maganda lng mga Villages ng Instik, pag labas mu, puro skwaters, masikip mga daan, bahain, old dust looking bldg stuctures, unmaintained Parks, at madumi mga ilog. the big class divide, emergence of foreigners will destroy that City.

Cebuanos, just any other ethnic groups in the country, would protest against anything that may not beneficial to the society in general or that has adverse effect on the environment or against the welfare of the general community. In the case of Mandani Bay project, why would Cebuanos protest against this private development when it doesn't have any issues? Cebuanos are even more vocal against anything that has the potential to harm the environment that may affect the life of the local community. One recent example was the planned coal-fired power plant that a local business entity wanted to build near Ludo property. The city residents launched an online petition in addition to street protests against the project because the plant is clearly not eco-friendly and would definitely contribute air pollution and affect the health of the city residents. So going to protest rallies is our right to oppose any action, initiated by either private or government entities that may cause health and environment hazards or a threat to the life of both human and other organisms.

It is world class.. by the way, mandani is located in the city of mandaue which is part of metro cebu.. 😊😊

He keeps repeating "World Class Architecture". I expect they would follow the Clean Water Act of the Philippines since it is near the body of water. It should have water treatment plants so all the water will be treated first before going to the sea. Most developers neglect this because it is expensive.

@@simon_6 wow mayaman ang cebu then , sa jeddah kc kabayan bunker fuel ang ginagamit para magpakulo ng salt water tas yun steam ginagamit muna ng turbina para paikutin yun generator ng kuryente tas yunlalabas sa turbina yun pa lang ang magiging potable water after treatment kaya ba ng cebu ang gastos na yan sa bunker fuel to produce water and electricity .. I wish well for cebu to be the nxt megapolis fully developed for the 21st century .

I read on another video, a comment that a viewer said that you only own Philippine condominiums for a certain period of time. He went on to say that the period is usually 50 years. Then, the unit reverts back to the developer. Is this true? If so, then the value would drop when it’s getting close to losing the property back to the developer.

After 50 years they sell the land and split between the condo owners. The land will be worth alot more in 50 years. But yes the building is pretty much done after 50 years.

Unfortunately for you, it's true. The project has been ongoing already. In fact, two residential towers (29 and 36 stories) are already done and units are now being turned over. Currently, the simultaneous building of the next 4 towers (30, 36, 40, 45 stories) is in progress which is called Mandani Bay Quay which comprises 30-story office tower, 36 and 40-story residential towers and 45-story hotel tower. They're in level 6 now. Mandani Bay is a private development through a joint venture between Cebu-based Taft Properties and Hong Kong-based dveloper HK Land. HK Land has several mixed-use projects across Hong Kong and Southeast Asia.

With only real estate that u considered thatthe Philippines is growing fast. It isn't, it is on the production output and net exports. People wont go for rent or buy houses if they dont have spending power. Most many jobs here were underpaid and informal (racket). What we need is entrepreneurs focusing on production, manufacturing, technology and some services. Real estate infrastructures doesn't dictate if the country is doing enough or not.

Can you attract investors if you did not have this kind of development in your country? Production, Manufacturing, Technology needs investors and without them, how can you convince them that your country is worth investing? @@mysterioustravels4305 I am not negative, but if u are only presenting economic miracles just by seeing the total amount of real estate properties being built, that's a false dream. If u are studying Economics, manufacturing, exports, financial amd tech sector are the main driver of economic growth. We dont really need more residential buildings, what we need more are industrial complexes and economic zones. The real estate is dependent on consumer spending. Investors are not looking at real estate entirely, they are looking at financial ratings, business environment, ease of doing business, political stability and consumer confidence. If a country produces more, the income will circulate and drive spending, doon na papasok ang real estate. Tsaka middle East has oil and petroleum. And most of them dont need to work because foreign workers will do most of the jobs. Mahirap pa ang Pinas kaya we need more production, sayang amg Natural resources natin pag hidi na allocate nang maayos! Look at vietnam because of their high exports ayon, mauunahan nanaman tayo. Remember that the global market is bigger than the Philippines. Pag mature na ang economy, real estate wil become more profitable

FYI, Dubai, doesn't have oil anymore since 2016, but before that they already had massive BUILD, BUILD, BUILD program because they will transform the country into tourism hub. That is exactly what is happening to Saudi, sooner or later their oil is drying up. That is the reason why, they do have SAUDIZATION program for their citizens to learn how to work immediately just like what the Emirati is doing right now "working" and kicking out all foreign employee because their citizens needs to work now, no more freebies. Vietnam has the back-up of China long time ago. Do you think they did it on their own? That's why China is insisting that all the company left China because of the pandemic should go to Vietnam to where all their investment are placed. You are saying it's a dream, so dream big my dear. Everybody is investing in real state and besides you cannot dictate what the investor wants in your country. You can only assist them of what is being ask of you.

Tsaka one of our policy is 100 ownership for FDI housing investments and increased ti 40% in construction. Its not a bad thing! Production parin and dapat na i cite din dito ang exports, and advances in technology. Isang example diyan ang BCG at Ortigas. Huge economies today grown fast during their developing years not wholly by real estate but by production and global exports. Kaya sinasabi ko there is need to be done for these sectors hindi lng sa real estate. If u focus on this one and not taking the others, its will not be inclusive. Ayan naumpisahan na mga big infra projects, one of the early step na iyan, dapat isunod manufacturing capability and tech.

Singapore has the most iconic buildings in all of Southeast Asia, foremost of which are the Changi Airport Terminals (especially T3), the Jewel, the Esplanade, The Marina Bay Sands, and lots more. Thailand has lots of ancient iconic buildings like the grand palaces or wats, especially the Grand Palace and nearby Wats, the Suvarnabhumi Airport, the King Power Mahanakhon tower, and few more. Malaysia has several iconic buildings as well like the Petronas Towers, the Menara KL Tower and several colonial buildings. Vietnam has Bitexco Financial Tower and Landmark 81. Indonesia has few. The Philippines has one like Okada. But yes, it's not important to have an iconic building but it will give a city an identity. But Cebu has already few iconic buildings like the Magellan's Cross, the Terminal 2 of MCIA and the SM Seaside Mall. Soon, the CCLEX will add to that growing list.

And iconic building means something that instantly remind you of that country once you saw that building, like Burj Khalifa of Dhubai, Petronas tower of Malaysia, Taj Mahal of India etc. I don't remember any building that reminds me of Vietnam, Thailand, and Indonesia, just saying!

India is a South Asia while Dubai is in West Asia or Middle East. BTW, if you don't remember any iconic building in those countries that doesn't mean they don't have. Vietnam has two modern very iconic towers, one of which the Landmark 81, is now the tallest building in Southeast Asia and it's quite impressive and massive you would mistake it for Burj Khalifa in one glance. Thailand has lots of iconic ancient buildings like the Grand Palace (the most visited attraction in whole of Southeast Asia) which contains some of the most iconic ancient buildings in the world and the ultra-modern King power MahaNakhon Tower. Even Thailand has some of the most iconic malls in the whole world.

Most condo owners in Cebu are 1. OFWs 2. Dual citizen Filipinos who come to Cebu to vacation and have their units rented when they are out of country 3. Local businessmen 4. Real estate agents themselves 5. Even local upper middle class can now afford condo unit Around 70% filipinos 30% foreigners Its the same with country, there are poor people and homeless people because they cant afford housing. Poor people stay poor because they dont work hard and smart, and they drug themselves to poverty. So work hard and smart, stay away from drugs, do business and you’ll get a condo unit of your own.

Nakatayo na ang Tower 1 & 2, mag turn over na sana last August if wala lng covid. I think before end of this year complete na turn over, they are now building 2 more the Quay towers at nasa 50% din so far ang progress, 21 towers development ang mandani bay with 15 years target of completion. It is a good investment dahil you can enjoy 10 to 15 years na appreciation value, so invest na po😊
