    Everything in life depends on where you are currently. I bought a car before I could even rent an apartment because I needed a car more than an apartment due to my job, in essence make the decision based on your circumstances.

    Money paid to the bond is money saved but money paid to the rent is money lost. A house is like your own small bank where you save your money through paying a bond. If you move to another place, you can always rent out. An asset does not have to follow you where you go.

    You neglect the other costs of ownership which are pretty much like renting cause it's throw away money. The rates and levies, the maintenance costs, the services (cleaning, gardening, tree felling ), depending on where you are these costs could easily equate to a simple 1 bedroom apartment rental.

    One of the best property investors I've come across once said "rent the lifestyle ". In essence you instead focus on buying investment property at below market value and then rent a property in an area you would like to live in instead.

    This is interesting. I’ve never seen buying property as something that would limit my flexibility. Simply because I’ve always been off the idea that I can always rent it out. I’ve spent most of my varsity years renting and I feel like it trapped me. It’s just annoying when you have to serve your notice before you terminate the lease. I’ve also never had an issue with owning properties in different areas. I’ve never thought of buying a property where I want to settle. For me, it’s been from the perspective of investing and security for my kids and myself. I also don’t like the limitations of the rent. I’m old enough to want to drill pictures in my apartment. Your reasons are very valid though. I personally like my freedom and I think there’s more freedom with buying than renting. This is based on my experience.

    I hear you yazi 🤞🏽 and it’s great that you’ve also introspected to find exactly what works for you. Also, I think you’ve got yourself a nice process where you’re basically almost a property investor now - because you’re never looking at your purchase as a “I’m going to live here forever” since you’re already open to the option of renting and I’m assuming you know that there’s a demand for such rentals in he areas you have. 😉 thanks for bringing in this perspective - it will also help other people to see that it can be done ✅!

    I really enjoyed this conversation, my friends and I are always chatting about this. I love renting as a young adult because these are my years of figuring myself out and knowing what I really like. The ability to move anywhere and make it my home for that period is incredible. The other thing I love about renting is location flexibility & that I will never be 23 staying at Sea Point with Sea View or Cape Town CBD walking to Long Street or even renting at Manhattan New York as a 23 year old. Those are lifetime experiences that I will never get to have again at that age and type of lifestyle I would be living. Property buying seems stressful to me rn. My mom has property and the tenants can be annoying at times. Sometimes they have stories of asking to rent at a different date & sorts (she doesnt have an agent as that's an added cost). It seems to be a lot for a young hot girl like me. One can also invest in property through shares and sorts.

    I am currently renting a garage and planning on buying a property that will generate income for me in the long run. I think it also depends on what you are renting, apartments are expensive hle. Also buying has its own disadvantages.

    Check the are you buy in. Property doesn't always go up in Value. Take Parklands in Cape town: This area is going down FAST and you will lose money if you invest here.

    This video just popped just as we just sold out apartment to rent a house because now we know better 😂 Yes buying is an investment but it only pays off in the long run. Till then it’s a huge expense. When we bought we knew absolutely zero. We only considered the bond cost, water and electricity. Then we learnt after that we still pay levies of (1.2k) + sewerage +pick it up (R450). Meaning instead of the initial 5200 bond payment, there’s another R2500 to consider . Plus there is also maintenance costs, just now we had to retile the place for R13000. We also didn’t consider that there is no public transport in the area and we’re forced to buy cars earlier that necessary. Yes you can get a tenant but the rental almost never covers all the costs. In my area avg rent is R5500pm. Looking at the costs above, this house was draining us. It was a bad Investment. Now we more than happy to rent until we buy our forever home.

    Everything you said is true. 💯 I’ve rented and I bought a property because I didn’t want to pay someone else’s bond and I was also tired of having landlords because things were always changing and I had no control. Bought a house and didn’t budget for transfer fees and for deposit (10%) was required. I signed a OTP before viewing a property and when I went to view the property had cracks. I was lucky that the bank retracted after approving. So I looked for another property and sold it at a profit later on and yes it took time and a lot of admin to sell.

    Buying is not all glamorous as "paying mortgage is money saved, paying rent is money lost". Many lost their jobs and that money saved because they got evicted then went to rent before going back home.

    I think the issue of flexibility is a poor argument. You can still be flexibility while you have bought a property. You can rent it out if you find a job in a different city or province. If you don't like renting out your property (like me), you can simply leave your unit fully furnished and you can use it for accommodation if you visit that province or city. Just leave it for capital growth. Just keep checking it now and then. Again if a neighbor hood turns bad, just liquidate it, SELL IT. I have sold a property because of a bad neighbor hood!

    I think flexibility is a very valid argument hey. 1. You won't always be lucky to have great tenants. Sometimes you may use most of that rental income to refurbish the property after a tenant leaves. (Happened to my dad.) 2. Keeping it vacant doesn't absolve you from the bond repayments. Sometimes you may not afford to pay for 2 properties at once. 3. Selling property isn't an overnight thing. And esspecially when you're selling because the neighborhood is bad, I don't think it will be that easy to even get a buyer. So you'll still be paying even though the house is on the market.

    Point 2, I'm talking from a point of liquidity. If you "sometimes" cannot afford bond repayments, it means you were forcing in the 1st place and should have bought! I always have cash flow from my passive income and that is never a problem. Kill the scarcity mentality! For point 3, ofcourse you wont wait untill the neighbourhood until its bad bad bad. Always be awake and see signs early and liqudate. If you get out early, there will always be a fool that will catch your hot potato. Again, liquidity! You should be prepared to sell at a loss or break even atleast.

    Impractical. How many people work where their parents live ? Also sometimes living with parents isn’t all flowers and rainbows and people might end up sacrificing other aspects just because they’re living at home.

    I’m a young professional and it does come with a lot of critical decision making. I just moved out of home and I’m currently renting, I get a lot of people telling me it’s better off buying but after this video I’m definitely taking my time. May you please consider doing a video on available housing subsidies for first time home buyers, if you haven’t, I’m a new subbie🫶🏽

    It depends 🙏🏾 one who have to do a costing analysis of both (and factors such as area would impact the pricing so it’s not an easy answer)

    Interestingly about property, some people rent to stay and buy multilets to get income and offset some of the rent. Overtime they build a good portfolio of multilets
