    One of the things that scares me with borrowing debt nowadays in all this chaos, what if it all tanks? And the debt becomes due? I’m guessing Kiyasoaki doesn’t take on enough debt to wipe him out if that happened? What happens when it tanks, money deflates down a lot, instantly his gold and other stuff is worth less, but the dollar amount on loans becomes ginormous since cash is worth more during deflation.

    Don't recessions typically happen every 7-10 years. Last one was in 2009 and we should have had a major recession during covid but it only lasted 2 weeks then we printed $4 trillion and propped up the economy. I knew inflation was coming and I knew banks would struggle with the fed quickly raising interest rates, and they'll feel that in a big way in 2024 and 2025 with commercial real estate, but not sure how long we can keep setting records in the stock indexes. Perhaps the war machine is keeping us afloat, I don't really understand it myself and would love to hear a take on this.

    A shout out to Robert Kiyosaki and Ken McElroy for confirming my worst fears. These guys can coauthor a book and sale it on Amazon. This video will save my financial life. Rewind video and listen carefully to what they said then read between the lines. I’m doing a 180 degree on what I originally planned to do for the next 20 years. Google just announced today 01-11-2024 another round of layoffs as are most IT employers so no surprise there but does validate Robert and Ken predictions. I’m cautiously optimistic and know what to do between January and June of 2024. I’m excited.

    Don’t know if 2024 is really the “doom” year since it’s an election year. Not that it won’t happen but on an election year, very unlikely. Everyone is going to try to make it look good until November. But since I don’t have a crystal ball, who knows. This is why we need to stay present and act on what is now, yes plan for the future but we can’t keep speculating. Learn as much as we can re: finance in different modalities and from vast pool of people ( yes, even from the people we may not agree with). It will keep us agile and really know what to do for ourselves and our specific situation.

    When starting out, how do you use OPM to buy real estate?

  • @metalmike570

    @metalmike570

    3 ай бұрын

    Years ago I knew some guys from Europe that came in the right way legally through New York. I lived in southern NJ back then I did restaurant delivery. The place they managed to buy (mortgage) was a pizzeria with an apartment over top of it. Yes they were already running their own pizza / Italian restaurant and i guess it was leased. So they found this one they could buy. You see that's how you build equity. So if you're using other people's money as you put it, then you have to include a bank or even a mortgager So you can look at it from a business perspective - can we make something, a product here? And possibly live there? That's killing two birds with one stone. The other way is to present something to a group that may lend or invest in your thing..... like the show Shark Tank. In business school I learned those are called angel investors. So you can google Shark tank type investors in....... a put an area and see if something comes up. Also the term investment firms that are lenders. Without intelligence you won't be able to just invest in real estate. But the first property you can and should get in is the one you live in. After building equity there you will have leverage to possibly buy a rental unit, so that you can rent it to someone. And that is my plan, next to try to buy a rental unit.

What he doesn’t tell people is, when Ken raises money he uses your cash(equity) and borrows debt in his name. The nuance here is marketing speak. It is no different if you take your cash(equity) and put it into stock market which is liquid unlike real estate. You’re lending your cash to a public company that uses debt. I’m not poo pooing on anyones way of making money. I’m making complex marketing speak simple for you and me.

As if every PHD is broke in America. PHDs tend to earn LESS money than those that stopped at a Master's level, except in Mathematics maybe....because they LOVE academia, and usually stick around colleges and give lectures, publish etc...on and on. Just like fathers that really love their families, spend time with their family, truly care about their family, don't go off to every single opportunity to make more money, because money isn't the most important thing TO THEM. The S&P, has returned about 10% over the last three decades.....that's a freakin' awesome return. This guy is a scam.

But I hadn't looked at the wikipedia page on him....this is juts a few sentences: In 2006 and 2007, Kiyosaki's Rich Dad seminars continued to promote real estate as a sound investment, just before their prices came crashing down. In 2010, the Canadian Broadcasting Corporation did an exposé on scams that were being perpetuated by Kiyosaki's company in Canada in the guise of seminars.[25] Upon tracking the success claims of "Rich Dad" seminar organizers, they discovered that these claims were not true. Investments in trailers and trailer parks, which were being propagated as "successful" by seminar teachers, were found to actually be barren pieces of land that no one was using. Their Marketplace exposé on his seminars in Canada showed what occurred in $450 seminars through a hidden camera, including Kiyosaki's response to them.

    "they have to watch out because i think the stock market is going to crash." lol this guy has been calling for a crash FOR DECADES. see for yourself. there are charts tracking all his predictions. be very careful to NOT just blindly follow this guys predictions.

    I have followed this Ken guy from 2020 until now to see is his input about housing market crash valid. However, all his videos on KZread was just guessing months after months and changes his story as he goes. It is not reliable info and his videos might lead you to the wrong direction. It just a another way for him to get pay from KZread videos.
