    They will be raising interest rates by .75%, that is why they gave a tax cut. Interest rates will be high for a long time. Albo, won't be in parliament after the next election, immigration will be cut drastically.

    One thing I feel puzzled - how does a few thousand dollars of tax cut help increase cash flow and increase property purchase power? It's nothing.

    1:16 Let's run some numbers to check if this article is correct 🙂. Loan Amount = $600,000 | Interest Rate = 6.44% | Term = 30yrs | Repayments Monthly = $3769 / Interest Rate = 5.44% (full 1% reduction as claimed in the article) | Term = 30yrs | Repayment Monthly = $3385. The difference = $384 per/month or $4,620 per year. But the maximum tax cut is $4,529 for someone earning over $200,000 year. It only works if we're talking about a couple who earns $100,000 and $120,000 where they'll get $2,179 + $2,429 = $4,608 in combined tax cut in a year closely matching the 1% reduction in interest rate as per the above example. Then the question is, do you think a couple earning a combined income of $220,000 per year will only have a $600,000 mortgage? Personally, I don't think so. The absolute maximum tax cut a couple could get is $9,058 if they both earn $200,000 or more per year. ($400,000 household income). If that's the case, the maximum loan amount this couple could owe to have their $9,058 tax cut equal to a full 1% drop in interest is -> $1,177,641/- . Again, do you think a couple earning $400,000 a year will only have a home loan of $1,177,641? Personally, I don't think so. Therefore, this article is wrong.

    You still need to add up council fees, insurance and maintenance to the calculation. This is not sustainable at all

    All that extra cash, would likely be erroded by higher property taxes, thus balancing it out. I doubt the net effect will be that significant. The rezoning could have a greater impact.

    More cash in anyones pockets = higher prices, it happens everytime the government messes with a free market, even after rezoning, the demand will still far outweigh what they can provide, I forecast that prices will simply keep going up and we will turn into europe with few landlords and many renters.

    What’s with the clickbait thumbnail and title? And what do you mean reset the property market? More like they just underpinned it yet again, just like every successive government for the past 36 years has done. What you did get right however is that the status quo remains, if you’re not in mining then property is the only game in town, and that the economy is sliding off a cliff in slow motion right now but hit full speed until about 6 months after the job losses start to hit. Interesting times indeed!

    In other words home investors are in trap... High interest rate keeped for longer time is not helpful at all instead the The result obtained is the opposite and More painful.

    It’s $300 for electricity retail & for many who feel a bit better off will have extra $300 in their back pocket so it is essentially $600 for every household- inflation is going to go up and with it the cash rate

    Renting is the best. Im renting a 2 million. House in inner city sydney . 500 per week. No increase for 7 years.owner has no kids. Big business. My rental property is 2.69 for 5 years. I think interest still low. Make it 10% to fight inflation. More interest please.

    The budget also claimed to halve immigration next year. This will only happen if we are not on the brink recession. If our growth rate drops to close to zero the government will open the flood gates as this has solved the R word everytime over the 30 years.

    Usually I agree with your videos, though this one not so much, I property going to be rezoned this year if the state government goes ahead. This means I'll be able to build a duplex. Hence higher property value.

    Hey Niro, wouldnt it be a smart strategy to invest on houses with big land in the suburbs selected by the governments 'high density housing' plan, as wouldnt this mean the suburb is going to become a high population suburb hence the land around that area is going to be more valuable? Higher population suburb is going to mean bigger infrastructure, bigger shopping centres and bigger businesses hence in the future we can be land owners in these high density suburbs? These selected high density areas are going to be very valuable activity centres, arent they?

    100%. The reason the government has selected such regions for higher density is they are highly valued. Putting more people in these pockets does not take away the train stations, shopping centres, sporting precincts, community hubs, gyms and so on...

    What is the average mortgage? about $600,000 @ 7% ie about $800 bucks a week or if you are on $100,000 year, about 45% of you income whether renting or buying and the government is giving you just $40 a week... a pittance!!! Hey guys wake up and get off the hamster wheel. See australian property for what it is ...unafordable. It's out of everybody's reach. Look overseas in places like Thailand or Sri Lanka. You can buy a luxury high rise apartment in Pataya for $150,000 with magnificent views, well equiped gyms and roof top pools. that's what I'd do.
