We're studying some of the cheapest ADUs I've ever seen completed in California to help inform the 99K ADU Project

This is a 450 sq ft ADU (with a shared laundry room that doesn't contribute to that square footage). It was built for a non-profit called The Living Room in Santa Rosa, California. It's a 2 bedroom, 1 bathroom unit. They converted it from a 2 car garage and were able to preserve the foundation, walls and roof. In addition, since it's a non-profit effort many services were donated and materials were often purchased at cost.
Hopefully this is a helpful illustration of how low costs can get when EVERYTHING goes right.

    Ryan, this is a JADU! What is wonderful about doing the garage as an JADU is that they property can have a full detached ADU in the backyard as well! Thanks for sharing the project and especially the team at the Living Room! They do such great work to provide housing to unhouse women!!

    What do you mean exactly? Are you saying that this is like an attached mothers in law quarters so you can still have a detached guest house? What it comes down to has nothing to do with size but just because its attached so therefore you can still have the detached guest house

    $85K for a basic garage ADU conversion if all the basics are sound as mentioned, Keeping the layout open, essentially just one large room and a restroom..... Kitchenette and living room the same room.... Then after approval owners can place a lite wall divider ( L-shaped) for around $1,500 tops .... That's the most efficient ADU I've figured out from the years of watching my Dad build ADU's over the past 35-years in Southern🌴 California .... I currently live in a Jr. ADU that's 350-sqft

    Wow I LOVED learning about the shared laundry unit idea in the back of the main home- this could work for me and I also like the more European mindset that involves shared spaces. Fantastic!

    I saw a guy in Los Angeles, CA he did his for $45K using individual Contractors and the city approved it. I got a quote for $68K using my approved plan (garage conversion to ADU). My plan cost $2,600. Can't remember my city fees but I think it is in the $4500-5,000 range. I am located in Northern CA.

    I’ve seen those videos too! The main thing is to avoid contractors because they charge a lot. We’re doing out 800 ADU by doing what Hector did too

    @@Adileneee16 The majority of contractors were asking around $115K to $150K for my 2 car garage conversion to an ADU. I found out that my garage is only 483 sq ft. and I have decided to refile to a Jr. ADU. Therefore, it leaves me with options in the future in the event that I want to do another ADU.

    Are there any ADUs in your series that are above a garage? Currently hoping to build both, a 2 car garage + ADU above but having a hard time finding a reference build and cost breakdown. I think I might sadly have to lose the garage

    I like ADUs as a solution to affordable housing but I think the big hurdle for many home owners is the new assessment of the property tax. The people with the equity and that have been in their home for a long time are the most likely to want or need the extra unit but that result is a massive yearly tax bill. I think there needs to be a property tax credit to make up the difference between market rate and low/very low income so it pencils out. No new tax assessment would work as well.

    On top of all the Fees! As well as you going to have to wait over 5 years to break even on all the money you spent. All these factors should be considered. if your looking for quick money this is not the way. Long Run it will pay off.

    To be clear, while the ADU receives an additional assessment, generally the county assessor (in California) should not reassess the value of the existing primary. But yes there is still an increase from the new construction!

    @@HowToADU For now. But that what Government always does. At first it will not hit you with fees and Taxes. Than when most people think it safe. And put their money in. They Hit you Hard as they know you not going to be able to do a thing about it. It not like a Law is in place to stop them from Adding more Fees and Taxes. The year of 1776 is long past. But hey, Tea is Cheap!

    Property taxes do suck, but it’s the cost of doing business. You can still most likely cash flow if you rent the ADU out and you’ll get the tax write off whether it’s a rental or for personal use.

    I did my adu in Los Angeles County in 2021 for about $50k using individual contractors. That includes the blueprints and city permits. I was able to pay for materials myself and pay the contractors cash for the labor. If you're paying $100k, you're getting ripped off!

    It’s awesome that you finished a permitted ADU in LA county for $50k. Good work. Of course, this homeowner is doing it as a non profit and saying they were ripped off is pretty unfair. But thanks for sharing. Send more info about your permitted ADU project so we can learn from it!

    Too many garages that I've seen as of late do not have adequate foundations. Basically, they require complete replacement.

    Even though it Cheap to you. That is expensive. It take years to make your money back on it. Just FYI. At the mean time city will be charging you more taxes and fees. So have to weigh all that in. Long Run it will pay off though.

    Hey Ryan. Is there a way to see the breakdown of the $99k? Does that include permitting, architect/engineering fees, landscaping, appliances, other city fees? Or is the $99k just the cost to build the completed structure? I'm 3 weeks away from completing a 633 sq/ft ADU for $95k. But that $95k does not include an additional $12k of costs for architect/engineering, school impact fees, permitting, and other city fees. So I'm all in at about $107k. Anyway, just curious what the cost breakdown is for the $99k project you've just covered. Thanks so much!

    Yes, I will do a budget breakdown in a future video, once we've selected a few properties. The target budget for one of the paths includes all those fees/costs with a GC, and it excludes any grants/forgivable loans. If I get to do more than one project, each one will have different budgets and some will only be possible by using owner builder savings, using regional funding opportunities, or other quirky strategies that I've got up my sleeve. Would love to talk to you about your 95k construction budget though! That's great! Maybe you can be on the cheapest ADU series?

    Personally, no. There are legal requirements for bedrooms. Make sure you fit those and the clearance required in the bathroom too. And then if you plan on living in the bedrooms long term, it’s a good idea to give yourself more than the legal requirement. A single adult or teen can live in the minimum easily but most adult couples will require more room. Spend time visiting ADUs for rent in your. Sigh or good to get a feel for size of kitchen bath and bedrooms ;)

    This is specifically designed for a single mom and a child. So very specific circumstances ;) also there are shared spaces like laundry that aren’t in the adu

    Our garage is 400 sq. It’s an Attached garage. Was thinking of using 2/3’s of the garage and adding an existing room from the home to the garage (120 sq. Ft ). Would that qualify as a Junior Adu ?

    You should check with the planning department. I think there are two things you might be saying and they're both a bit complicated. Option 1) You are making a JADU out of the 400 SF garage PLUS 120 SF from the primary. This is 520 SF so it might exceed what the local planning department will allow as a JADU. If this is the case, you can use an ADU permit. Or you can find a clever way so that some of the space that you think of as part of the JADU is a part of the primary home (from the planning department's perspective). For example, if there is a bathroom or a hallway shared between the primary and the JADU, you can say that's part of the primary on your application. Option 2) You are adding 120 SF of new construction as part of a garage bump out. If this is what you're trying to do, additions like this are not usually part of JADUs - but there is a provision that lets you add to the square footage of a home to accommodate ingress/egress. That might get you where you're going. Hope that helps. Not sure which option you're talking about but hope there's some clarity. Always talk to the local planning department about the specific details of your situation. This is not legal advice ;)

    120 sq ft is way too small because a JADU requires you to have a kitchen in there. I mean I suppose you can squeeze in a kitchen but that would be so crammed.
