In my state, the appraised value of a home includes the 6% broker fee. So yes, home values will decrease.

Good point, but won't the 3% selling agent fee remain in the appraisal? And, here, it's mostly common for the appraised value to hit the value some buyer has agreed to pay for the home, a value that always includes the seller agent's fee and will likely still include the buyer's agent fee - one way or another. It'll be the wild west out there. :) Thank you for your comment!
