    Make as much cash as you can now flipping and when commercial property really tanks take your investment savings to put down on multi family apt buildings that cashflow. Hence leveraging yourself with good debt.

    are there any 20% down 3% "strip mall" loans because I disagree on retail in CA where people shop til they go bankrupt and went totally bonkers cooped up on Amazon, which is really slowing down...

    I just moved to Palmas. We signed our contract in early October. It took 6 months to close. We bought the place for $25,000 less than what the seller paid for it 15 years ago. Amazing view but nearly everything in the house made of metal is rusted. If you are follower of Schiff, we should grab a drink some time.

    1. If the Dollar crashes and prices double, triple, quadruple, HOW CAN TENANTS AFFORD TO PAY THE EVER- INCREASED RENT?? I'm asking practically because the rent crisis we're seeing today is because of an AFFORDABLE housing crisis, Now! If the stores close, and the Dollar crashes, where are all these ppl getting 1400/1600/2000 a month for JUST rent.... Or for a decent apt in Michigan for ex... 900/1200,( plus utilities... That will also go UP!! ) a mom and 1/2/3 kids... Classic renters... Working full time service jobs, at even 12.00 hr( which is awful!!) Is only making 480.00 week. before taxes!. Even 2 bedroom apartments are out of reach... 2. Wouldn't it be in everyones best interest to not only lock in low APR on the loan for the landlord, but also lock in a fair profit margin for residential rents? No one benefits from empty units just sitting. No one benefits from angry, resentful tennants. I'm not saying all renters are awesome... No no no. They are ppl. Ppl are awful. I know that. But mostly it's just hard working ppl needing to live somewhere... So if the US Dollar crashes.... How can we just keep raising rents??

    Do you define crash as in to 0? It has been crashing for a long time. Just a few years back it was 100. Now it is under 90. I live in Australia. In 2000, audusd was 50cent. Now it is 78cent.

    Joe I applaud you for asking. I wish when I was 17 I was asking that question. Short answer. To be educated I'd encourage you to take your states license test. IMO i think that will reveal the many facet's of the industry. What I did when I was 21 was become a leasing agent/consultant for either a real estate company or a reputable apartment community. For me it showed me real estate, renting out units and i got an incredible sense of what people come and ask, and want to buy, in my case at the time rent. But it was a wonderful way to break into the industry, and plus you get to really get to know yourself and others which is critical, the exposure. I got to learn how to listen and at 34 it never steered me in the wrong way in my 20's. I did only work at class a building which rents started at the time at 1800 for a 500sq ft studio. Anyhow I hope this could've helped you as well. I want to believe that people appreciate intentionality, so don't ever sell your self short and don't be discouraged to go to a realtors office or brokerage and ask to work part time or whatever and you want to learn! Ill tell ya joe at 17 and some intention youll be that much closer to succeeding. If youre wondering I work for a broker as a realtor, 30 percent of my income, 50 percent Photography, and the 30 comes from working for brokers doing their video presentations and content. In texas I work alongside my parents who are investors that flip and wholesale properties.

    Peter is smart, but if Peter listened to him in 2010 they would be hiding in their basement. I'm all for hedging your bets, but there are always challenges. The markets are always up and down, just decide on something and do it.

    Who still watches this guy and takes him seriously? He’s been crying about doom and gloom dollar crash for decades and acts like we’re still in the 1920s. Also, he’s acting like real estate investors don’t know about having to fix problems, “omg yeah you can have cash flow but what if you have to replace a water heater” uhh that’s why I’m cash flowing to pay for any repairs while also building equity

    Over the past 12 months my landlord has had to dump over 15k into the unit I rent from him (major plumbing issues, paint job, tree removal, furnace replacement). Can’t hate on Peter for pointing something like this out.
