    Im actually going through the process with NACA currently! I’ve heard so many great things & lm am excited to finally be a homeowner. They have broken down the process and made it easy to understand. It’s amazing that this program exists and everyone should be apart of the cause!

    I am a very happy NACA homeowner. Intake to close was 7 months because it took 3 months to find the right home. It 100% works. Those crying that it doesn’t work did not follow the program and they still expected it to lead to approval. They failed. NACA didn’t.

    It’s says on NACA’s website: No Down Payment No Closing Costs or Fees No Mortgage Insurance And has it changed? I thought you couldn’t own any properties to go through NACA???

    my experience with naca: Make me take classes, pay membership, become a pawn on their political activism and and the end they told me to apply for a regular mortgage with a bank they are working with... and the bank declined the application... because... that is why I was going through naca in the first place...

    @@latoyabrewer1568 I paid their membership, attended their class, at the end of the class the caseworker basically told me he was going to help me get a regular mortgage with a bank, but the bank does no really have any program with naca... basically naca is a sales person for that bank and you end up applying for a regular loan that you can just apply on your own, but the benefit naca claims to bring is that their expert will help you work out your application, so you look your best for the bank.

    I need to watch this full episode because I'm going through NACA now to buy my first multi-family. and they said you must have 5 years between buying another property through them and when you buy your second property...you must sell the first one to go through the program again

    my counselor stays asking for more & more documents even after I upload what she ask for here comes new documents I have to upload and all for $233K home price here in ATL c'mon I live in Dacula 15 minutes away from my job like where dafuq am I going to find a $233K home with 4 other family members

    Once you make an offer, it’s 30 days to close with NACA. It is not a slow process at purchase.

    VERY SERIOUS QUESTION: Should I REALLY become a landlord, if I don't know how to fix things? My current landlord, with fourplex, told me that it's expensive to care for, and If they had to hire people for all the stuff they do, it would cost Thousands. And she said they're constantly having to paint, etc. And since they maintain their own place, they get called all the time. I would love to at least do a duplex, but not if it will cost me more than simply purchasing.

    Hi Jennifer. I'm a current landlord and I can tell you it gets pretty expensive. But once you get through the first year or so and you have a decent tenant, it's cash flowing. Also, you can consider leasing the space to a voucher participant with thorough screening.

    Yes that's what I did. The year before I signed up for NACA I started paying the mortgage I wanted to pay. So I paid my rent and set aside an extra $800 so by the time I signed up for NACA I had an extra 10k on top of what I saved and basically went straight to the NACA mortgage process.

    You say get multi 4 unit owner occupied. But how do you “live” there when the units are occupied ? How does that work.

    You can buy a unit with an empty apartment or you can negotiate with the seller that you need THEM to do it OR yes you kick them out and pay MONEY, honey (depending on the state)

    When the lease is over it is up to you what you do. A fully occupied quadplex wouldn't be an option for you as of now

    I am shocked to see you all talking about NACA. They are HORRIBLE. Everyone who tells their "story" seems to be actors. Nana doesnt keep appointments, don't follow up, makes getting the home a challenge, its as though you are renting because you have to abide by so many of their rules AFTER you move in. Its hit or miss with them and more of a miss for too many.

    Me and my cousin both bought our houses through NACA. She had the ONE good mortgage counselor in Atlanta. I moved states and completed my process in the Richmond, Virginia office which had a much better manager. My counselor in ATL was petty and not good at explaining things. The head of the Richmond office (Cedric) was my counselor. He comes from a long professional career and behaved accordingly. LOL So yes, NACA can be worth it but I have a couple of friends who gave up on it because of how chaotic their experience was. I would say, start with NACA waaaaay before you're actually trying to buy. At least a year in advance. Good luck!

    No credit score is considered. Only bill or loan payments, spending habits, etc. they are looking at the characteristics of your credit history but not the score itself

Is that a good thing then? You are therefore meaningless to them. It all comes down to individuals who would denigrate the African American community by referring to them with derogatory N-words. When you go anywhere, appearance and intelligence-how you act-are more important because you don't know who was in front of you or who is coming behind you-they are more significant than anything else, particularly in the case of movies and television, which sometimes give a bad image of black people. If the n-word doesn't mean anything, then the history behind it means nothing.
