I would suggest Syed engineering, Nemat builders and assosiates from lahore. See their work and cost cutting solutions and u will realize what is the true meaning of luxury. Even a 3 marla house in lahore has a swiming pool and a movie theater. What luxury does this villa has besides fancy washroom??😂😂😂

I agreed. But brother there are very different rules here You cannot build a swimming pool in 500 it's only allowed in 1000 and more then 1000 These are the policies of bahria town Karachi

Brother it is just an advice not want to show u any lesser knowledge person then me ,but bcoz i am a builder in dha lahore so i can tell u some facts of a luxury or premium construction vs moderate or good but not premium construction it is not about a swiming pool or an evlevator makes a house premium, most of the premium houses dont have any pool or elevator, Following r key factors to differtiate, 1 facade (front elevation) Premium houses have a beautiful front elevation either modern or victorian layout ,it has to b done asthetically by changing in inner dimensions and use of expensive to imported outer tiles ,stone,( travotine is most beautiful i think) It is a face of the house (love at first sight) any house like 5 marla ,10 marla ,1 kanal and beyond, 2 premium houses construction involved not only architect but a designer also for modren layout of bathroom layouts (not only tile desisgn layout) u will see the faboulas bathroom layouts in such houses,kitchen design, room bed walls or feature wall designing some added feature Walls or art or focus attracting feature points etc etc, U can see beatuful media wall design, these all thing are beyond of limit of any good architect,door desing ,flooring ceiling etc etc u can feel a lot of difference in a authentic designer designed house, 3 lay out plan of house , although there is not much for play for an architect bcoz of society by laws and majority of people want maximum numbers of bedrooms ,but a good architect can make same plot area house feel fresh,roomy and appealing even when u entered the lobby of the house, 4 last but not the least the materials ,it depends u r buying tiles from designer world or smc like this catagory any showroom or from some medium or budget tiles shops, flooring also ,these things u can know by viewing these showrooms, it make a hell of difference that u r installing smc designed kitchen or some cheap version brand or more cheaper carpenter made, And so on, i dont want undermine you but these things u will learn by time if u develop your learning skills ,i know many house built by renowned architet and designers in bahria town rwp ,these thing u will learn when develop your judging skills , Seedhi bat hay bhai mai 1 kanal kay ghar may rahta hun to 4 kanal ga ghar mujhay mehal hi lagay ga pehli nazar main but when i see different options then i will be criticizing that 4 kanal ,simple For reff watch "galleria designs" Videos on youtube for 1 kanal or 2 kanal houses the do furnishing also leave furniture curtains etc watch houses, Also "banjayega" series specially there project of tree courtyard house islamabad, Then tell me what u think,🙂 As of my profession i always look for house videos so i reached your video, sorry brother facade was outdated , and tiles selection was not so good as of whole finishes not a luxury house, so i ask u by what means u define luxury or premium house,

thanks for this all knowledge but as you said about front elevation i totally agreed what you said but unfortunately bahria does not allow any thing what you said i agreed on your third point but you also knows that this house is for my client so rooms designs all things are agreed by them obv in pakistan people want at least 5 to 6 proper bedrooms. and yes inshaAllah i will watch them sure. and yes insan seekhta rehta hai and thanks for advising me
