HI MIke. Just closed my first deal which origniated from a KZread video. I got 3 referrals from this client and one of these referrals is currently under contract. I've been watching your videos for well over a year but only took your advice to be on camera last Fall. I had a lot of concerns about my appearance and accent. Interestingly 100% of the people who've reached out to be so far have a non US accent. #1 source of leads is the community tours. I talk alot about schools and activities and break down the finances. I'm a parent and dog owner and I seem to attract other parents and dog owners. I just tried an "Avoid this City" video and that's really taking off, getting a lot of engagement from that one. To anyone listening, everything Mike says is true. It works, but it is a long game. Thank you Mike for these great videos. Wish I had taken the advice sooner.

What’s the difference between a community tour and city tour?

A city tour would highlight the main points (like the pros and cons) of the city as a whole. The community tours would highlight each individual community/neighborhood within the city.

Surprised property yours isn’t on this list. I’ve seen quite a few agents who sell 100+ homes a year doing just that.

Property tours are good, however, I too know many agents doing well with property tours (there aren't actually that many that do 100+ / year just from home tours) but the thing with home tours is if you are solely relying on them... they HAVE to keep doing them. So yes, they are great, but they do require ongoing work to stay relevant for years to come. I highly support and encourage property tours, though!

Without a KZread channel getting enough views and subscribers then you will not make anything. It can take 3 years to get to that point. So this video is not correct !

Thats a complete lie. There is an agent in my group with 180 subscribers that close 6-figures last month. If you don't get clients, it's because you're not trying hard enough, it's not because of the views or the subscribers.
