Total waste of time, throughout the interview there is nothing extraordinary one get to know about real estate. Fact is the real estate industry is going through worst period because of economic conditions, job lose and global geo political situation. Funny part was when he answered over pricing of Mumbais property with Titwala... People who are familiar with Mumbais geography knows he spoke a plain lie like a true bhakt. The reason they're just doing such kind of interview is people have really understood the fact that it doesn't make any sense to buy a match box size flat by taking exorbitant amount and more than half of the built unit in the metropolis are unsold.

Tbh that's what you are suppose to make in Mumbai in a slum. Even a Chawl guy on rental, hehas to make 40k plus. For 25k earning mumbai is not the place

I moved from Tampa to Santa Clara a few months ago and I’m thinking of purchasing a single family home there, but with real estate prices currently through the roof, is it still a good idea to buy a home or should I invest in stocks for now and just wait for a housing market correction? Looks like NVDA, TSM and AMD and AVGO are strong buys this week.

it’s a personal decision, but according to Forbes, housing activities will remain stagnant for the most part of the year, so maybe hold off a little.

well you could put a downpayment on a home and as well diversify as much as you can into Ai, energy and big pharm. stocks like Pfizer and JnJ, ASML, MLM and S&P 500 ETFs. I’d suggest you go with a managed portfolio, but even those don’t perform so well, so it’s best you reach out to a proper fiduciary to guide you, that’s what works for my spouse and I making a whooping $738k in Q4 last year

There are many advisors to choose from. But I work with 'Leah Foster Alderman' and we've been working together for years and she's fantastic. You could check her if she meets your requirements. Just research the name. You’d find necessary details to work with

Thanks for the podcast. It was quite helpful. One suggestion...whenever the guest suggests some website or any entity, please give an image of their logo containing their name. That helps the audience know for sure what the guest is talking about. For example, I got to know that he was talking about Index Tap only after some research. It was not clear to me by just listening to him. Hope it will help.

There was alot of Govt Department who make builder to follow rules and delivery on time BUT do they really work or its just 1 more dep to Settle by builder, Still We waiting for Rera Builder Project to deliver from so many years in Mumbai?

Banks never discloses, how much loans are disbursed and to whom etc. They are not supposed to disclose such details of other customers. Taking a loan does not mean that the Bank has done any due diligence of the builder or project. They will legally come after the home buyer if you don’t pay your EMI. Watch YT videos of Krishnaraj Rao to understand the tricks played by the builders, brokers and banks.

Mumbai population is already exceeded. Road and water and sanitation all are over burnden. It is about to collapse. Already people in Mumbai leaving mumbai and shifting to 2 tier cities. Only kept their house as invesment. Gujarati and Jain already sitting in prime sation near big properties. And not selling their house. They will cry after holdung most of real estate. ReRA is just paper work. No accountability and fine for realator and builder.

2.5 lakh ka subsidy goes to builder wo pehle se cut hoke aata hai and validation process hi something had is done on builder connection aur jese isne bola ki husband ne liye toh wife ko nhi milega galat hai ye aap log ek self funding karke wife single dikha ke validation ka process kar sakte ho
