you don't use good data, you will fail to reason. Have the schools stopped teaching critical thinking?

    They should make it compulsory that all vacant properties which are a livable should be available to homeless people. The government needs to do a register and survey all the properties that are fit for habitation and get people off the streets and out of the parks.
