In many ways, ADU Grants are just one quick sugar high. You get the money once and get hundreds of ADUs and then the money is gone. But if we set up a rotating fund that helps secure low-interest construction loans, then the same money can work over and over to help ADU development year after year. It still saves homeowners a lot of money and headache by making the financing cheaper and can potentially save you a lot more than $40,000 in the long run!

    We had to do cash. Because we just bought we had no LTV. Will HELOC or heloan after build is done.

    How To Adu What do you believe is the percentage of non permitted ADUs ? I feel most people go this route due to red tape , hoops you have to jump through .

    Hard to know. We’ve got 80k ADU permits in California in the past few years. Which is great. In 2024, I bet ADUs will be 20-25% of the permitted units in the state. Could it be possible that 80k people also built unpermitted units last year? Maybe but they probably didn’t put in full kitchens and bathrooms. I think it’s much more common to do additions/rooms without independent utilities/facilities. Additionally, I think it’s probable that the number of unpermitted additions has gone down since the ADU path opened up. That’s based on two assumptions. One is that people have consistently built unpermitted units since zoning code prohibited popular options like room additions and ADUs. The other is that when you legalize stuff some percentage of the people who would have done it illegally instead choose the legal path. Anyway, all conjecture. Interested to hear what you think!

    They distributed all the funding in a couple of weeks so they’d probably keep the restrictions if they repeated the grant. That’s another reason cheaper financing is a better option!

    @@HowToADUI agree way to low I assume this is geared towards older retiree who don’t make much yet can still afford the build cost . In my area the limit was 70k income . Yet to even build and adu would cost at least that much . So essentially to get the 40k grant you need to make less than 70k to build an adu that will Cost 100k

    Again, they distributed all the money in a number of weeks. If they income restriction had been impractically low, they'd still be sitting on uncommitted funds. We should argue for more funding, not for fewer restrictions on it.

    Just one question: who’s going to build these homes? Older construction workers are leaving the trade, not enough younger construction workers are replacing them, and republicans don’t want to allow immigrants to enter the country. So how are we going to get the construction workers to build these homes?

    That’s a serious concern of mine too. It drives construction costs up when labor is tight. And bringing in more labor increases the need for housing in the short term which brings housing costs up! A lot of the workforce development programs that could tackle this are national/federal in scope and somewhat siloed from housing which is often a state level or local issue. Keep an eye on the channel as I’ll be talking about this issue more in 2024

    Hello, thank you for making your video but the problem the city for you on a commercial building about two car garage underneath the building to build ADU you getting so much problem with the inspector with the policy with the permit with all this thing is destroy the landlord destroy the economy is supposed to be taking little bit easy and then nobody helping and they keep telling get every single thing permit and there’s just so much permit and so much inspection and so much distress You don’t like to build anything I’m investor. I’m sick of it to build ADU city as a lot of issue. A lot of problem you cannot never win with the city that one inspector said one thing not inspector is something else please you trying to save California save Los Angeles save United the state one project send one inspector in exactly what’s the problem, you keep changing the inspector every Spector coming his own idea one wanted to be put one thing another one won’t change put something else that’s why I’m sick of it. I’m never want to build more ADU for any price could cost me almost $255,000 to build one ADU just because of inspectionunit building I was supposed to be built garage ADU and it cost me so much money. I’m not buy $300,000 private house there’s a house you can buy it for $300,000. You can rent it why you want to build ADU investor commercial investor commercial business owner Apartment waste your money don’t waste your energy is not worth it is a lot of stress is a lot of problem.
