Located in the small town of Saint Francis, Maine is a well-maintained ranch style home on 64+- acres of timberland. The 3-bedroom 2 bath home of nearly 1200 square feet has a two-car attached garage with storage above. The home was originally built in 1972 and is in very good condition. There is a full basement with unfinished rooms below grade. The home is sided with cedar shakes and has a metal roof. A long circular paved driveway leads up from the paved access road to the private house lot. There is not only a drilled well but also a hillside spring that is piped into the home for not one, but two sources of water. The country home sits on a well landscaped lot that has several outbuildings for storage, a lush green lawn interspersed with perennial plantings and mature shade trees.
The property rises from an elevation of 740 feet above sea level to 1000 feet above sea level at the highest point. Logging trails lead from the home to the height of the land. Along the shaded trails several varieties of mushrooms were seen including a very large patch of Chantarelles. In addition to the main home there is a hillside guest cottage. The cottage is a hand scribed log structure built from logs harvested from the property when it was built around 1970. The log cabin sleeps 5 and has in addition to the 1 large bedroom a kitchen and a family room as well as a bathroom. Water is provided from the clear cold spring that gravity feeds into the cabin. An electric water heater provides hot water for showers and doing the dishes. This guest log cabin even has electricity that is fed from the main panel in the home. What an opportunity to have a great place for friends and family to stay, but also an Airbnb opportunity that is close by and very easy to manage.
The home is located in the Saint John Valley region, in the town of Saint Francis and very near to the neighboring community of Allagash. The town of Saint Francis has a population of approximately 480 residents and Allagash has about 250 residents. Both communities have access to lots of recreational water. The Saint John River is directly across the street from the home. Nearby there is access to the Saint Francis River, the Allagash River, as well as the Little and Big Black Rivers. Approximately 3 miles from the home are the Pelletier Lakes. These lakes are filled with brook trout and are just a few minutes from the property. Access to Maine’s North Maine Woods area is also just minutes from the property. The Saint Francis check point is within a mile of the home.     Been to St. Francis. Beautiful area. So much potential. Not far from the "big town" of Ft Kent, where main activities, commerce is.... State transportat UK on ; maintenance is very good.

    It’s a wet heavy snow because of the Gulf Stream. “January thaw” like being around the Great Lakes. Basically the same but cold snaps don’t stick around like they do in the mid west and again like I said that ms due to the Gulf Stream coming up the coast

    Do any Maine homes exist anymore where they have both oil & wood for home heat? I remember someone purchased a home in Northern Aroostook a while back where the wood furnace was grandfathered in with the oil heat capability, in the big basement, upon federal/state certification.

    Don't be mistaken, if you aren't healthy this is not the place to live. Best hospital in NEW england, Mass General is 400 miles away. All others are basically first aid stations. Power failures are frequent. Tons of snow and ice. Otherwise perfect for outdoor activities.

    Nice property. However, it's not yet ready to let you move into if you plan to get rid of that all-dominant 1970s flair. $300k in comparison to other homes might be a little bit on the racy side of the argument - but let's wait what happens. Flat type or dome type rooflights added might help to improve incidence of light and lifting your daily spirits. Yard is great, scenic area all around, top notch.

    Skylights in the north tend to be problematic when you have feet of snow in the winter. LED lighting added to the interior will have a similar effect.

I know someone who purchased a beautiful home in Northern Maine who decided to put up gutters below the metal roof the following Summer, however, bc the epic winter snowfall, plus the epic Spring rainfall & melting snowfall was to much for their basement, resulting in basement flooding and furnace dying from the water load. They had to buy a "sump pump" & throw out the firewood that had been stacked for the wood burning furnace. They d iui d, however, have use of the elevated oil tank for the same furnace but the furnace was dead. Heard some roads also washed out and wayerways flooded that season. Fluke, I guess. Probably wouldn't hurt to have gutters above doors, though. 😁 Saw pics of N ME before, and it looks beautiful; saw a sign off of Rt 1 that said "The way life should be"; is it still there? Which county is the most "populated"?

    @@bigal7125 Winter is a fairly long season in the far north of Maine. You can expect snow on the ground from late November through late April. Summer is really nice, and is say from June through September. Spring May, Fall October-November.
