    Even in tier II & III cities, a decent 2 bedroom apartment will cost 30L plus. In metros, that too in the suburbs, it will be anywhere above 50L. A person with a decent income (say Rs.40,000/-) will not be able to own a house in a lifetime.

    very nicely explained and good research sir. sir what i observed that during 2003-2013 who has black money, mostly they bought multiple assets, they bought that assets more then the actual price. this is the one of the reason why real estate prices will go up and its growth rate is around 30-40%. This drastic change in prices impacted a middle class peoples. now the scenario has changed after demonetisation there is no black money in the market. secondly government of India has changed some rules during house/property registration. and now govt introduce house for all scheme. i really appreciate govt of India to take this brave steps to protect middle class peoples.

    Well I've also heard the same thing.. Real estate is getting cold these days after demonetization... I've got 1-2 friends who used to do this property business but now they say the rates aren't increasing... At first I thought they may be lying but after seeing your comment I think there may be some truth...

    You said it right that black money was majorly invested in real estate sector. But "demonetisation" was the biggest failure of this government, which did not affect neither on Black money nor on terrorism nothing. In fact it has adversely affected our GDP.

    @@rohitk9859 Brother My comment was just against demonetization. Which was a big blunder and its a known fact. And who says all Muslims are against BJP. MY UNCLE is in bjp. In fact he is minority president of Raigad district. My friend's wife (Muslim) is corporator of our area, she is in BJP Chosen by us. Please don't generalise things. And by the grace of Almighty we have our own identity. But we are not 'andbhakt'.

    U are right it is getting very hard now as the new economy sets in we are unable to fulfill our basic needs which would not have been the case in the past decade. The governments should think about this as going on forward this is only going to get harder... The average income of an Indian guy is still under 30-35k in the most extreme cases. And for the people who have already worked for more than a decade, it is not increasing above 50k. The prices of products are constantly increasing but without a sizable salary increment, no one is going to be able to contribute to this new and growing economy and I don't know why but I can see a deflation in the Indian economy in the next decade to come.

Reality is government is getting 100% tax collection which is why you are getting the graph of 8+%growth!!!     @samester123 learn to differentiate between assets and liabilities. Assets are those which puts money in your pocket. Example :- business, rental properties, shares ... anything which increase its value over the course of time. Liabilities are just opposite of assets, which means those things which takes money out of your pocket. Example:- your house, you car, your expensive mobile phone, anything that decreases its value. Lots of people think they are are buying assets but infact they are buying liabilities. Author says one should always buy assets first and then buy luxury liabilities from the cash flow from that assets

    Rule of thumb is you should never buy property which is more than 100 times your current monthly family income. Before buying a home, we should have 50 percent in any liquid asset . Loan amount should not exceed 50 percent of cost of new property.

    My family principles. Never buy a house greater than (36 * monthly salary). Eg :- Salary : 1L (House price + Brokerage + Registration + Other expenses) Should be not more than 36L.

    Roads and connectivity is increasing rapidly , metro rail highways etc, so new areas of land is coming under development is also the reason why the prices of real estate is not increasing for example people who preferred living in Delhi's posh areas are migrating to Gurugram because it is better connected to Delhi now

    Sir I am currently staying in Government allotted accommodation in Pune. Considering the huge rate of property in my area I don't have any option but to buy a house in the outskirts. Will it be a good idea to do this as the conveyance cost and EMI will become a huge burden for me .

    Liquidity in the market is not present after demonitisation,gst and rera even after govt reducing interest rates for small home buyers. Also supply is more ,government has to drive this field by welcoming foreign investors. It could be it companies ,service or production companies. It's not the income because in 2003 only husband used to work but in 2018 both work. India is the hot cake for foreign investors at present because now indian cities can run on internet.

    return is a function of cost price. so if cost price is too high than return will be lower the same things is happening with real estate but I think consolidation is over. market will again pick up in next 1-2 years as inflation increases due to crude prices will increase rent then again real estate prices.

    I couldnt buy a flat in NCR region in 2012-13 when my salary was around 30k without my family contributing heavily. prices of a standard 2bhk were 40-60L in noida, delhi and gurgaon were even more expensive

    Nice video I now understand why my house which I bought at 22lk in 2011 still is same value in 2019... My question is should I wait till 2022 then sell it may be at 35-40lk what are your views, will it appreciate that much...... Great stuff plz make more videos on real estate as an investment option, as there are very less channels giving good advice...

    There were news that KBC ( Nasik based Chavhan) in MS had collected money by fooling people such other many incidents happen in that period thereby too much money in few hands. These people invested in Real Estate thereby increasing abnormal prices. Govt. Changed & they tried to stop such mishaps. Now market is running by Economic principle. And as you explained that principle working.

    This feature is by KZread and there is currently only Debit and Credit Card Payment modes available. You may try using any other Debit/Credit Card. There is some problem specially with SBI cards....

    Aptly explained to audience, real estate needs to go thorough price correction as well apart from the time correction as there aren't many new quality jobs being created at this stage.. Need to see after 4-5 years

    Biggest effect has been law of ReRa where builder has to pay most of the cost before he can bring the property to market. With builders out the money went away and localities offered are down so market is down.

    Sir outer delhi me 2013 me 35 to 45 thousand per yard price tha lekin ab 18 to 25 thousand per yard h price . Bhot se dealers ne suicide kar liya last 3 to 4 years me.

    Nice video. If someone has a 1cr property that is giving 20k/month rent. So is it a good idea to take personal loan against property as collateral (8.5% pa interest rate) and invest in diversified funds (debt, equity, gold MF) to get 11-16% pa gains? Its risky, but if someone has savings to keep paying off loan debt in case of market crash, is it worth it? Real estate is stuck now, for a few years to come demand will not catch up at these prices. Its a loss making asset.
