It's unfortunate most people don't have such information. I don't really blame people who panic. Lack of information can be a big hurdle. I've been making more than $30k passively by just investing through an advisor, and I don't have to do much work. Doesn't matter if the economy is misbehaving; great wealth managers will always make returns.

This is a really interesting take on the housing market. People are being impacted by the long-term decline in property prices and the housing market. I recently sold my house in the Sacramento area, and I want to invest my lump-sum profit in the stock market before prices start to rise again. Is now the right moment to buy or not?

Safest approach i feel to tackle it is to diversify investments. By spreading investments across different asset classes, like bonds, real estate, and international stocks, they can reduce the impact of a market meltdown. its important to seek the guidance of an expert

There seems to be more negative portfolios in the last 3rd half of 2023 and first half of this year with markets tumbling, soaring inflation, and banks going out of business. And, you definitely CAN get deals funded, even in this environment. The interest rate environment directly impacts the strategies your employ, that is all. During Covid, the time constraints on a flip were very low, because money was almost free. Right now, your flips have to be fast, fast, fast....that's the main difference.

Crap houses are the majority of houses. Quality means 1969 or earlier (imo). So home quality is not something that builders are competing over. They know that people have no taste, and the taste they do have is bad taste...so you build what the fool public wants. None of this stuff has any value as architecture...it's just to keep the rain off and impress equally-tasteless friends. Sad but true.

Also when buying, inch your way into the trade. Break up the investment into 6 separate trades and deploy capital over some time, this way if investment initially drops after first trade, you can dollar cost average in at a lower cost over time if you still like the investment.

The pathway to substantial returns doesn't solely rely on stocks with significant movements. Instead, it revolves around effectively managing risk relative to reward. By appropriately sizing your positions and capitalizing on your advantage repeatedly, you can progressively work towards achieving your financial goals. This principle applies across various investment approaches, whether it be long-term investing or day trading.

I agree, that's the more reason I prefer my day to day investment decisions being guided by an advisor, seeing that their entire skillset is built around going long and short at the same time both employing risk for its asymmetrical upside and laying off risk as a hedge against the inevitable downward turns, coupled with the exclusive information/analysis they have, it's near impossible to not out-perform, been using my advisor for over 2years+ and I've netted over 2.8million..

There are strange mortages here in Canada. Some times your payment doesn't change but the amount being paid off is decreased. Saw a story of someones 25yr turning into 50yr+. They may play games like that to hide the crash as long as possible, if not stop it.
Not to mention cost of property taxes, homeowners insurance and maintenance has gone through the roof
No matter what your interest rate is, your debt is a huge factor. When you’re paying for a 500k loan for a home, yet the home is worth 400k , it’s hard not to walk away and leave that huge debt (taxes and insurance too!) that is weighing you down. Life is about living, not working long hours while making others rich.

Always fighting the last battle. We had the crisis in the US in Q2 '23. Was the most bullish thing that could have happened for stocks, Bitcoin, gold, home prices. Fed pumped in 400bn into the banks in 24 hrs. Boc will cut rates to zero and fire up the printing press. What you should be worried about is your ability to buy property outside of Canada with your CAD after is all over. Im in 25% cash, 25% gold, % 25 % stocks and 25 % bonds. Wish me luck!
Does realestate increase in price or does the price increase to maintain equivalent value as a fiat currency devalues? To examine this question how many ounces or grams of gold does a person need in 2024 to buy a house as compared to the number of ounces or grams of gold to buy the same house in say 1980?

Chris from 2008 this run up has been bought by the US government injection of cash. Now we have 35 trillion dollars of debt; but hey the stock market went up. Look at that SP chart, you think that's normal? Those companies made that much profit to justify that move? No. It's a huge bubble with slight drops for liquidity grabs.
Admire these folks.

Why does he think gold will pull back when so few investors have gold and price action can be attributed to central banks buying?
@pbtanasio

Because when the market tanks people sell winners to cover the losses on the losers (margin debt, etc)...nothing is speared in the short term. Gold will likely bounce back first though....

I don't think the US market will crash. The supply is to low. That could change if there are a lot of job losses.

Not only is the market supply low, but the money supply is exploding. And the ONLY factor "jobs" have to play is regarding the idiot Fed who will print and make everyone who is waiting for the "crash" to see what a hyperinflationary blow off top looks like for the first time in their lives.

Mortgage problem, yes. Paid for house, zero problem. Still the same house at any price. Problem is currency speculation, speculating on debt. How much is enough money, enough debt? All of it. No one has enough. Unlimited and infinite desires for more. No one gets enough.

Most western countries now have political and legal risk, which was not as obvious before. A paid off house is at extreme legal risk to lawsuits and seizure by government. You may not understand this right now, but give it a few more years and what I say will be obvious. Equity in houses is equity at risk.
Thank you David, great interview
Hi David, I love your program and listening to you and your guests! Can you get Chris back on to talk about how to put 5% down and be cash positive on real estate? Correction, you don't lose ANYTHING if you just hold on and stop worrying about the change in "value" and collect the $ stream, you ONLY LOSE if you actually sell out of positions and take the loss. Over time the "value" will go up and down and if you can't handle movements, you don't belong in individual stocks or even sector ETF's or anything that isn't just the general market and if you really get scared when even those move you don't belong in anything to do with the stock market at all.
Excellent, thank you!
I don't understand. I recently bought A LOT of REITS. Probably 20-30% of my portfolio. ADC, O, GMRE, MAA, NNN, WPC... more. I bought them at substantial ... I mean really low off their highs. Like 30-40% reductions in most cases. They've lost so much value already compared to 2021. It seems so weird to think these REITS are all going down HARD from this point, like Chris is suggesting, and to make it even weirder I'm to believe this REIT drop will occur while simultaneously the fed cuts rates. Every time the fed cuts rates that puts wind in the sails of the REITS, in my simple understanding. Please help, but please don't be an ass - correct me by showing me why this would happen. Specifically, what is going to cause other REIT investors to sell, thus crashing their respective stock prices from here.
Foreclosures are good for rent prices yeah ?
@genestone4951

Mmmm, in what way? A small number of foreclosures don't really do much. Note that a home bought in foreclosure may only be a few % below market, if at all. So they may have almost no impact on the MLS or neighborhood statistics. Now that completely changes in a crisis period.

Bitcoin is on its way to down, getting closer to hitting new high prices, showing that it's loosing more value and could go even higher than we've seen before. This could mean great things for people looking to invest, suggesting now might be a good time to get involved before it jumps even higher. It's an exciting moment that could change the game in general...managed to grow a nest egg of around 2.1Blitcoin to a decent 11.4Biitcoin. I think Canada and UK are going to be in a world of hurt with their rates readjusting but it’s hard for me to believe the US is going to face such correction. 40% of homeowners here have no mortgage, 70% have under 4%, 80% under 5%. Those who bought recently and need to sell are probably going to get hurt, but it’s nothing like 2008. Most refinanced then to get money out and buy things. Most refinanced this time for a lower rate and payment.
High or low? Easy. Houses sell for 130 ounces of gold, bottom is in, 1980, 2011. Houses sell for 500 ounces of gold, even 300 ounces of gold for the new median house? Too expensive over 300 ounces. Measure in gold, not fake IOUs.
