    Its got very expensive in the past few years! the property taxes have gone so much higher (deadly levels) and so has insurance, then everything else is just inflationary high! For those of us who have lived here for a long time its going downhill on everything!

    Not too hard to believe considering all the relatively more wealthy people relocating to Omaha from places where they were previously making 2-3 time as much as we normally do.

    @@DavidMatney just Nebraska in general it is purgatory milk toast. Absolutely no character feels flat treeless just not my place. It's all just cookie cutter depressing devolpments most of these neigborhoods all the houses look the same and are so close together. Headed to the mountains of New Hampshire.

    @DavidMatney buckle up. LOL this is going to be a long one. I'm also using talk to text so bear with me. 1st. Due Diligence. If your neighbor has been in the business for 20 years. Not a bad place to start. For instance My parents are BBB/ Consumer Reports fans. Research some companies make sure they have a license they are bonded insured etc. 2nd. Perhaps a Salesman mentions they can save you money or help with your deductible. Besides being insurance fraud. It's not worth it... that company is going to try to make up that money somewhere else. I am literally helping someone with that exact situation. The previous company used inferior products. Also, some homeowners may think. During an insurance claim . If you get lower estimates, you can keep the extra money. You cannot! You are pretty much doing the insurance company's job for them. also, can be insurance fraud... 3rd. This one's important. And it's about attic ventilation. It starts with basic physics. What I see quite often. Mini customers will state. My upstairs is hot and or my attic is hot can you put another vent on my roof. Adding more vents, is most likely not the solution.     I sold my home in Dundee in 2017 and moved out of state. I am back for the 1st time staying at in laws for 2 weeks in midtown and I’m amazed at how much has changed. Some good some imo bad. Overall the vibe is the same, the people look the same. I could never live here again but I get the appeal

    Good video keep up the good work and I think omaha will be like the big city like in the 50 year and I am really surprised there no cap ob property taxes and I thought the Casino will pay half of the property taxes

    I moved to Omaha a year ago. The real estate taxes are ridiculous. Yes you can buy a home cheaper but the taxes are twice as much. Same with house and car insurance. It is 50% more than most place. Weather is miserable! Hot and humid in the summer cold in the winter!! Don't believe that food is a cheaper either! It's not! It is definitely not cheap to live here!

    I moved back here from DFW area (Carrollton) Texas...and it is way more expensive to live here, especially in Papillion. Taxes are ridiculous I literally pay as much in property taxes and insurance as I do on my mortgage principal and interest every month. Also vehicle registration is bonkers too I paid $65 in Texas, here it's around $450 every year for the same car. And food is so expensive here for less quality. After you calculate all the taxes and fees they charge you here I doubt NE is anywhere near beating the national average.

    Property taxes are HIGH. Friend lives in Long Beach, CA and is paying $2,000 a year in property taxes! Her home is a Million dollar home! My property taxes are $5,000 a year, not a million dollar! No doubt, Nebraska is THE TAX ME STATE!

    But we have almost no income tax versus living in CA, like my $3000 house tax more than offsets the $45,000 more in taxes Id pay at my income in CA

    Omaha’s reputation for cost of living is an illusion. When you factor in the ridiculous taxes it is more expensive than the majority of U.S. states. The two largest expenses any American faces is their home and vehicle. And in Omaha, the cost of owning either of those is much higher than almost anywhere else. Your mortgage payment on a house will be almost 40% higher than a similarly priced home anywhere else when you factor in taxes and insurance. Additionally, the cost to register and insure your vehicle is higher than almost anywhere else. When you take these factors into account, and add in the fact that there is absolutely NOTHING exciting to do within hundreds of miles, Omaha is a place that people should avoid living in at all costs.

    I would say it’s getting expensive. The minimum requirement for a lot to build a house in Elkorn is $300k.

    Omaha is going to die with Warren Buffett. Des Moines is a suburb like city that is centrally located 2-4 hour drive from more cities.

    Dude shut up don't tell them. I-80 is deadlock EVERY DAMN DAY 7-9am and 4-6pm. I used to drive from council bluffs to west O during rush hour in 20 minutes. Would be over an hour now. Too many ppl moving here, we are losing our small town city day by day and I hate it.
