And their goes your Homestead exemption and paying higher taxes on your property if you Register your home as an "accessory dwelling unit" ... I seriously doubt the County cares about homelessness its more about the county losing tax money on Homesteaded properties that are being utilized as income or investment property which makes you ultimately lose your Homestead and be taxed in an much more higher tax bracket! Realtor here 👋 let me know how that works out!! I warned you ⚠️

Who will enforce that these "dwellings" are up to code...most of these spaces violate code already...a garage? Really? They are not liveable under proper building codes currently.

This is a good idea. We also need to change our zoning laws. We are running out of land, and so much of Miami Dade County is under-developed while other areas are overdeloped (such as Brickell). We've got loosen some of these zoning restrictions to allow for smaller-scale developers to build more mixed-use duplexes, triplexes or quadriplexes.

idc if they do it but it has to be in this fashion. The Garage door must be preserved. Any Build out must build 2.5 Feet behind the Garage door and enclosed by concrete wall structure. The Garage door must remain functionally. No Windows, Windows allowed only on the side. This is going into effect Today I dont care if they were grandfatherered in they must put the garage door back and remove the install windows facing the front. if the home was built with a garage it's going to always have to have a garage no matter what so it doesn't matter if it was built 10 years ago 20 years ago they have to put the garage door back and it must be functional and it must be in this Manner. They Mayors better follow suit because they not have another day to live.

This is some bull to give some homeowners reason to have efficiency it's not anything to do with elderly if that was the case why are they building all these elderly apartment complexes and assisted living homes

No. They cannot claim the full homestead exemption if they are renting out the parts of the home. Start doing the job of addressing unpaid taxes and lower the cost of things. Giving them the right to rent their garages will only add to the abuse by have 1000.00 garage rooms for people to pay to live in. Outrageous.

my advice to garage /efficiency no cooking allowed only with microwave or you will all be homeless. The problem is the kind of renters that will stoop to this level of living are usually not the brightest bulbs in the box and where do they poop? and shower? Ok great now my water sewage and garbage bills go up to support this kind of rental property. Hmm does homeowner too still get to retain there homestead exemptions while renting out there garage??

Nope. This is the loophole. When you start renting on your property, your property is now considered commercial.

Bruh let people do what they want, you guys don’t have any right to tell people if they can build a rental. Stay your Karen self to your lil property. If you have a problem, buy the property. This is just to keep housing high, no other reason.
