    There is no shortage of affordable housing. What there is a shortage of is affordable land. Our society is plagued by centuries of land speculation and land hoarding. How is this possible. Simple. Land is severely under-taxed everywhere. People can hold onto vacant land for decades because land rarely gets reassessed as land prices are increasing. We need to exempt housing units from taxation. The annual tax on housing equates to a sales tax on housing imposed year after year after year. We need to move to a land-only property tax, the optimum annual tax charged equal to the potential annual rental value of whatever land is held. Doing so will force land onto the market. Owners will have a real financial incentive to bring the land they hold to its highest, best use, or sell to someone who will. For more information, search on "land value taxation."

    Pre-fabrication could be the solution. Modular construction which is durable and hurricanes and buildings can get done faster and cheaper. It might make a list price of a home cheaper and rents are cheaper. Some cases 10% to 40% cheaper

    Here in lies the dilemma, those who need the service workers to clean, cook, lawncare etc., won't want the very service workers that they need living in close proximity to their neighborhoods/homes. They complain that multi-family homes are going to bring crime, noise and excess traffic to disrupt their live style. Then get ready to cut your own grass.

    Im european real tile -marble -wood installer , over 25 years experence in construction with new licence Certified General Contractor State Florida , if you find new construction or remodeling custom bathrooms, floor , walls ,pool , kittchen, etc, i work only in luxuri house, if you have some conection here in Florida i give you percent ..., thank you

    With the rentals it's greed we were at the height of the market in 2006 and the houses were high but the rentals were not some Got Away With It about a year ago and they all decided to follow suit and the governor won't do anything about it he said that it's President Biden's problem because of his policies but it's a state issue caps on rentals in other states are state issues not federal a bunch of Representatives wanted to make raising the rent more than 10% price gouging and the governor said no that was a mistake because then it just gets out of hand like everything else very poor organization by our leaders.
