    I lived in a trailer just like that. It was the only place that would accept my cats. It would get terribly hot in the summer, but I had a garden, my own parking and it was very affordable. Now I have my own home.

    I was wondering why the heat vents are in the middle of the floor? You did a good job polishing up an old trailer for a renter. As some people were complaining about this and that, but it's a 1978 trailer home, you're not going to put in marble countertops or fancy bathrooms!

    kcanded I own a 2002 Solitaire 18x80. One of the finest built homes in the USA (total wood, like a site built home). The vents are in the middle since that’s where the “tube” underneath that conducts heat and air runs from one end to the other. I’m a woman without building vocabulary. Don’t know what to call it. But that’s why. I’d love ceiling vents but I don’t think mobile homes have them.

    @@cubbylevi1764 The more modern mobile homes can be built with the heating vents in the ceiling, if you wish. That's what I'd prefer if I bought a mobile home, don't like the thought of little critters being able to crawl into my home!

    My home had vents in the floor. I had them covered, new flooring install in every room, and bought a 24,000 btu mini split air conditioning and heat. It works great and don't have to worry about floor vents. My home is a 1985 and i bought it for $7,000! Get a deal and make it into what YOU want it to be!

    Yup...that's what a ''rental'' looks like folks. Substandard to most peoples expectations, but in all reality it takes alot of hard work to turn a sows ear into a silk purse, especially when you never know what or how much damage the new tenants may instil. 650.00 a month is fair but on the lower rung of the renters spectrum. He'll get it and because it's not outragious he'll keep it occupied. Smart fiscal move. As a current renter ( have been in my home almost ten years) my landlord would rather I stay and take good care of this place than to charge what its worth and risk unscroupulous tenants.

    We have them in all rentals and it is the tenants responsibility to change the batteries and push the test button monthly, in contract.

    So sorry for your loss:( but Not really the landlords fault, everyone should check there smoke detectors where they live... I always inspect mine because I'm paranoid!

    I love how people think this should be finished as a custom home, it's a 1978 mobile home people! I think you did a great job and the people will have a good home to rent and call home that couldn't afford a place to live otherwise.

    Excuse me if someone already mentioned this; I would definitely put steps at the back door. I don't know about rental property laws or liability laws in your area, but your'e taking a chance if you don't have steps back there.

    As fast as a trailer can burn once it catches fire, I'd say definitely put in stairs... the more escape routes you have the better.

    Nice job we live in a 1958 mobile home my husband has done alot of work in it he put hardwood floor in the living RM we have been in it now for 9 years.

    Decent, cleaned up,modest reno. This will give an appreciative renter a decent dwelling. I would rethink back steps. Some zoning, fire restrictions mandate those for quick exit. Your insurance may require it also. Decent job on a low budget.

    I love this modest reno!! My boyfriend and I are in the middle of doing a similar project with our trailer (she's around the same vintage). We aren't doing anything too fancy because the whole point for us is saving money, but we want to make it nice and liveable. Thank you for posting this! It's getting me excited to finish our little home :)

    I wonder if maybe in general people don't know what it is to flip a house. I think the point is to get it back on the market, either for sale or rent, as quickly and cheaply as possible. When renting many people don't take care of the property. Often there is damage either due to neglect, lack of knowledge or on purpose. Though there is a deposit required it may not cover the damage. What kind of paint did your wife use? Was it the same for the cabinets as for the walls? Were the walls vinyl covered or wallpapered? Thank you.

    I live in a 1977 trailer two bedrooms I love it i just payed 4,000 for it and I save lots of money living there is just me my husband and son! Is so comfy for us we made updates. I love how this one looks

    I just purchased a late model trailer. Paid 1600 for it and the lot fee is only 577 a month. I'm currently updating it but so far, the cost is no where near what I spent in my home. I'm loving it!!!

    I think you did a pretty decent job. Simple reno for a simple renter. It looks just like the trailer we had in the early 1980's when my husband worked on a farm. Ours had three bedrooms and the same floor plan, but this is in much better shape actually.we did have a small set of steps out the back, which led down to a small concrete pad, with a little shed covering it and we kept a big freezer out there. My husband used to come in the back door from the barn and get undressed of his barn clothes out there and went straight into the shower. My girls were really young, brings back memories. Thanks for sharing

    I wish people would stop putting cream/yellow/tan/brown paint on the walls it makes your rooms like 1000% times better if you get a light/nice grey.

    @@cherylbooth5649 There are some very nice hues of gray I think, especially if you're going very light. To me though, once you start to deepen the color, you need to have good size windows and lots of light. Also for me, gray doesn't go with deep brown furniture, so there's that. 😊

    Very nice job guys. Renters should be very proud to call this home. I love in Southern Cal so your asking price for rent is "nothing" compared to what it would go for in our area.     Whole place was nearly gutted so we took put closets and made the bathroom larger, and the utility room is a build on from my girl's grandpa or great grandpa (it's a family home). Would love any advice on fixing the place up!

    I think you did a great job, especially considering the reasonable cost. It wouldn't be smart to invest any more. Some renters are destructive, and it's not always possible to tell through referrals. Notice I said 'some' renters. Some homeowners are just as bad.

    The range hood can easily be painted to match better. The gold on the ceiling fan can be painted to match the black light in the kitchen. I did mine in a house that I bought. Its an easy fix. Two little changes that will make the kitchen look a lot more updated.

    Yeah but that is time AND money that doesn't get you more rent. If you rent it out I'm sure they will let you do all that for them. Landlords job is to fix it up for the cheapest and fastest time and get it on the market fast so you start making your money back quickly. Get in and get out make that paper!

    @@amandakemp5090 My point was to get it ready to move in condition quickly and cheaply. Most (not all) tenants cause damage to property. There is no point in spending a great deal of time or money fixing up a mobile home just so it can be destroyed. The person I was replying to said to paint the oven hood and ceiling fan which would not make the landlord anymore money but cost them money and time to do so. If it was a house, that might be different. Most landlords don't like spending money on frivolous things. Less money they spend, the more they make.

    Nice job--I like the trim work on the cabinets and I would definitely have some steps by the back door just in case their was a fire and it was the only way out. The last thing you want is a law suit and be sure to put in a working smoke detector. Great work and good luck with your renters!

    Sacred Society Lotta rentals look like hell. I recently looked at some townhomes for rent. They were awful. Exposed wiring, unfinished cabinets, and just plain nasty. I asked the person showing the place if they were going to fix these things. Was told "a lot has been done to get them 'move-in' ready but they'd get taken care of." 🙄 Looked horrible for being move in ready. Read more reviews online about the place apparently things had been "about to get fixed" for going on 3 years. 😂

    This mobile home looks alot like mine. (1979 skyline) I clicked it to get ideas.. our lot space is $555 just went up from $530.. 2 bedroom 1 bath.. very lucky and grateful to have found it :) thanks for the ideas!

    It's a nice looking place. Obviously if I was living there I would upgrade more but as a renter, I would live there. I definitely wish you luck with Pergo in the bathroom. I love Pergo and my condo kitchen and the hallway leading to the bath and bedrooms had this flooring. This year I had what I call the Great Flood of 2020 occur in my first floor condo. Had 2 copper pipes break within 6 days 😭. The water leaked out of the bedroom and under the Pergo...what a disaster! Mopping up basic spills on Pergo is no problem but once water gets underneath - it has to be ripped up. I now have laminate, not Pergo, and it's beautiful but it's not the same. 😕

    Hey that looks the same like the one that my parents had for rent to and there was a gas stove in the kitchen but it was replaces with an electric stove. I do remember that there was a tub in the bathroom but we replaced it with a step in shower instead.

    I'm just responding in defense against those calling you a slumlord. You got new subflooring, you got new floor coverings, you refurbish the cabinets, you have ceiling fans in an air conditioner for every room, you have usable appliances, the walls not being dark paneling are always a bonus, it's clean, painted, and livable, it has running water with no leaks, heat and air and fans and there are no broken windows. And you didn't fix it up for resale. I think it's fine.

    Hi Thank you! Yes it is not perfect, it is not new and not being advertised as new. It is a good home for average price for the area, that has had its functional problems repaired but may not have perfect paint and matching trim. ;) thank you for having common sense ;-)

    I don't know if you have did this already but make sure you insulate all those water lines very well. The pipes in mobile homes are notorious for freezing and bursting in the winter. I have had this happen to us in the past and it can make a huge mess. Just and FYI.

    The damn commode should have been in that little recessed area near the sink, that way there would be complete open access to the tub/shower. That thing is configured assbackwards.

    Wow that’s a lot for the renter to come up with for a trailer. I think you did a great job on the renovation. Except the counter top. Rent at 650 and they have plywood as a counter top? Not nice. And the 2 cabinets facing the kitchen should have been white like the kitchen. The 2 facing the living room is ok with the stain. Great job on the bedroom floor and the bathroom.

    Honestly, I have seen much worse but 550 or 600 would be the rental price id put on it. Also, they actually did fix the house not just put bandaids on stuff. I liked that counter top and the paint job wasn't bad either. They also fixed the leaks. I lived in almost the exact same trailer once and let me tell you those renters did not fix a damn thing! The stove turned on by itself to the highest setting and wouldn't turn off! Had to cut the power to the whole home. Then there was black mold in the bathroom behind the wall around the shower head. There where huge holes in the floors that were hidden until after we moved in. It was infested with roaches and huge field mice! Talk about horrible living conditions and just to top it all off it turned out to not even be their's but one of their relatives. Let's just say it was a huge mess on so many levels! Lol

    this is for the people that are complaining its not that easy or cheep to remodel a trailer trust me i should know i bought a trailer to remodel and it got pricey to fix it up theses people i think did a good job heck i wish i still had my trailer and they lived near me id have them remodel my trailer

    it's sad the comments on this video because alot of people live in trailers like this. people need to realize not every family can afford a huge luxurious home I live in a single wide and I love it it's perfect for our family I posted a video of mine because I know others live in them as well but you barely see videos of them probably because the hateful comments they might receive . You did a great job not sure If I missed it in the video but what would you say was total cost to do repairs ? And what would a place like this rent for in this area ?

    Why not make all the cabiners white? The brown one stick iut like a sore thumb. I noticed under the sink it had a leak at one point why not paint it or cover it with a thin piece of painted plywood. Match all the flooring.

    I agree. Why sand it end poly when all white is fresh and modern. In fact, fresh white throughout is preferred to the dingy ochre color. Ditto range hood. I would definitely have decks front and back in such a beautiful setting. Overall looks good.

    Wow....how come you would be rude about the cabinets? With all the nice touches, you pick out something that is really a non-issue. If you notice, the cabinet doors you are referring to are not actually cabinet doors. They are wood. Not MDF. Kitchen cabinets are different material. That trailer is probably 40 yrs old. Looks great for a rental and the owner will make a great income over the years. You figure he spent less that $8000 TOTAL. Like he said... “pure profit” after the first year. Be positive people.

    In sc you have to have both porches to get your power on . I think at least 4 by 4 with steps and rails . Finish trim on all cabinets add back porch and steps . Good job will be a nice rental !

    I liked the kitchen. Nice sink. His wife did a nice job on it. Some people like wood counters, but formica is def. more sanitary for renters, esp!.

    I'm with you..take another 10 mins and fix it right. If you as the landlord don't give a crap, neither will the renter. I'd use thirst front steps n port then on the back (safety). Put an 8 x 8 deck on the front. In TX Gulf Coast, you could easily get $900 for that.

    To be honest for $650.00 dollars a month for a 1970’s Mobile home is outrageous. The finishes could’ve been a lot better. No central Air, old appliances and it have panels on the wall instead of drywall. I’m just so confused.🤷🏾‍♂️

    It is going rate for area. Mobile homes don’t have drywall, the flexibility of walls would lead to cracking and deterioration.

    I like what you did.. like the wife idea for the cabinet doors... next time have an idea you could do for the counters.. a youtuber cover hers by sanding and using some enamel paints and covering it with polyurethane check out that video... anyways looks like your doing great

    You might want to exchange the conventional water heater when it dies) with an on demand in-line water heater. Reduces space and saves electricity. Makes an attractive feature for renters.

    It looks good. I hope you have good luck renting it. My husband and I rented out ours but Lord the renters. Not again we are going to patch it up and redo the floor covering and try to sale it. Renters don't care it's not theirs so they don't care. Good luck.

    debbie allen Somewhat unfair. Just need to have people that care/ones with good rental history to back it up. The last landlord I had was VERY sad to see me go. I was there about 6 years. Big 3 bed house and it was beautiful and in a good part of town. I really loved it but graduated and wanted something of my own. Great guy though.

    When replacing spongy old floors with OSB, it helps to paint the floor with a semi gloss paint to make it somewhat "water proof" when considering future leaky faucets and toilets. You may never have to replace the sub floor again.

    You can't water proof it. Even if you paint OSB or plywood with a armor seal. If water sits on floor for even short period the wood will still bend, bow, and mold, weaken. I have had this happen more times than I care to count. It will slow the time it takes to ruin but if water leaks for months usually there's damages that has to be fixed. I usually put oil seal on flooring and use linoleum but often times I still run into renters that won't tell you when something needs fixed. A lot of good people out there and yes keep place clean but not good at thinking with common sense and you find its been leaking for 5 months...

    I had to stop when you showed the front porch sitting cement blocks on their side and deck railing sectioned, 2x4s are cheap. now i'll watch the rest of this most liekly shoddy job.

    The entry doors could have been replaced. The paint job is so-so, a lot of sloppy edging. Windows need replacing and trim. Exterior needs paint. Needs new entry steps and exit steps. Kitchen is "ok". Not a lot of storage. Nice attempt for a quick buck.

    Have all you people making negative replies ever had rental property. We rented ours 3 times and each time it was a mess when the renters left. The last 2 times, when each renter moved out it cost more to renovate than its actually worth. We don’t rent it anymore.

    rocky mountain lass depends on the type of rentals you own I have owned mobile homes rentals for over 20 years and 90% of them get trashed even by people with decent credit and and decent jobs. It's just the type of people that rent mobile homes. They all smoke they all have dogs and other pets even if they're not supposed to. They never pay their rent on time even if they have the money.
