    15 ஆண்டுகளுக்கு முன் வாடகைக்கு வீடு கட்டுவது லாபகரமாக இருந்தது.அப்போது நிலம், மணல், சிமென்ட், கூலி செலவு குறைவாக இருந்தது. ஆனால் தற்போது அனைத்தும் தலைகீழாக உள்ளது. அதனால் வாடகைக்கு வீடு கட்டுவது லாபகரமாக இல்லை.

    No Offense, But I do not agree with your numbers, Today construction cost is 30L and in next 10 years it will be 45L is your take which is wrong. At 8% inflation in construction cost 30L will be around 65L after 10 years. I agree that investment decision which you suggested is right, but when quoting numbers don't use random estimates. Try to use a calculators available in google so that your estimate will be 100% right.

    Let's agree to disagree on the inflation rates. For construction field it's less than 8% for sure. I've kept the inflation rate at 5%.

    @@SmartAndFoolish considering macro economic factors 5% inflation rate is very low with rupee depreciation and other factors. But again it's my view point you are very well allowed to disagree with it ☺️

    Very wrong advice, if the person has land and has 13 lakh CTC he should go for housing loan. Consider the avg rent in Trichy to be 8000 for a 2bhk he pays 96000 for rent If he takes 30 lakhs loan the EMl will be around 33000 which comes to around 400000. So the first year he moves to his own house he can use the rent equivalent to pay 25% of his EMI Now consider the tax savings under sec 24 which allows 2 lakh to be deducted for interest payment. So his taxable income comes to 11lakh. Then the principal payment for the housing loan 1.5 lakh can be deducted under section 80c so his taxable income will come down to 9.5 lakh Add in the 50000 standard deduction, now his taxable income will be 9lakh And if the housing loan is under 35 lakhs he can claim an additional deduction on interest payment of 50000 under section 80EE So his taxable income comes to 8.5 lakh This is the financial side of the benefits, and if the person is residing in a rental property, they should focus on acquiring their own house as it will eliminate most of the stress with residing in a rental property

    @Sam u r right... lands going for 300rs/sq ft 5 years ago goes for 4000rs/sqft today.... depositing in bank fd is utter waste today ... banks barely give 6% interest rates while 2022 inflation rate is 7.4%.... If u think you cant invest 30 lakhs today for ur house then u cannot build even half the size house with ur 1.6cr money 10 years later like he describes in this video...

    Land rate is raising so fast... What about part payment and close the loan sooner... Take loan and close asap while you are young .... After 10 years you won't be able to buy land at the same area...

    Bro, assuming a 15% return p.a. is too optimistic. There will always be some market correction which will wipe out the corpus growth to some extent.

    I feel one own home should be there for a family, it could be in city or village. Something's we should not calculate too much. I agree that 10L person should not plan for 3 Cr home.

    Don't get into loans in 30s and 40s life will be happy there after assuming you saved and invested your earnings with the power of compounding. For tax breaks best option is PPF , next NPS, third ELSS. Increase sources of incomes. If real estate as an investment buy apartments already built in cities with returns in rent close to emi so it will pay off the emi and put surplus in your hand

    TCS 5 வருட அனுபவம் கொண்டவர், infosys ஜாயின் செய்து இருக்கிறார் 12LPA சம்பளம், அதே போல 5 LPA விப்ரோவில் வாங்கியவர் TCS சேர்ந்து 8.5 LPA வாங்குகிறார். இப்போ மார்க்கெட் உயர்ந்து இருக்கிறது.

    As per my real time experience he was told the truth because once he reach around 50L he can feel financially free.. Also If we have some huge amount of money then tons of ides we can plan.. Making money, wealth or building house is easy only if have some huge amount of money..

    I took a loan of 16 lakhs in 2012 for a flat of 800 sq ft .The total cost was 25 lakhs. I completed the loan in 2020. I m getting rent out of the flat. Constructing house is not easy today.Buying a flat is the only option. If u have own land building is good option ,if not buy a flat

    Totally wrong calculation. You are telling that the cost of construction for the house is 30 lakhs at present and after 10 years it will be 45 lakhs. If you apply 8% compounded inflation, it will come around 70 lakhs. That's minimum 70 lakhs. That too while sale price inflation only. Retail inflation will be higher than this.

    2009 la 12 lakhs la house 🏠 vachom.. But we are not happy in that house... So we moved to govt quarterers... From That house we are getting 10000 rent... We have another land ,to construct another house, we need minimum 35 lakhs.... 😞 at present.... Own house irukku nu oru relief avlo thaan...

    What if - the house prices start crashing? - Gold loses its value? - you lose your job? - there's a natural calamity? - Countries get into world war? - Inflation is out of control? All these are just assumptions. We can't give a definitive answer. Even if something worst happens, we can't help it (just like Covid times - the world went into a lockdown) Always hope for the best and be prepared for the worst :)
