The Best Small Towns to Live in Central Texas

What are the Best Small Towns to Live in Texas? There's a ton of them! I can think of six great places that would be terrific for families, nature lovers, foodies and even commuters, since they're conveniently located between Austin and San Antonio. That makes these towns the best of the best! Last week I drove to each of the six and documented with action footage and market facts why buying and living in these smaller Texas cities makes a lot of practical and financial sense.

    As a fifth generation Texan (there is actually a town named after my ancestors) I say to all outlanders: COME ON IN! Just please live on the I35 corridor and Houston and stay the heck away from me and the small towns around me! The area around Austin is ruined( I remember the 70's and 80's there)... nirvana. The cities are turning into Seattle... no restrictions on street camping or squatting... a wasteland. Kudos to S.A. for taking your vagrants to Austin and dumping them off--- saving at least ONE major city in Texas for the tourists.

    This is an area I spent alot of time in growing up on day trips. I've tubed the Guadalupe, slid around Schlitterbahn, and danced at Gruene Hall. San Marcos used to have Aquarena Springs too. I grew up in Katy, and a huge advantage to living there versus anywhere else in the Houston area is that we could reach Central Texas in under two hours..

    I heard of Spring Branch before. How do you like it there? I have been looking along the 281 or anywhere north of San Antonio, but the property taxes are insanely high in Texas and I'm also looking for good schools. Do you have any recommendations?

    It’s funny because here in Northern California we are being pushed out by those from central and Southern California too but that forces “average people” to have to move to cheaper areas in other states because we can’t afford the inflation. I like how he said that we are coming to enjoy the area and history and not to change anything. Because that’s the truth. I can’t speak for everybody. But we all have to adapt to this change everywhere. I love Texas and I love California. But Texas isn’t trying to gouge you for every penny like California. Be nice to everyone no matter where your neighbor is from and thank you to the realtor that made this video! ❤

    Love Leakey, Vanderpool, Sisterdale . . . even Smithson Valley. Burnet, Llano, San Saba, Blanco, Bandera, Lampasas, so many small towns to choose from. And he's right about house prices: my husband and I lucked into a beauty of a place outside of Bastrop: 10 acres, nice house, wrap-around porch, guest house, stocked pond--for a steal because of an estate sale in 2005. We have Californians who want to give us close to 8 times what we paid for it--which would fund our retirement to Bora Bora except hubby thinks anyone north of Dallas is a Yankee and refuses to sell to anyone who isn't local. And locals ain't crazy enough to fund our retirement to Bora.

    This is a great video, especially for all the austin natives like me who're getting pushed out of austin from rising prices. I know you didn't list buda but that is probably the most bang for your buck if you work in austin since its so close. I've had 2 family members and a friend or two move there recently for the same reasons.

    The Elks organization is a great club that helps one to get to know this wonderful city Greune where the Movie Michael was filmed at Gruene Hall. What a great place to live springs that flow, year round, running rivers, just a wonderful town.

    I have lived here 15yrs. My home was surrounded by 6 ranches now replaced by subdivisions. Only one ranch left. I love my town. It's small but sophisticated Great shops,schools,& local events.Best is the downtown with the rivers within walking distance.

    It’s sophisticated? No bookstore, live theater, art museum, or proper art supplies store. The outlet mall is there if you want to pretend you are getting the same quality items as the dept. store but for less money because they are just being nice. Too many car repair shops, auto parts stores, and used car lots. A fair number of homeless but not many. My rent up on 1/1 by $70 a month after one year and going up $200 a month in the next lease. Previously a 2/2 went up $74 so I moved out. Now it’s up $167 a month. Housing is very expensive now.

    I attended Southwest Texas before the name change. There were about 3,000 students and I believe I knew most of them. San Marcos and Texas State have grown so much I hardly recognize either. I loved the area and the friends from surrounding towns.

    New Braunfels has been aggressive about expansion. The infrastructure needs to catch up but road improvements are happening. Kyle and Buda were barely a blink of the eye 40 years ago. Progress brings people. Seguin is becoming more of the manufacturing/industrial center of the region but there are at least 5000 new homes in the works and right now you can still get around.

    Which do you prefer, New Braunfels or San Marcos? There's not alot of info comparing these 2 towns. Will be moving into one of these next year! Or possibly a surrounding town but those 2 seem to have the most going on.

    Pluggerville is a very nice place. Lots of jobs, low crime, lots of good paying jobs. Rent is up every where

    6000 viewers isn't enough to create that much growth across the many cities in Central TX, especially since less than a quarter are guaranteed to even move just bc of one video they watched.

    @@soldiers209 Bc Austin has been commercialized and revamped. It doesn’t sustain Texas Values anymore due to the influx of Big Corporations moving into Austin over the years . The large companies moving into the area also brings with them their employees that don’t sustain Texas traditional Values. The Majority of native Texans are Traditional , conservative Republicans. That’s why the rest of Texans don’t claim Austin to represent them or their value bc that city simply doesn’t.

    Seguin is still a great town….not ruined like the towns on the I35 corridor between SATX and ATX.

    Funny , I live in Monte Vista historical area in San Antonio ( midtown area ) .. Still feels like a small town in a big city. The Hill Country ( SA to Austin ) still the best of Texas in my opinion .

    Anywhere from Austin to San Antonio are super liberal. If you want conservative then look at East or West Texas.

    Favorite burger place is in Seguin on hwy 123 it's called Kirby's is wonderful burger and fresh cut fries and shakes. Come here on a Friday night and see all the old cars out here. I really hope you come and enjoy. May God bless you.

    I’m in Live Oak Tx. 20 min drive to new braunfels, if I looked for a home comparable to mine in new braunfels I’d be paying close to half a million dollars. My home in live oak is only 269k. I think I’m staying put

    Absolutely not, Sarah! We're actually in the middle of 'Economic Development Week' in Guadalupe County. Seguin is teaming up with neighbors Schertz and Cibolo to promote economic well-being and quality of life. A recent success story is the opening of Workforce Solutions Alamo in Seguin. The leaders of these cities are concentrating on the creation and retention of jobs that facilitate growth, enhance wealth and provide a stable tax base. Thanks for watching!     There is no longer any gaps between SA and Austin. But if you come from California I suggest Austin. They will tolerate you there.

    Maybe Lockhart should have been considered. Its much more affordable than Austin and commuting is easier than I-35

    @@liveinnewbraunfels2015 If 130 was no longer a tollway that area would be more popular. I drove from Seguin to Austin for years, but only used the access road, which wasn't bad at all as there was not a lot of traffic a decade ago. I worked as a contractor for the tollway, one day I took 130 and it happened that there was a computer glitch and I got a free trip.

    @@jamiejimenez9334 I would have chosen Lockhart hands down if I needed to live in the Austin area. I'd avoid any town on the I-35 corridor. For years I commuted to Austin from Seguin before 130 was built, I drove through Lockhart hundreds of times from FM 20. My work was on 183 in Austin, traffic was not too bad back then.

    I bought a home in 2019 in NB originally grow up in castroville. We looked in Seguin but the population is dying due to the damn being taken down due to being to old without funds for repairs. I dont know if anyone is buy there but property taxes are very low

    New Braunfels these days is a suburb of San Antonio which has become so violent that it is rated in the top 7 most violent cities in the USA. Georgetown south to San Antonio will morph together in the next 20 years as one big Megalopolis with all the people moving in from California into the general central Texas area.

    TONY, we are considering buying a property in Nee Braunfels. I know a couple of families who live there, who said that the residents are mostly Constitution supporting conservatives. But the only negative thing I’ve heard is that property taxes are very high, which is contradictory to being conservative & believing in Constitutional rights. That’s my only concern, because whenever you find high taxes, you find corruption. I’d love to live in a town full of freedom loving people with traditional values, but I want to know if there’s any corruption in the city government, since high taxes usually means that corrupt people are lining their pockets with taxpayer money. There are very few cities in America, in which the city government is spending all the tax money in an honest, transparent way that the taxpayers agree to. I hope that New Braunfels is one of those few exceptions to the typical fleecing that goes on in most cities, so I wanted to ask you if you know much about that.

    If 130 wasn't a tollway Seguin would grow even more as that road is a convenient route to Austin. With Tesla building on that side of Austin will eventually sprawl that way more than it has.

    When I lived in Austin in the 1980s, Buda was pronounced Beau (as in beauty)-da, not Buddha.

    After earning a bachelors degree in San Marcos, and thirty-three years of living in Austin, am moving back to East Texas - where there are big trees and a spring-fed swimming hole waiting to be re-dug out on the family farm. Austin is full of people with beards, skinny jeans and taking pictures of their food. Nothing like it was in 1981. It's their adventure now, and five years ago I would have called you crazy if you said I would be moving back to the Bible Belt. What's made Athens lots better is that people are coming there from everywhere, and it's not just full of fundamentalists anymore. Times change, and (some) folks adjust... 😼 😽 😸 One thing to keep in mind: do it while you're healthy - and while your legs still work! 😉

    This is SOUTH TEXAS.... How can you say it's "central texas" when just looking at a map,will show you are MUCH further south. Central Texas is Austin up to about the DFW area.....

    I don’t consider Seguin, new Braunfels, or San Marcos small town’s, more like extensions of Austin and San Antonio. Good old Texas! If the summers and winters were at least 20° cooler on average and cost of living in Austin the same as San Antonio, the state would be much greater!

    he says san Marcus while he should say the O, but not as "us". Must be a Texan thing. you know, mispronunciation of Historic places. So do these places deserve better or are they relics of pre-civil rights and stuck in the good ole days???? But I know because I am a real Texan, in my own mind!

    New Braunfels was ruined decades ago. In the 80’s and 90’s it was an American Paradise. Now it is an urban nightmare.
