    That's a truth that cannot be ignored. With that said, people have to crawl before they can walk. So he may have a point about staying away from single or double-house dwelling, but investing in a four unit income residence may not be such a bad idea - especially if that's all you can afford. Having at least two tenants is income.

    Watch the Live Training Session he did with his sales team. All of it. He started from nothing, and tells you how he got to that 800k. Its about setting goals and making sacrifices, being smart with your money to be able to turn it into an investment.

    You always talk about your dad when you were a small kid and how you heard him talking about real estate. And then your experience with your mom having to sell your home after your father has passed. These are really strong memories you have that shaped you as individual and your whole life.     New Student here. Have been soaking up your knowledge ENDLESSLY for the past week. I am 46 and feel like so much time has been wasted CHASING the newest shiny object. I now pay myself first then the IRS and live off of the rest, not much but its doable for now. I come from a family that has never owned anything and youve changed my way of thinking.     Grant, what would you do if you only had $20,000 saved? I've been saving for a couple of years and was really hoping to get into a duplex/quadplex with an fha loan, but you say no to that.. 800k seems impossible to save.. any advice is appreciated!

    1 2 the fundamental truth is that what you’re doing now won’t get you there . If you have been saving for say 2 years for 20,000 then it will take you 40 years to save 800,000! You need to find skills that you want to master and so you can start controlling your income . Then put it into intermediary investments like stocks and bonds so you can hit your savings target quicker . If you need to be free , you will be .

    "Don't buy single family homes." I say buy many single family homes, and pay attention to the break-even ratio to determine how many vacancies you can tolerate before negative cash flow. Your portfolio of single family homes are easier to finance, easier to acquire and dispose, and can be professionally managed. Just view your portfolio as a horizontal apartment building.

    UltimateBargains I see that you need more knowledge and here it is: It is easier to buy non-recourse ($2 million + commercial real estate) than single family houses/residential real estate because your personal credit/income is not looked at. Lenders look at the real estate, the cash flow, the vacancy rate, etc. Buy non-recourse property all day long, multiple times a year. Hire an experienced property management firm, never get a phone call from a tenant, get your cash flow checks each and every month, and enjoy your great life!!

    I don’t ever remember him selling homes. His first investment was a home and he barley broke even then he sold his Cali home. Only two homes he has ever sold lol Grant was never a realtor

    alfonz arilla You can also buy single family with non-recourse financing, put in a tenant, and hire a property manager. Repeat the process until your passive income meets your goal.

    I loved it. I plan on watching all your videos, I'm in the process of getting my real estate license and do truck driving so I can learn the real estate part while having the money to invest, to be able to have cashflow. Most my family knows the sales game, my mother knows real estate and sales we both watch these videos. I'm 24 years old and want to be YOU in 20-30 years or less.

    Love this stuff Grant! Just started a business in as a produce broker, honestly feel like now wasn’t the time but I am determined to make it work. Besides that, my most recent personal goal is to get to the point of making an investment into some properties. I had stuck in my mind duplex, triplex or more. Never thought as far as 16-32 units, but this video gave me new perspective on what I really want/need.     They aren’t enough units to cash flow enough to hire a manager , they don’t produce enough if 1-2 move out you are in trouble.

    I can't stop watching your videos! Wish I had known this before opening a second business that LOST over $60,000 last year. IF ONLY I had put that in real estate. Also I would not have bought two single family homes and had terrible renters in one and sold them and was happy to break even a few years ago. I will be looking at apartment buildings FROM NOW ON

    You say Don't Build Buy. I was Thinking of Building some apartments maybe start with 16 units. Since I have a Construction Business I would think I have an Advantage to keeping costs down. Also was thinking of Partnering With Sub Contractors Electical/Plumbing to keep building costs low. At least for my first apartments. Does this sound like a good plan?

    I am not Grant, but I do want to give you some advice. I am currently 20 years old and at 16 I will be honest I was a moron. I never partied, did drugs, or drink but I was a moron in the sense that I had no motivation, drive, or any knowledge of the real world. You seem to be past that point so my best advice to you is to keep that ambition, drive, and willingness to learn from people like Grant. You can still do great in school, go to college, get a good job, etc. but focus on the long term. Live below your means and do not spend foolishly on things you do not need such as the newest cell phone, clothing, or cars. Build up that cash to be able to invest it wisely in the future to produce more cash.

    Frank you are 100% correct I just turned 18 and I’m saving up for my first property by the age of 19, I’m probably going to have to start out with a single family home and rent it out because I don’t have 800k lying around.. I drive a cheap car, I make 20k a year but I live like I make 10K I save a lot my goal is to reach financial freedom by age 29

    yes but after college you will be able to work.Keep you're credit great.an if u don't have the start up money.get a loan.etc.at the lowest interest rates u can find.The loan money pay back time.will be most likely very short period.if that's how my u want it.If u really want anything put all u got into it.you will be fine..Im51yrs old.I can say that.have to know all info up.s down.s what will my quarterly bills be maint.up in general.After that you will know the profits eack quarter.not each year.is what Mr Cardone said.Not my business but If u can pass a Real Estate class.an u really want to do that.If u really want to be a realtor sell properties.learn to be a seller.Can be self tought without college edu.but u have to know what u want to do in life an stay by it.Thats where I failed.jumping job.to job.didnt pan out.but college is great don't get me wrong.youre parents would hate me to say different.so.All I was getting at is I wouldn't recommend college if not needed to make you're goal.self taught can be very effective.
