Living part time in lww i like that we have water and fire hydrants from NIDS and sewer systems. No well or septic to worry about. Fire hydrants are great to have at your curb in a high fire area. Also lots of fitness classes/clubs/activities to participate in if you like. Great internet service is also a big plus xfinity or att. Just a short 15 min drive to Grass Valley for shopping and great restaurants.

Hi Edward! I agree, those are all great PROS of living in Lake Wildwood. I love hearing direct feedback from residents. At the time of filming this video which was 8 months ago I wasn't aware of all the social activities in LWW. It is amazing how many events (fitness, music, food, golf....) they have in LWW. Thank you so much for your input!!! How long have you lived in LWW? It is a great place to have a second home as well as a primary home. I have clients interested in both.

Do they allow hunting in the area for wildlife conservation? HOA fee is high, but makes sense with the manned guard gates, and well maintained roads. Is the lake level affected by the drought in CA? On a personal note, I'm glad your channel popped up on my feed. I am enjoying the information given.

Hi Nevada Jack! Lake Wildwood does not allow hunting (even though there are lots of deer and turkeys😆). The deer and turkeys are just part of the beautiful landscape in Lake Wildwood. Another part of the HOA fee is access to the lake, golf course and clubhouse restaurant. As far as I know, the lake has never been affected by a drought in CA.... So glad you enjoy my videos!!!

I've lived in LWW since 1997. FYI in every survey of the residents the #1 amenity, rated by the residents, is the 24/7 security with patrol. I don't see that as a pro or con. Bacteria are found in every lake and the amounts/concentration is dependent on outside environmental conditions. LWW has been testing the lake regularly since the 90's. You must of never lived anywhere where it gets truly hot. "Over the course of the year, the temperature typically varies from 39°F to 91°F and is rarely below 33°F or above 99°F." from Weatherspark. You failed to mention that there are over 40 clubs within LWW, so there is something for everyone. It's true HOA's are not for everyone, so that must be a consideration. Hi there! Thank you for your feedback! This pros and cons video of Lake Wildwood was only the second video I ever made on KZread and that was a year ago. Since then I have made and published videos regularly and have learned so much about filming and am just more comfortable on camera as well. It is my plan in the January 2024 to create all new pros and cons videos for Lake Wildwood, Grass Valley and Nevada City with more detailed information like you mentioned. Thanks again!!!

Do the HOA's allow for RV parking at your residence? Or, is there a RV storage facility for home owners?

Hi there! You can park your RV at your residence IF you have an RV structure that essentially hides the RV. Some homes have room for that and some don't. It all depends on the individual property and how it's configured. If you don't have an RV structure you can park it at the LWW campground which is not actually inside the gates of LWW but close by outside the gates. I can't remember the cost for that but I will call tomorrow when the office is open and get back to you on this thread! Of course don't hesitate to call me if you want to talk further🙂.

What is the price range on houses there? I saw a beautiful 3 bed 3 bath for $399,000 that I thought was a great buy. And did you say you thought the HOA was $2000, annually? Thanks in advance..

Hi! Yes, there is a beautiful 3 bedroom/3 bath on Jayhawk Ct. for $399k. Currently there are 22 homes on the market in LWW ranging from $325-$898k. The $898 one is on the golf course. Come spring and summer I'm going to guess some lakefronts will come on market and those will most likely be 1M and up. For 2022 the HOA was $2,800. I'll have to check and see if it has changed for 2023 and get back to you!

@@livinginnevadacountyca Thanks for the info, I was pretty interested in the area but the no dogs in the parks and beaches is kind of a deal killer for me. I am interested in Nevada county though, something 400k or below...depending on what I can sell my place in So Cal for. Timing is also up in the air, no sooner than 6 months.

@@vertstang123 Yes, I fully understand about the dogs. Have you heard of Lake of the Pines? It is a gated community very similar to Lake Wildwood with a golf course, beautiful lake, restaurant, parks, sports etc.. BUT they are more dog friendly. I know they let dogs at the parks. Hello, as of December, 2023, I am seeing HOA fees of $283 monthly per home. Is there also an additional annual assessment for use of the lakes, parks, clubhouse, gym, and restaurant? I don't golf and do not want a golf membership. Thank you. A prospective home buyer.

Hi there! LWW just voted in an additional 1x fee for new home owners that is around $1,500. This just happened so I will have to confirm that amount. There are no additional fees that are mandatory. There is a cost to golf (although very reasonable I'm told by my golfing clients). There is no fee to use the lake or parks. The restaurant just charges for the food as a regular restaurant does. If you'd like to set up a phone apt I can answer any other questions you may have and if you'd like I can give you a tour of LWW! It is gated so you can't get in to see it unless I take you or you know someone who lives in there. I hope this helps!!!😃

I lived in LWW for 35 years from the beginning. I saw all the bad coming and prepared my family to leave 10 years ago. I now live in Texas far away from the Bay Area morons.

@@dougcole1446 I am so happy you found a place you love. Believe it or not, I have clients moving to Nevada County from Texas! The texans I know are very polite and charming and love how friendly this county is. And ALL my clients from the Bay Area are sweet and lovely and I am grateful to know them. Lake Wildwood is not for everyone. I have clients that want to buy in Nevada County anywhere but Lake Wildwood. And I have clients that Lake Wildwood is the ONLY place they want to buy a home. Again, I am very happy you followed your instinct and made a move to a place that is a better fit for you. I wish you all the best.

Lake Wildwood is not for everyone, but for those who want a gated community with a vacation-where-you-live lifestyle (golf, lake, clubhouse restaurant, beautiful grounds, social activities...) it is an absolutely wonderful place to call home or have a vacation home. But I'm not here to convince you of this. I am here to help educate people who are interested in Lake Wildwood and want to know more about it.
